The townhouse is perfect for that family get away! The area characterizes itself as a pedestrian focused community with probably the finest urban beach in the Caribbean.
The property is nestled between the Isla Verde and Ocean Park area, and a few blocks away from the family oriented Ocean Park Beach. There you can enjoy world class kite and windsurfing conditions (VelaUno offers beginners or intermediate lessons all year long) or simply enjoy the sunsets while laying in the sand under a privileged climate.
After enjoying your swim or day at the beach, drive down around the block to the re-emerging Loiza Street, this District houses many: specialty shops, grocery stores, bars, restaurants, vegetable/fruit stands, etc. This commercial strip is a great place to mingle with locals or other vacationers and truly experience Puerto Rico.
At night, steps down McLeary Avenue you will find La B de Burro (Mexican dinning), Kasalta Bakery (Obama’s spot while in PR), Mangos (great place for drinks and dinning); all these and several other are located within walking distance from the property. For the more adventurous ones, down the property you can rent a cruiser bike (in front of Kasalta) and within a 3 mile ride you will enjoy a number of: historic sites, museums & other unique mix of activities and attractions. You are walking distance from Isla Verde Avenue where there are numerous restaurants such as: Che’s, Superfood, Inca Chicken, Bistro Café, Little Italy. Also at walking distance you will find: The Room Surf Shop, VelaUno, Solo Cycling bike shops, Fit Zone, Shell gas station and a local pharmacy. You will find all kinds of restaurants, Walgreens and all types of shops.

Doncella 114 is a modern four-story town house in a small boutique complex. They’re a total of 4 townhouses. On the first floor you will find the kitchen and dining table as well as a small sofa and a glass door that gives you access to a small patio where you can BBQ after a day at the beach.
All its floors are made of polished concrete and its stairs of solid wood. In the second floor you will find a bathroom, a guest room with modern wooden floor, two balconies, plus a mezzanine area that has a futon. The third floor has two rooms (2 nd guest room and the masters room), and one full size bathroom. Doncella 114 also offers a roof terrace with ½ bathroom, kitchenette, and an exterior shower with view to the ocean. The terrace is ideal to take some sun; relax with your family. It also has two reserve water tanks of 150 gal/ea.
For those having a car, the unit houses a designated secure parking space with controlled access; the spot is adjacent to the unit for the convenience of handling: luggage, surfboards or other equipment.
Access from the Airport is very straightforward and less than a 10 minute drive (under normal circumstances). A 12 minute drive from the property will get you to Old San Juan, 90 min. to Rincon (world class surfing and pristine Town), 40 min. to Fajardo (most eastbound Town, great marinas and ferry terminal to Vieques and Culebra Islands).

Joseph is the president and founder of Sofscape Caribe Inc., ( He has a B.S. in Plastics and Polymer Engineering from the University of Detroit and was part of the National Dean’s List in 1993. In 2007 he completed the Entrepreneurship Development Program at the Massachusetts Institute of Technology.
During his college years he worked as a co-op student at three different manufacturing plants of the General Electric Co. He was responsible for the testing of new thermosetting materials and the introduction of new molding technology for the plastics molding department. After graduation he was responsible for the complete installation of the plastics injection-molding department of Harvey Hubbell Caribe in Vega Baja, Puerto Rico. At Hubbell his responsibilities included the installation of 30 injection-molding machines, personnel selection, and proper operational training.
Joseph held the position of Engineering Manager at Microsoft Puerto Rico. His work experience included the complete installation, initial validation, and start-up of the CD-ROM manufacturing facility.
Joseph purchased this townhome in 2006

We had a great time staying at Joseph's property! It is centrally located between Isla Verde and the Condado and only a short distance to the beach. The accommodation has a very modern feel (concrete floors and walls) and was very clean upon our arrival. Joseph was easy to communicate, met us onsite upon our arrival, and even provided breakfast items for us since we arrived late at night. All three beds were very comfortable for the guests and the a/c worked well keeping the place cool. The property is very secure and, as mentioned in previous reviews, the police station is literally in your backyard. We thoroughly enjoyed our stay here!
Overall, very positive stay. It is important to note that this property is in a beautiful gated building, but is not in the hotel district and as such is subject to the realities of living in Puerto Rico for which some from the US may not be prepared, namely occasional power outages and water outages (happened to us). Joseph (the owner) has prepared the house for these possibilities, with backup water tanks, flashlights, candles, etc.
I would strongly recommend renting a car if you plan to stay at this property. It is far enough away from grocery stores, restaurants, etc that make walking impractical.
Joseph is the high point of the property. He is kind, accommodating, and provides local insight that you will not find at other properties. We occasionally texted him for advice and he gave great suggestions. The house is modern (by this I am referring to its architecture and interior design), which we loved. Do note, that the house is tall and thin. Bedrooms are on the second and third floors (I would not recommend the property for people who have difficulty with stairs.)
It is a short walk from a beach only used by locals with a great protected pool for kids (but not the expansive sunbathing opportunities found elsewhere), and a slightly longer walk from Ocean Park and Isla Verde beach (with sunbathing and surf).
In summary, if you are looking for a hotel-like experience inside a protected bubble, I wold not recommend this location. If you are willing to rent a car and want to see San Juan outside of the hotel strips while still close to beaches and other tourist attractions, this is a great property. Add to this the benefit of the wonderful owner and easy access to the highway to visit other parts of PR, I can highly recommend this location.
Property was exactly like it was described and pictured. Joseph was nice enough to pick us up from the airport early in the morning and was always available to help when needed. His suggestions for dining spots were right on. The location seemed a little sketchy at first but Joseph pointed out the Police station was a few doors away and we never felt afraid to walk in the area. The condo is very modern and minimalist with a lot of stairs so anyone who can't walk up and down stairs should look elsewhere. The rooftop terrace was a great place for a relaxing glass of wine. Overall it was a great place to start 2017.
This was the perfect place for us and we loved the house. Exactly what we needed. House was very clean and kitchen was equipped with all the necessities. Quiet neighborhood but not far from the beach and Old San Juan, which we thoroughly enjoyed. Joseph was so accommodating. When we arrived he gave us a tour through the house and then took the two guys on a tour pointing out where the grocery store was, good restaurants and other places of interest. If you're looking for a nice place to stay, definitely make your reservations for the BoutiqueTownhouse. We give this house 5 stars plus.
Overall the owner was very nice and accommodating. The property was nice, clean, airy and secure. Near the beach and many good restaurants. I plan on staying again later in the year. Neighborhood was also safe, it is located directly across the street from the police station.
Jose was extremely helpful and anytime we needed to, could contact him.! The house was very neat and had plenty of supplies!
We have traveled to Puerto Rico for years now to visit family and this is the first time we've actually stayed elsewhere. Overall it was great!!
