The house is heated by Air-Source heat pumps which keeps the house at a constant temperature throughout the year. The ground floor has underfloor heating running under the oak floors and the upstairs is heated by wrought iron radiators. There are 2 television rooms for separate family viewing both with 42" flat screen TV's mounted to the wall. Both have Sky Q and the smaller room has a DVD player and PS4.
Outside there are 15 acres of wooded gardens with a variety of specimen trees, a listed oak-beamed summer house (perfect for bbq's) which has far-reaching views to the South Downs. The summer house has electricity and a fridge. There are also a range of children's amusements including a zip wire, trampoline, ping pong table, darts board, badminton as well as a drum kit and huge rope swing!
The picturesque village of Warnham is a short walk across an orchard and meadow and takes you straight into the village without crossing a road. The village has two good pubs, a butcher, church, cricket pitch and a village shop that has fresh bread daily. The market town of Horsham is just 1.5m away and has a large Waitrose/John Lewis/Sainsburys and many good restaurants and shops.
Warnham has a number of footpaths/bridleways which offer good walking and the garden borders the deer park at Warnham Court. Walking on the South Downs is 20 minutes away, or Leith Hill, a high point in the Surrey Hills (an Area of Outstanding Natural Beauty) is 10 minutes by car. There are various National Trust properties all within a 15-20 min drive including Nymans, which featured recently on the Antiques Roadshow .
There is a large un-fenced pond at the back of the property and the pool has no fence or alarm so this house may not be suitable for toddlers or very young children.
