Welcome to The Perch at Windsor Hills! We are located on the 4th floor in Building 6 (steps to the pool, water park, movie theatre, game room, etc) of Windsor Hills Resort, the closest private resort to Disney, in Kissimmee, Florida!

Our condo has been fully remodeled in 2023. So, not only you will be 2 miles two Walk Disney World's main gate, you will enjoy the privacy, luxury and convenience of brand-new kitchen, bathrooms, flooring, paint, linen, decor and more!

We can't wait to share our beautiful 2 bedroom/2 bath top-floor condo with you on your next Disney Adventure! You and your kids will LOVE THE PERCH. You can even see the Disney fireworks from our balcony on a clear night!!!

The Perch is a top-floor condo with elevator access, not affected by the car park noise or car lights.

Why spend more when you can have more privacy and comfort in a resort that's right next to Disney?

Our NEW DISNEY ROOM will sure be a favorite with our little guests with their own:

Beautiful Disney Stay
The Perch at Windsor Hills was a perfect vacation spot - the accommodations were immaculate and tastefully decorated - the kids loved their Disney Room. We had everything we needed for a perfect stay. The owner Valeria was extremely attentive to our needs. The only thing we didnā€™t see that was mentioned in the booking description was the fireworks from the balcony in the evening. Nights were clear but couldnā€™t see any. Condo is definitely close to Disney and shopping. The pool and water area were extremely busy but it was to be expected during spring break. I would definitely recommend booking this beautiful unit.

Very close to Disney, Walmart, highways, etc. Fun pool, slides, and splash pad. Very smooth check in process at complex and good communication with hosts, very nice and quick to reply. Condo itself could use some updating (master bed not terrific, showers need fixing, carpets old and dirty, kitchen doesnā€™t have any salt/pepper cookingoils dishsoap or dish towels) but if youā€™re like us and only used the place to crash after long days at Disney then this place is fine.

Our First Florida Trip
Our trip to Florida was amazing! The condo and facilities looked exactly as it did in the pictures! Having the fully equiped kitchen and laundry facilities was great to have, as we have 3 kids. It saved us money and packing double! Staff at the gate were very friendly! We would definitely recommend this place to anyone going to Kissimmee!
