This extraordinarily beautiful, one-of-a-kind beach house is located on 4+ acres with a private beach spanning 1,100' on either side of the Greenport Jetty. Nearly 270 degree views of the water. The property enjoys a spectacular view of Shelter Island and the Gardiner's Bay (to the East) and Greenport Harbor (to the South).

Breakwater Cottage features a fully equipped chef's kitchen, beautiful outdoor lawn and panoramic water views from every room in the house that are enhanced by the evening sunsets. This is one vacation paradise you'll find very hard to leave.

If you are planning a vacation, a weekend vineyard tour, or need a special place to get away from it all, Breakwater is your perfect destination. Have a picnic on a private beach overlooking Gardiner's Bay and Greenport Harbor with your favorite beverage in hand.

Bachelorette Weekend
We had a phenomenal weekend at this gem of a property! Plenty of room for everyone to fit comfortablyand plenty to do on the property! Would definitely stay here again and again and again!

Truly a Gem surrounded by water!
Hosted a bridal weekend for my daughter with some of her friends and mine ( 9 total) and we were blown away by the beautiful property & cool vibe of the house! Every inch of the house had something to be discovered, and there was plenty of space, towels, and “extra” of everything throughout ! Although the weather wasn’t in our favor, we had a memorable weekend at Mike’s lovely vrbo ;)

The Perfect House!
A group of 11 of us stayed at the house for a bachelorette and it completely exceeded our expectations. The pictures don't do it justice and Mike was an excellent host, he was very communicative and made sure we had everything we needed. The location is perfect, everything was just a short drive away. The weather didn't cooperate with us, so we didn't get to spend much time outside, but we had more than enough space inside and still got to enjoy the beautiful views with a 360 degree view from the living room. Absolutely no complaints and looking forward to booking again!

A great weekend in Greenport!
This house was perfect for our group of 12. It was spacious, clean, well equipped and the property is spectacular. Mike was very easy to communicate with and made sure we had everything we needed for the weekend. I definitely recommend this house and would stay here again if we come back to the area!

Truly A Paradise!
This house was truly a bachelorette paradise! The location is unparalleled and the views were so beyond stunning we could barely take our eyes off of the breathtaking panorama of the water. There was abundant sleeping space, 3 full bathrooms, and lots of places for us to hang out between the expansive kitchen, totally windowed sitting area, and plenty of outdoor seating. The phenomenal location is just minutes away from any restaurant, bar, or activity in Greenport, and such an easy drive to the North Fork wineries that made the bachelorette component of our stay all too easy. The owner, Mike, was incredibly communicative, laid back, and helpful with anything we needed. I would highly recommend this house for a bachelorette trip or girls' weekend to the wineries, or even a group/family vacation by the water.

My wife and I began coming out to the North Fork of Long Island when we were children. Our families lived in Roslyn LI and always looked forward to our annual visits to the beaches of the town of Southold 'way out near Orient Point'.

Over 10 years ago, my wife and I and our sons began renting homes on the North Fork to be close to our extended family that resides in the area (Greenport, East Marion, and Cutchogue). In 2003, after searching for 4 years, we found and bought the most desirable place on earth, Breakwater (OK, I'm biased but you'll see).

Since then, our summers have been filled with immeasurable joys and lifetime memories. But, for us, the fun doesn't end at Labor Day; we continue to travel (from Westchester, NY) throughout the Fall, Winter, and Spring for grand getaways at Breakwater.

Why they chose this property

Breakwater is but 5 houses away from my brother's summer home on Beach Road, 2 miles from my sister's home on the Long Island Sound in Greenport, and a 1-mile swim to my wife's family in East Marion.

Aside from close proximity to family, our property (as you can see from the aerial views) sits on a peninsula with 270 degree views of Gardiner's Bay and Greenport Harbor. The location, the land, and the privates beaches of Breakwater are nothing short of stunning.

What makes this property unique

Our 4 acres of land and beach afford us the opportunity to enjoy several unique sitting areas, each with a fabulous view of the Bay's never ending eye candy.

Close proximity to the beautiful town of Greenport (and all of its shops and restaurants) is another added benefit. You are able to kayak 10-20 minutes across Greenport Harbor into town or you can walk, jog, bike, or drive 2 miles if that's your preference.
