Located on East 62nd Street between Park Avenue and Lexington Avenue, the Parlor Studio sits on the Parlor level of a 5-story 19th century Upper East Side Townhouse.

One flight above our entry foyer, guests find the romantic studio apartment referred to as the Parlor Studio. The Parlor overlooks a row of elegant East 62nd Street townhouses. Boasting a 12' ceiling, hardwood flooring, three over-sized double pane windows with bamboo shades and lace panels facing tree-lined East 62nd Street, and a classic fireplace mantle, the Parlor, in all its exquisite pre-war detail, extends to nearly 327 square feet (30 m²). The apartment is accessed via our central staircase. There is no elevator. Please note Fireplace may not be used/ornamental only.

The furniture, too, consists of carefully curated, individual pieces: an antique 19th century iron bed, resized to queen, an 18th century armoire from France's Provence region, a stylish slip-covered sofa, and an oriental wool rug. The list goes on: you can keep your clothes in a Victorian-era chest of drawers or leave your purse on a circa 1870 American Empire card table. The walls are adorned with reproductions of the prints of Toulouse-Lautrec and others, with a gilded mirror above the fireplace.

The bedroom is furnished with 1 Queen Bed (sleeps maximum 2). Also included are a flat-screen TV. Extras included such as hair dryer, iron and ironing board. Clean linens, towels and pillows provided. Cotton bedding, down pillows and blankets. The kitchen is stocked with a refrigerator, microwave oven, toaster oven, french press, drip coffee maker, and electric water kettle, cups, utensils & plates. The compact galley kitchen is small, but quite serviceable. We’ve equipped it with everything our guests need to make basic meals and snacks. The private en suite bathroom consists of a pedestal sink & tub/shower & toilet.

Housekeeping: Additional $60 per week (housekeeping 1x per week). Includes change of linens and towels. Utilities: Additional $175/month includes wifi, electric, heat, hot water, cable (basic). Supplemental Summer Utility Fee for a/c: $125 per month. The a/c can be installed in the months of June, July, August and September. A/C is optional. These fees are monthly. If you are staying more than 1 month, the utility fees and the housekeeping fee will be prorated.

We have a minimum 30-day stay. In many cases our monthly rate is cheaper than a 2-3 week stay in a luxury hotel. We encourage you to compare!

PAYMENT FOR MONTHLY STAYS IS VIA E-CHECK or WIRE TRANSFER. WE DON'T ACCEPT CREDIT CARD PAYMENTS FOR EXTENDED STAYS.

The house is located in the much sought after LENOX HILL neighborhood of the Historic Upper East side section of Manhattan and a 5 minute walk (0.2 mi) to CENTRAL PARK and some of New York's finest shopping districts. The House's location, a quiet residential enclave for some of New York's most prestigious addresses, enjoys the best of both worlds – serene privacy and un-matched convenience. The neighborhood abounds with tasteful, exclusive boutiques and charming, international restaurants. Yet, the house is only three blocks from bustling Midtown and some of the City's fabulous and world renown Museums & galleries including the Frick, The Metropolitan and MoMa.

The beautiful brownstone building is conveniently located within walking distance to the Met, Carnegie Hall, the Frick Museum, the Museum of Modern Art, Central Park Zoo & Rockefeller Center. Lincoln Center for the Performing Arts is a quick 12-minute Uber ride just across the Park or to TIMES SQUARE by Taxi or subway. We are in a perfect location for NYC Marathon Runners - as we are very close to the finish line!

The East River Esplanade is approximately a 25 minute walk.

Shopping is plentiful including Bloomingdales, Barney's, Bendel's and Bergdorf-Goodman. We are one avenue away from Madison Avenue's most select and high end boutiques. Urban conveniences make living here a breeze, and there are basic living facilities and shops within walking distance, including Whole Foods Market, Duane Reade Pharmacy, a shoe repair, dry cleaners, nail salons, hair salons, Starbucks and much more.

Public transportation around NYC is made easy from this location. Consider using the subway station at 60th Street / Lexington Avenue, which serves the 4, 5, 6, N, Q, R trains and F train on 63rd Street (all servicing up and downtown) (express and local). Bus located around the corner. The subway will take you to the Southern tip of the city (Freedom Towers - 9/11 Memorial) within 20 minutes.

The house is a six minute walk to Central Park and Fifth Avenue, 12 minutes to Times Square by Taxi and 11-14 minutes by subway; Grand Central Station is one subway stop away (take the 4 or 5 one stop from 59th street to Grand Central Station); walking distance to Fifth Avenue and Midtown East with its ubiquitous Corporate Offices as well as midtown Manhattan's exclusive Decoration & Design building (D&D building) and Manhattan Art and Antiques Center. Architects, Designers and Collectors from around the world travel to this area for its concentration of design and home furnishings showrooms and galleries.

The country's best hospitals and medical facilities including Memorial Sloan Kettering, Weill Cornell Medical College, Manhattan Eye, Ear and Throat Hospital, New York-Presbyterian hospital, Lenox Hill Hospital, the Hospital for Special Surgery and Mount Sinai Hospital are ideally located minutes away from the house.

MINIMUM AGE REQUIREMENT = 10 YEARS: 1871 House is a converted 146 year old Brownstone. In that it is an historic building constructed in the year 1871 there is no elevator and all suites are accessed by our central open staircase. Regretfully, this feature (the house's unenclosed staircase) makes it unsafe for young children under 10 years of age to stay in the house.

The best thing about Manhattan is being within walking distance of so many incredible sites! We chose this house because of its location within the Upper East Side with its is leafy, romantic, peaceful streets and historic architecture. It couldn't be a better place to hang your hat!

The location is also perfect for its proximity to Central Park, fantastic shopping and NY Culture. The House is within walking distance of Central Park, Fifth Avenue, Rockefeller Center, Carnegie Hall, boutiques, museums & galleries, New York’s finest department stores, top restaurants and business districts. In addition, for everyday convenience, we have barbershops, supermarkets, gourmet stores, pharmacies, dry cleaning & shoe repair shops just around the corner.

Access to seven subway lines are one or to blocks away. Museums within walking distance include the Metropolitan Museum of Art, MoMA, Frick Collection, and the Asia Society.

Shopping Excellence: Lauren, Versace, Barney's, Chanel, Hermes, Prada, Burberry's, Bergdorf Goodman's and the like are all nearby.

After staying at 1871 House for five nights in June 2013, (See TripAdvisor review entitled “Perfect for a First Visit to New York”), it was an easy decision to again choose it when coming to the city for an extended period. For 6 1/2 months, I thought of the Parlor Suite as my home. As a writer, I worked in my room during the day. Its high ceilings, large windows looking onto East 62nd street and charming decor made for a warm and positive environment.



It was a delight to become part of the neighborhood. I joined a fitness club around the corner and frequented restaurants, stores and a dry cleaner located minutes away. The close proximity to Central Park was an added bonus. It was a wonderful place to walk every day, meet up with friends or simply appreciate the joys of being in nature.



The many kindnesses of the owners and their office and housekeeping staff left a lasting impression on me. Throughout my entire stay each of them treated me with genuine caring and attentiveness and respected my privacy. Knowing that I needed to spend long hours in front of a computer, they made efforts to ensure that I was set up ergonomically. At Christmas, they provided me with a small tree for my room. And, it was always reassuring that if I required assistance – day or night – they were only a phone call away.

We very much enjoyed our stay at 1871 House. The location was ideal for our sightseeing of NYC. We found the neighborhood quiet and tranquil. The room furnishings were superb and everything thing was in good working order. The owner made provisions for out late arrival and even left on the AC for us! We hope to visit NYC again and we would definitely consider staying at 1871 House again.

Love 1871 House!

Stayed at 1871 from 5/10 to 5/17.....such a wonderful place to stay when visiting NY. First off.....sleeping in NYC can be problematic.....this is a quiet neighborhood late at night. The location is terrific.....plenty of access to subway and walking to Central Park takes 10 minutes. Shopping is great..Bloomies is two blocks away.

1871 House is really quaint.....decor is charming (Parlor room has a kitchen closet, which comes in handy for sure)....

I highly recommend this property.....if you want modern this is not your place.....but if you appreciate old New York and the neighborhoods, you'll love it.

This prime Upper East Side location is close to phenomenal shopping, restaurants, Central Park, museums and East Midtown Manhattan office buildings. We are also close to many other destinations such as Carnegie Hall, Lincoln Center and Rockefellar Center. Grand Central Station is very close and Times Square is easily accessible.
