Gorgeous villa with private pool near Rome surrounded by 30 ha property.

This lovely country house, is located 35 km north of Rome,in a beautiful area called Sabina, well-known for its extra virgin olive oil. The villa, in the center of a 30 hectare estate, is surrounded by vineyards and centuries-old trees. It faces the Mount Lucretili Nature Park, one of the most beautiful nature reserves in the Lazio Region. On the ground floor the old stable has been turned into a billiard room. Outside, in the huge garden, there is a swimming-pool (13m x 7m) a private five-a-side football pitch and some games for children . The farm house is structured as follows (8 people):
Ground-floor: entrance hall, billiard room, housekeeper’s apartment (placed in a completely secluded position, with private outdoor area).

1st floor: large sitting-room with fireplace, opening onto a terrace equipped with garden furniture; dining-room; kitchen with fire place; bathroom.

2nd floor: two double bedrooms with ensuite bathrooms; two twin bedrooms; bathroom:

An indoor lift has been installed.

HISTORY OF THE HOUSE

The property belonged to our greatgrandparents who used to stay at the villa during summertime.
In the early 1900s the property was about 100 hectares, most of them with olive trees.
The rest of the land was cultivated with fruit trees ( peaches and cherries) and a vineyard.
Over the years the land was sold and currently there are about 30 hectares mainly cultivated with olive trees and grazing for sheep.

The villa was then abandoned until my husband and I decided to restore it and go to live there.
Our children grew up at Collestretto until we decided to return to live in Rome so that they could attend good schools.
The house has been restored trying to save all the ancient materials ( like the wooden beams of the ceiling and the stones of the walls).
On the ground floor where is now the billiard room, was once the old stable. The ancient manger for the sheep was modified to create a place where one could sit.
A picture in the living room depicts my grandparents and great-grandfather in the front garden sitting under the same huge tree that still exists. The woman with long hair in the picture in the dining room, is my grandmother with my mother.

Lovely, historic villa
Beautiful surroundings, good access to nearby towns, roomy 3 level villa with a lift. Be careful, because the stairs are a bit high & uneven, but that adds to the charm. Having a washer was great, but just plan ahead as you must dry them by hanging on racks in the roomy washing area. It got a bit chilly in late October, so it gave us an opportunity to light a fire in the quite large living room area. That was something different for us South Floridians, where it is almost always warm. One suggestion to our host would be to try to improve the internet signal-even with her wi-fi, we were unable to get strong enough signals to do everything we would have liked. Overall, it was a great experience.

Beautiful rustic villa out of Rome
Huge and comfortable older home in the countryside, great for an escape but don’t expect mod cons. The pool was fantastic and local towns - especially Palombara Sabina - were perfect for exploring, once we figured out the buses. It’s a good hour from Rome but possible by public transport. Be sure to book a ride there well in advance if you have luggage and no car, as the bus is not able to take much luggage and it can be difficult to get a taxi.

Great stay, beautiful villa, gorgeous pool
The villa was really large and spacious, the outdoor space was amazing, the owner was responsive and checked in with us. Great WiFi too ! I do feel you need a hire car for the stay, you couldn’t do it without. The pool was gorgeous, and just lovely. I lovely Italy anyway so maybe bias but really liked that Laura messaged us a few times to check in but didn’t bombard us !

Summer 2023 in the countryside outside Rome
About an hour's drive from the airport the property is found down a winding drive, that one of our hire cars found a little difficult. An old farmhouse is being restored into a summer home. Very spacious rooms on the first floor and bedrooms on the second. With a lift for the less mobile from the ground floor. Plenty of room to spread out of an evening, with the magnificent pool to enjoy in the day. You are quite isolated, without a propety in sight, though you can hear distant neighbour's dogs at night. Small supermarkets can be found within 15 minutes drive, which have good provisions including wine! And a drive takes you to an excellent train service into Rome, from a local village.

Laura a été très reactive à tous mes messages et de plus très agreable! Sa maison est un vrai havre de paix typique et parfaite pour les familles et amis, les plus sont la piscine, le four a pizza et l ascenseur intérieur !! Seul petit bémol le coin est peu touristique donc peu entretenu, en ce qui concerne les sentiers de rando et les alentours! Ce qui n empêche que nous avons passé de bons moments et trouvé en cherchant bien, de la magnifique huile d olives!!
