This luxurious 875 sq.ft. condo FRONTS directly on Victoria's downtown harbour with NO ROAD OR TRAFFIC running by out front, in a seven story residential building, offering both scenic peacefulness and convenient access. (Beware of SIDE condos here where many are quite small 550 sq.ft. studios and are easily disturbed by downtown late night restaurants or early morning garbage pick up, new construction and rush hour traffic.) All studios' living space is in one room w/o walls and door separation to the bedroom. And most are not air conditioned for summer's warmth.

A short walk will bring you to all major downtown attractions, including the Empress Hotel and Convention Center, the Parliament Buildings, the Museum, and some of Victoria’s finest restaurants. Nearby are many boutiques, theatres and shopping opportunities.

Why not have breakfast on the balcony while watching up close seals frolic and kayakers paddle past? On a cool evening, perhaps you would enjoy curling up by the living room fireplace with one of the books or DVDs provided, as the harbour lights twinkle on.

Wake refreshed from the comfort of the sumptuous KING SIZE pillow-top bed surrounded by carefully selected linens and furnishings. Enjoy a romantic second fireplace, in the bedroom, and view rowers and harbour traffic right from the bed. A comfortable Queen-size pull-out sofa bed is available in the living room.

Ours is a full King bedroom with ample square footage, and privacy to live comfortably, allowing someone to watch TV while another sleeps or reads elsewhere undisturbed.

Savour meals prepared in the fully equipped kitchen, and elegantly served at the mahogany inlaid dining table. All types of cooking essentials are provided.

This condo also offers AIR CONDITIONING to ensure no summer days are uncomfortable, and reduced glare window tinting to maximize your comfort in the increased temperatures a few days of these last few summers. The four piece bath includes a deep soaker tub, shower, hair dryer, and two robes for your relaxation.

Charming water taxis zip regularly May to October into the wharf below and will transport you, inexpensively, to Victoria's many attractions. Should you wish, whale watching and kayaking excursions are just a few steps away. Perhaps you would choose instead one of the many golf courses, or miles of waterside bike paths. Bike rentals are next door. Hiking beauty, deep sea fishing, vineyard and fine food explorations all abound.

We will happily pick you up at the airport or ferries for a reasonable charge if pre arranged well in advance and tour the scenic backroads to a country market, and some liquid comfort perhaps, and assist you at the condo on arrival.

Sunset is a lovely time to enjoy a glass of wine on the rooftop patio, overlooking the boats and seaplanes, while dinner sizzles on the patio rooftop gas BBQ, or on your private, west, sunset facing balcony contemplating the water activity below.

The Mermaid Suite, perched over the harbour, is a haven of scenic luxury, with waterFRONT views and delightful walking access to downtown amenities, yet removed from the downtown bustle .

The condo is 5 minutes walking distance from the Seaplane Terminal to Vancouver, 15 minutes from the Seattle Ferry port, 35 minutes driving from the Victoria Airport, and 40 minutes from the British Columbia Ferry Terminal at Swartz Bay. Why Colleen and Don chose Downtown

The abundance of variety in scenery, and activities, both recreational, and cultural, really impressed us in Victoria. Biking, whale watching, garden touring, museums, wineries, theatres, the symphony- all in a Pacific island community with Canada's most moderate climate. The ease of manoeuvring around a small town without freeways, and the friendliness of a seaside community that has the charm of the little harbour ferries, all conjures up a peaceful haven separate from the frenzied real world.

What makes this condo unique

Here you really can have the beauty of Victoria nestled at the water's edge without any of the usual downtown intrusions such as noise, congestion, smog, but still have immediate walking access to shops, and restaurants once you leave the condo. How nice to move about on foot, or on a bike to take in the fresh sea air rather than have to fight for a parking spot every time you venture out. Plus the changing panorama on the waterway just off the balcony will encourage you to slow down, and enjoy the captivating scenery and sunsets.

We LOVED LOVED LOVED Victoria and our amazing accommodations! It has been 17 years since we have been there and it was like seeing it all new

again....hmmm, must be our age..



Francis was wonderful - picked us up at the airport, gave us the option of

the scenic road into Victoria which was beautiful, and showed us around the

suite, the parking and the building. We were able to come in to the condo so

early because they had just finished cleaning from the previous renters.



You have a beautiful property there, and so very convenient to everything.

We love walking and in fact did not even rent a car until our last evening so

we could go to the gardens, etc. on the way to the airport the next day. We

walked to Craigdarragh, walked to Fishermans Wharf, Westbay Marina, the

beach, and everything was breathtaking. The weather was quite cool but that did not matter at all. We spent one cooler windy day at the museum and took in 3 Imax shows, and one Saturday was quite rainy so we spent most of the day relaxing in our -home-. I read an entire book from your selection there and Dennis enjoyed channel surfing.....just like at home! And yes, even though it was chilly, we still sat on the balcony with our wine and snacksand took in the amazing view and constant activity on the water!



We did find a favorite place where we felt so at home.....Swans Hotel.

Always entertaining there, and through extensive testing at various

locations Dennis proclaimed their Seafood Chowder as the best in Victoria!

We truly loved all the little brewhouses we checked out as well.



I have already referred you and Francis as well to some people we met there

from Indiana. They go to Victoria about once a year and were this year

staying at Executive House. When we told them how great your place was,

they took down the info so hopefully they will end up there one day.

Mermaid Suite

Wonderful from the first contact with the owners to our last day. The condo is in a perfect location for walking to shops or to the many delightful restaurants and English style pubs.(Two our our favorites were Spinnakers across the water and the Bard and Banker.)

We lacked nothing in the condo, it was clean and very nicely decorated.On arrival Jane was so helpful, she walked us about and explained everything.A very tasty bottle of champagne was a nice treat from Colleen and Don. The water activity was always fun to watch as we sat on the balcony every morning and evening.The water taxis are a great way to get around and it was fun to watch them perform the water ballet.We spent a week and wished we had booked longer. Will definitely pass this on to our friends who are going to Victoria B.C.

We can't wait to go back!

Small cramped condo.

The pictures on the internet are not what you see. Looking out over the harbour, you see an industrial marine salvage yard with derelict, rusting boats, cranes unloading rocks from barges. The TV provided only bare minimum channels of little entertainment value.

The roof top patio is touted as great. If you go up there, you can wipe the bird droppings off the weather beaten wood patio chairs and sit down. When you sit down you will enjoy a fabulous view of the inside of the 4 foot wall that surrounds the small patio..

Neighbours were not friendly. We assume that this is typical city-centre living, but definitely not for country folks like us.

Colleen and Don were very nice and tried to make our stay comfortable. But it just wasn't our life style.

Owner's Response: This guest and his wife in their late seventies were “from a Manitoba farm 30 minutes from the nearest stoplight” he wrote me when he arrived in Victoria, unhappy from the outset. Their 45 minute late meeting with our condo manager at their chosen time. w/o any late update, occurred as he later wrote,“After a rough start in heavy traffic looking for an ordinary family style restaurant for brunch, our day improved. Very nice condo! This same condo he later reviewed here as small and cramped reminding our manager and us multiple times that they lived in a 4300 sq ft house overlooking vast farmland. Our condo is 875 sq ft and the 2nd largest model in this residential building. “Being from farm country, where everyone leaves the keys in their car and their doors unlocked, we find the security systems here to be a strange way to live.” Shouldn’t country folk have sufficient manners to keep or reschedule their selected meeting time if they instead decide to go out for brunch? Everything was disappointing: Butchart Gardens; the orcas seen while whale watching because only their fins were visible not knowing orcas don’t breach; no friendly people anywhere; the security fob used to access areas of the building including the elevator, garage and rooftop deck in spite of clear demonstrations of how to use, frustrated him constantly; the TV remote with written instructions and channel details, he was unable to follow and ranted about the poor programming until my husband spoke with him at length several times to lead him to the hockey or news he wanted that was there all along and which he couldn’t remember in this review as his mistake; “Very disappointed in local restaurants. We are simple farm folks. We like roast beef, chicken, or pork (plain, not messed up by a chef and his special sauce)”; our west facing view of the busy working Victoria's busy harbour on our website, he mistook for a peaceful ocean expanse without the water traffic of tugs and barges. Nothing we tried could turn his attitude around. His final email sums up well the cause of their unhappiness : “Thank you for letting us rent your condo. It definitely wasn't our life style. As I said, we are country people. This was a valuable lesson for us. We vowed that we would never buy a condo, we would never live in an apartment, we will never live in a city. So, I guess it was a worthwhile experience. We have never been so happy to get home to the farm." Colleen

Great location and view

On our first trip with our four month baby and we very much enjoyed Victoria and this condo! Centrally located and upstairs to fishhook (very yummy and good happy hour). Right next to a water taxi pick up location and we enjoyed going down to fishermen’s wharf per Colleens suggestion. The king size bed was comfy for the three of us and the condo is a nice size for our family. Very quiet during the day, you can hear the music from the restaurant next door a little bit at night on a Friday night but it didn’t affect our sleep. We would definitely return if we come back to Victoria! Thank you Colleen for sharing your lovely property with us.

Convenient location

We thoroughly enjoyed our 5 nights in the apartment. It’s very well equipped and comfortable. Jane met us on arrival and was very welcoming. The view down to the little taxi ferries from the balcony was great and the new bridge was interesting to watch as it was raised several times a day to let boats pass under it. The views across the water will no doubt improve in the future when all the current construction is completed. We did not have a car so shopping for groceries had to be planned. Walking into Downtown was easy. The FishHook pub underneath the apartment was fun. With friends to entertain us we were unable to follow up on the many restaurant suggestions provided to us by Colleen but there is certainly great food to be found in Victoria and surroundings

Victoria's harbour is a working one with recreational boaters heading out to sea for the day, competitive rowing teams practising, seals playing, but also tugs and freight being moved both in and out since this is Asia Pacific traffic: it is international commerce on your doorstep, fascinating to watch and imagine all the lives involved in producing and transporting those goods from worlds away. Further into the outer harbour are seaplanes and pleasure craft with more visitors coming to enjoy Victoria's charms. And all of it accessible on foot to our condo's visitors or by the little water taxis zipping folks to varying destinations around the downtown. We too have cruised extensively and adventured through Asia and Australia visiting close friends in your hometown of Melbourne, a lovely city too. Retain your good travel memories! Colleen

Fabulous location, beautiful condo

We totally enjoyed our stay. It had everything you could ever need and more. Very comfy beds, nice sheets and plenty of towels. The Perfect location. The underground parking was a real bonus! We will definitely try to stay here again.

I always suggest purchasing vacation insurance to protect yourselves. I don’t sell it, but can assist in making recommendations if you want that.
