About this property

Grooms Cottage (B), Brancaster, Norfolk

Beautifully styled by the owner, this gorgeous and charming semi-detached cottage was originally the stables to St Mary's Church and the rectory. Peacefully situated in enchanting private gardens and only a ten minute walk to the beach.

With all the bedrooms on the ground floor, this fabulous cottage is practical too. Peacefully situated away from the roads, but a short walk to the beach and the renowned Ship hotel/pub/restaurant. Grooms Cottage also has lovely fully-enclosed cottage gardens, so perfect for dogs and children and there is garden furniture to relax and enjoy long sunny days and al fresco dining.

Grooms Cottage is a delight and has been sensitively refurbished over time to now offer ‘upside down' living accommodation. Upstairs you'll discover the spacious open-plan living area with an open fire and a very well-equipped kitchen with range oven.

The owners of Grooms Cottage are supporters of the RSPB and donate a percentage of each rental to the charity, so make sure you visit the RSPB reserves at nearby Titchwell or Snettisham, where you can explore the reserve and appreciate the fabulous bird and wildlife that frequent the area. With Brancaster Staithe in walking distance you can walk the coast path to buy fresh fish from the harbour where the boats land their catch.

If you wish to book two adjacent properties with private access from each garden, then consider booking Betty's Cottage too, which also has a fully-enclosed cottage garden, so perfect for dogs and children. The cottages sit just 20ft away from one another, so plenty of privacy yet close enough to enjoy quality time together.

Additional Information
Two well behaved dogs are welcome (small additional charge).
Access Note: The open plan living area is on the first floor.

Pretty cottage by beach
We had a lovely weekend at Grooms Cottage. The property was as described and well presented. Beds comfy, bit snug in the second room when made up as a king size (bed against wall). Lounge space light and bright but cosy with log burner. Great location and lots of good pubs, delis etc plus walking routes from the door. Could have done with a few more mugs and there was no welcome 'pack' on arrival. There was tea and coffee on the side, plus some dish washing items, but no milk as expected. Not a major issue for us but had we arrived late, it woukd have been annoying. But overall very good.

Easter Stay 2022
Lovely host (Henrietta) and a charming cottage. Areas for improvement: larger bathmats, cleaner kitchen cupboards and pans, needed stair guard for dogs / children, needs a coffee table in middle of lounge that can also double up to store games which were untidily placed on sills. Lack of plug sockets in master bedroom. Some cushions grubby in lounge.

Great stay at Groom’s cottage
We loved our stay at Groom’s cottage. Beautiful old building, and very comfortable. Brancaster is one of many glorious coastal villages, and the cottage just a 10min wander from the huge sandy beach. All round very dog friendly cottage, which was much appreciated by Oliver the boxer!

New Year in Norfolk
Overall we had a very enjoyable stay over New Year at Grooms Cottage. The plus points; the open fire made our winter break super cosy, the first floor lounge is very comfortable and the kitchen, though small, is well very equipped. The location, on the road leading to Brancaster Beach, is super. Our dogs loved the cottage and settled in really well. The minus points; the bedrooms are on the small size, although the beds were all comfortable the third bedroom when made up as a double was very cramped. The parking is up a gravel driveway and there is only room for one car (as the owners, who live next door, use the other spaces) If you have more than one car you will need to park on the grass verge in the lane. There’s no ‘welcome pack’,even just a bottle of fizz for New Year , would have been a nice gesture.

Grooms Cottage - idyllic location
This is a charming cottage in an ideal location half a mile from the glorious Brancaster beach. Great access to beautiful villages and towns and places of interest along the coast.
