Upside down configuration to make the best of the balconies and water side view. Bedrooms that sleep 5 on the ground floor and large and airy open plan first floor loft style living area with large lounge, dining area and kitchen plus two balconies at each end of the house. Super house, super location!
What a lovely property this is and the location couldnt have been better for us. We were visting family along with celebrating a 90th birthday and this was a lovely place to do it. The views were brilliant even on a soggy day. The property was lovely and clean and the beds very comfortable. We had family over for a meal and the fully equipped kitchen provided all that was necessary to prepare a roast dinner for the 7 of us. A gift of chocolates and bubbly along with a beautiful card was left for our 90yr old mother who was absolutely delighted! What a very thoughtful thing to do and very much appreciated. Thank you for a super weekend.

Great property in a great location
This property is ideal for a family group visiting the Broads and surrounding area. The house is beautifully decorated and well provisioned, the beds are very comfortable and the views of the river and the boatyards are fantastic. Horning is an archetypical broadband village with pubs, cafes and small shops. You can easily get into Stalham or Wroxham if you need a little more, or Norwich if you want “the big city”. Communication with Claire was great - clear and very helpful - we’d highly recommend this property.

Extremely well equipped, comfortable accomodation.
The property is set in a lovely location and has everything you will need to enjoy a comfortable stay. Lots of extras to make it a home from home. It is easily accessible to travel around the Norfolk area or sit and enjoy the view from the veranda watching the boats or the heron. Horning village is a short stroll with various eateries etc. Unfortunately not such a quiet two weeks due to maintenance behind the property and the rear garden water is not really for fishing due to weed but thats not the fault of the owners. We all had a lovely stay and it is so bright and spacious. Highly recomend. Claire was really helpful and replies quickly. Thankyou.

We first came to the Broads 30 years ago - originally to visit family -and loved it so much we bought a holiday home here. Over the years family and friends have all enjoyed staying here and in 2015 we decided to share our home with others. From the reviews our guests have left us, and the number of returning guests we have, we feel it is loved as much by all who visit.

Why they chose this property

We are not party animals, we like the peace and quiet of the location of our property but also that we can walk to the village with its pubs and shops.We also like the fact that there is so much to do in the area. We enjoy boating, fishing, cycling - nice and flat! and bike hire 5 minutes away. There are lovely walks locally, some beautiful beaches only a 20 minute drive away, and Norwich with its shops, cathedral and cobbled streets 30 minutes away. But most of all its just a wonderful place to relax!

What makes this property unique

We love its location - tucked away down a private drive but still next to the water. It really is a great place to unwind.
