Two Bedroom Waterside Cottage With Balcony And Magnificent Views Of The Estuary

Hannaford's Quay is a 17th Century quayside listed cottage which was fully renovated in 2005. It is situated on Hannford's Quay only a few feet from the estauary. It has two bedrooms, two bathrooms, a kitchen/diner and on the middle floor a large lounge with two french doors onto a balcony with spectacular views over the Exe estuary. The property faces south west and an ideal location to sit with a glass of wine and enjoy the magnificent sunsets. Outside there is a small yorkstone patio and parking for a mid sized car with an electronic sliding gate. The cottage is situated in the centre of Topsham and all the amenities of the town are within a few minutes walk. The town boasts ten pubs, many award winning restaurants, an outdoor heated pool in the summer, tennis courts, sailing club, bowling green, antiques market, and a number of delicatessens, food and boutique shops. The area is particularly famous for its migratory wildlife that visit the estuary, particularly over the winter months. There are beaches, golf courses nearby.

Ground Floor: Entrance porch, with stable door leading to kitchen/diner. SMEG fridge and SMEG 5 ring gas cooker, dishwasher, microwave, dining table for 8, washing machine and tumble drier. Downstairs shower room and WC.

Middle Floor: large living room with two 3 seater sofas one of which converts into a double bed. Large Samsung curved TV. Two french doors to South West facing balcony. Gas fire.

Top Floor: Bedroom1: King size, V Spring double bed. Bedroom2: twin beds. Bathroom with jacuzzi bath, and overhead electric shower and WC.

A superb holiday property
This property is extremely well appointed with first class amenities and high quality fittings. The position overlooking the estuary is excellent and proximity to some superb restaurants is only 5 minutes. Parking is an issue, there is parking for one car, but quite tight. All in all a perfect spot.

Although in a very run down condition we could see that it could make a wonderful holiday home. In fact after we moved in we liked it so much we bought next door and did that up as well.

Hannaford's Quay although very quiet, is in the centre of Topsham and convenient for all amenities and shops in the town.
