One block to the beach on balboa peninsula, this stunning 1350 sq ft, 3-bed 2 bath condo is simply breath taking. Interior designed, the condo is completed to exacting standards, a perfect place for any person's desire for luxury. Outside, a private roof terrace with 360 degree views over the ocean and newport bay. All this in a prime newport beach location!

Newly remodeled and interior designed in may 2014 - located on the second floor of a 2 unit property, with a private roof terrace on the third floor – this spacious 3 bedroom 2 bathroom condo is simply exquisite. Hardwood flooring throughout, vaulted ceilings in all rooms, ocean view from the dining room, the place welcomes you as soon as you enter.

An open plan living area – luxury cream leather sofas, fully equipped kitchen with granite counter tops and stainless steel appliances, animals hide rugs and original artwork.

A 50" led smart tv in the living room, and a 42" led tv in the master bedroom. Over 200 cable channels, high speed internet (20mb download speed), and telephone with free local & national calls.

The living room and dining room have seating for 8 people.

There's a brand new side by side washer and dryer in the closed off utility area.

The large bedrooms are configured with quality queen beds in two rooms and two twin beds in the third. All have 12” deep, luxury memory foam mattresses, along with a queen pull out sofa bed in the living room. All beds come with luxury egyptian cotton linens.

The master bedroom has a large walk in closet and a full bathroom with shower and tub.

The family bathroom has walk in shower.

The rooftop terrace offers both ocean and bay views. Sip a glass of wine watching the sunsets, whilst grilling on the bbq; or just relax snuggled up listening to the waves crash onto the shore next to the fire.

There are 2 allocated parking spaces in the garage below the property.

There are fans provided for each room along with ceiling fan in the living area.

To make your stay as pleasurable as possible, we provide 6 beach chairs, 10 beach towels, 3 boogie boards (one is a child size), and a beach umbrella. Just bring your bathing suit and prepare to unwind & have fun!

The ocean, the beach, the bay, shops serving all your daily needs, top rated restaurants, and a children's playground are all within one block of the property.

When I bought the property, it was perfect.....and still is....close enough to have all the best attributes Newport Beach has to offer - Beach & Ocean only 9 houses away - Close to all the shops you'll need, with a vast selection of fine eateries a few minutes walk from the house - but also located well to miss the traffic chaos on the Peninsula in peak summer.....the PCH and Newport Blvd (CA55) on the doorstep....

Michael's instructions made it super easy to check in and check out, the place was very clean when we arrived, and overall, it was very nice. It's a perfect location (200 yards from the beach as the listing says).

I would reccomend changing the code for the property as it is the same code for the down stairs unit

Caveat Emptor - Renters Beware

The best way to describe our rental experience is caveat emptor – buyer beware. While the apartment is indeed very close to the beach, there are several negatives that far outweigh that benefit, especially in light of the high price we paid after including service and cleaning fees. We wish we had known the following before selecting this rental:

1) The listing claims the apartment has a/c, and while technically true, the system is utterly incapable of cooling down the unit. We should have known something was up when we noticed fans in every room of the apartment. After speaking to the owner about the heat, he suggested we open all the windows and promised that that would cool down the apartment quickly – instead, at 10pm still, we have been sitting in 85 degree heat attempting to cool down our toddlers and swat away the flies that flew in through the open windows.

2) The internet/cable modem is inconveniently located in the unit downstairs instead of our apartment. This means that when the renters downstairs unplug the device and are not home, you’re out of luck if you want to use the internet or watch TV.

3) If anything goes wrong, the owner is very responsive via text, but isn’t able to provide any meaningful help given the situation that we experienced. For the same price, we could have stayed at a 4 star hotel on the beach.

In summary, when paying a premium price, we don’t think it’s unreasonable to expect an apartment that offers a basic level of comfort or amenitiesl. Other positive reviews indicate that when things go well, staying at this rental can be a good experience, but when things go wrong, as in our case, it can be an uncomfortable and frustrating stay.

Owner's Response: I'd like to apologise for the 2 temporary issues you endured during the first few hours of your stay. However, in response: With the temperature outside at over 100 degrees, it was unusually hot and upon arriving, even with ac, the inside temperature will only drop 2 degrees an hour from 90 degrees. so 85 after 1 and half hours is expected. The majority of properties on the peninsula don't have any ac, less than 10% have, and at $350 a night for 8 people Over Labor Day weekend, i don't think it wasn't good value. I did offer a refund for 50% of the rent after 2 lengthy conversations on the phone. The windows have fly screens so not sure why flies were coming in. The wifi being unplugged was unfortunate, but again was fixed and back online within 90 minutes. As I said, I sincerely apologise you Feel the few issues detrimentally affected your stay, although I feel everything in my control (not the weather) was done to rectify the situation. I hope your next weekend away will meet your expectations. Warm regards Michael

Fabulous location, all around great beach house!!!

We recently stayed here for a girl's weekend and couldn't have had a more pleasant experience. The house is nicely furnished with comfortable beds and new decor and furnishings. The location couldn't be more ideal, with a short 3 minute walk to the beach at the end of the street. There are coffee shops, mini-marts and a great pizza restaurant across the street - we even ordered pizzas and took them to the beach one night - really memorable! The only downside was that we were unable to get access to the wifi, which was frustrating for those of us who needed to keep in touch at the office and were burning up our data. But that was our only complaint! Would HIGHLY recommend and will be returning when we visit Newport again!

We would stay here again

The house was great. There were a few hints that would've been helpful to know beforehand. The location is great but it does sit on a busy road making it very noisy. There is a pop up tent in the garage which is really nice as well as a port a crib. It says it has beach towels but being your own, the ones there are threadbare. Close walk to the beach and next to lovely year round residents.

Wonderful location for beach fun!

This beach home is perfect for a vacation away at the beach. It is located in a quiet neighborhood and just a couple blocks from the sand. You can see the ocean from the top deck and there is a wonderful breeze that comes through the windows in the living room. The condo is bright and comfortable. Its a great place to bring beach bikes and ride and explore for miles! The beds were comfortable and the kitchen had adequate supplies if you wanted to cook a meal at home. There is a bit of street noise if you sleep with the window open. There was wifi but the code had been changed so we had to reach out to Michael for the new code. He sent us a new code right away. Thanks Michael for your help.

Only minutes away from the Pacific Coast Highway, it’s within close proximity to fabulous shopping centres -

Fashion Island (5 min) and

The extremely high end South Coast Plaza (15 min), along with all the other attractions on offer.

Other world famous beaches, Huntington (10 mins), Laguna Beach (20 Mins)

Knotts Berry Farm and Disneyland within 30 mins

LA, Santa Monica, Hollywood, Universal Studios, Legoland, and Raging Waters only an hour away.

However, for the pure beach experience, no car is needed, everything is in walking or biking distance.

Enjoy Italian, Mexican, Sushi, Korean, Fine Dinning, coffee and donuts all just a few minute stroll away.

Pick up some fresh seafood to grill from the dory fleet located at the entrance to the Newport Pier. The pier is an area boasting numerous places to eat, drink, shop, and people watch, and only 10 mins by bike. A little further by bike is the Balboa Fun Zone, whale watching tours, bay cruises, deep-sea fishing, boat tours, sea doo rentals, ferryboat ride over to Balboa Island, or the boat trip to Catalina Island. Not forgetting, Balboa Pier, The Wedge surf spot, Peninsula Park, Jet Pack Adventure, all along the three mile long famous oceanfront boardwalk!

If you're into swimming, surfing, or body boarding, take no more than 30 steps from your front door onto the white sand beach down to the awesome surf that has consistently ranked Newport Beach as one of the top beaches in Southern California.

There is a small bay across the other street for fishing, park, and playground.. Golf at Pelican Hill or for less $$ check out the Costa Mesa course just 4.7 miles away. Free Basketball court & playgrounds are also located at 38th street. Free tennis courts are located at 6804 Seashore Drive.

There are electric and motorboats for rent at the Fun Zone, and also at Lido Village. You can rent Kayaks, stand up paddle boards, bikes, segways, etc in several places along the peninsula in which reviews on yelp & tripadvisor could come in handy.
