About this property

Casa della Maestra; large pool, tranquillity, lovely extensive views, free wifi.

Situated on the hilltop with spectacular views, the house was once the school house for the children of the hillside. It was was completely refurbished in winter 2014/5 adding two bedrooms and a bathroom with a new ground floor area. Downstairs is the open plan kitchen, dining, living room with kitchen area to the back and sitting room with sofas and easy chairs to the front. A staircase takes one upstairs where are the 4 bedrooms and 2 bathrooms. 2 bedrooms have double beds and 2 have 2 single beds each which can be made up as double beds as preferred. There is a veranda on the first floor wrapping round 2 sides of the house, that 2 of the 4 bedrooms open onto. Free wifi.

The swimming pool is on the terrace above, it measures 6x12m and has a deep end of 2.2m, there are internal steps. It is paved around and has shady pergola and sun loungers. The house is surrounded by trees, its altitude means it is never too hot at night and there is generally a breeze. To the front of the house are dining tables and chairs kept cool by the large shady trees. The washing machine is housed in the cantina next to the kitchen area.

It is an 8 minute drive to the valley and the the small village of Spedalicchio where there is a grocery store and a popular restaurant. 2 more excellent restaurants are within 15 minutes drive of the house. The small town of Umbertide is 20 minutes by car and has shops, supermarkets and a colourful weekly market of fruit and vegetables, clothes and household goods and there is a Saturday farmers market with local produce. Casa della Maestra is a great place to visit the towns of Umbria such as Perugia, Assisi, Gubbio, Todi and Orvieto, plus many more. The Tuscan towns of Cortona, Arezzo, Montepulciano, Siena and Florence are all within driving distance for a day trip.

It must be great with hot weather and the pool, otherwise it's just average.
Firstly, if the weather is as hot as claimed, and the pool is usable, and the house warm, and everywhere clean - then this is a fantastic place. However, we booked for late May and then added 3 nights to the start of the holiday as it was free. Upon arrival in the rain and cold, the house was unheated and everywhere shut up and the fridge was dirty inside. The first night was too cold inside for the 4 year old in our party to sleep so she spent the night in with mom & dad. Despite the agents warning us that it has 'unseasonably cold this year' no on had opened up the property to light the fire or check the heating worked - it didn't. To be fair, when the agent was called, he came quickly - we had light the wood burner (main source of heat) but it was not warming the radiators. It took the agent 2 or 3 hours and a lengthy phone call to get the heating working properly and then another 2 days for the house to become warm throughout. The cleaner was also sent in quickly and cleaned the fridge, so by the 3rd day the property was usable (3 days we've paid full price for...). Throughout the 14 days the weather didn't improve much. Just one person in out party of 5 managed to use the pool - and only for 20 mins on one day, but that was more of a challenge than for enjoyment - it was freezing cold. There doesn't appear to be any heating on the pool so it was unusable even when the sun was out (2 days of the 14!). We were lucky in that with 4 adults and 1 child there was just enough soft seating (not very comfortable) inside the property (once the little one was in bed) - one 3 seater sofa and a chair. As the property can sleep 8, then if it's cold and you can't sit outside, you could be unlucky and have to take it in turn to sit inside! Bathrooms, bedrooms, kitchen and dining areas were all good. Outside space (in hot weather) would be great with lots of options to eat al fresco, Final point is the drive to the house (a white road). The temp drops by 2 deg C as you drive up the steep side of the hill, and it is a very winding, narrow single width track with only a few passing places and some big drops and deep ditches each side. It's 10+ mins to drive from the road to the house and you do need to be confident driving and definitely don't speed or drink!

Très belle maison mais...
Très jolie villa récemment rénovée et perdue dans la campagne. Beaucoup de charme, belle région. Grande piscine, très agréable! Quelques points négatifs toutefois, même si pas fondamentalement problématiques: 1. Il n’y a pas d’espace plat pour la table extérieure (ou manger), on est donc toujours mal assis... ce serait pas mal d’y aménager une terrasse extérieure plate. Un parasol serait aussi le bienvenu même si la table est a l’ombre d’un vieil arbre. 2. La maison est décrite comme une maison de 300 m2. La taille réelle est plutôt de 120-150 m2. Nous y avons toutefois passé un séjour agréable et reposant!

Une maison très confortable dans un cadre très agréable
Nous avons été très content de notre séjour. La maison est très bien équipée, avec de la vaisselle en quantité (peu souvent le cas), une cuisine très fonctionnelle, un espace de vie suffisant et une piscine immense. Le cadre est juste extraordinaire, et pour toute personne qui recherche du calme c'est le bon endroit. En effet, la maison est située sur une colline avec une vue sur la vallée magnifique. Il faut effectivement 10 mn pour y accéder sur un chemin non goudronné mais pratiquable sans souci. Nous n'avons pas été gêné par les voisins. Ce qui est aussi très appréciable c'est la qualité des services qui vont avec la maison : nous y avons séjourné 15 jours, et tous les 3 jours nous avions une personne qui venait pour nettoyer la piscine et entre les 2 semaines, une personne est venue pour nettoyer la maison et changer draps, serviettes et serviettes de place. Une bonne destination avec beaucoup de beaux villages à visiter aux alentours et des sites superbes comme Assises, Gubbio ou Arrezzo (où le film la Vie est belle a été tourné).

I am the booking agent for the house, my name is Emma and I live nearby in the Niccone Valley, with my husband, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I (with our then one year old daughter, Isabel,) moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts!

Why they chose this property

I have known Casa della Maestra and its owners for 30 years or so, the house has a great position, high above the Niccone Valley. If you want peace and quiet it is a great house, although secluded it is less than a 10 minute drive down to the Niccone Valley and the grocery store at Spedalicchio and the many restaurants in the Valley. Simply but tastefully furnished it is great value. In 2015 the house and pool area were completely refurbished.
