4-Bedroom House With Large Private Beach and Amazing Views.

Spacious 4-bedroom, 3-bath home with private pebble beach on Button Bay, two miles from Basin Harbor Club. Panoramic views of the lake, the Adirondacks, and sunsets. Huge deck. Excellent swimming, boating, fishing, and biking. The property’s 2.15 acres includes the beach, woods, a stream, and a level one-acre lawn. The beach is equipped with four kayaks, a canoe, a rowboat, and two junior paddleboards. And if you bring a boat, you can launch it from the property. We keep a mooring at about 4 ft. depth. Life jackets for both children and adults are available. Firepit with benches on the beach and fireplace for cold nights. Great fishing in the bay right off the shore.

Two queen beds, one full, one bunk bed with full over full, and two twins, with lake views in the master bedroom and one of the guest rooms. One full bath, one 3/4 (master bath), and one half bath. All bedrooms are air conditioned. The kitchen is stocked with everything you will need to cook or bake as well as most condiments. Grill easily on the large deck.

House is year-round with oil and electric heat. Amenities include washer & dryer, game room with foosball, ping pong, and pool table, as well as a two-car garage, with ample additional parking.

18-hole championship golf course, restaurants, and Maritime Museum are available at Basin Harbor Club. You also can walk or bike to Button Bay State Park, which has hiking trails, a nature center, and a swimming pool. Two public islands in the bay are great to canoe or kayak to. One of them, Button Island, was featured in a 1996 Boston Globe article on the newspaper staff’s fifteen favorite places in New England.

10-minute drive to the town of Vergennes. 30 minutes to Burlington and Middlebury. Vergennes was named one of the “nine best small towns for food in the U.S." by Tasting Table online newsletter in October 2016.

For skiing, Sugarbush, Mad River Glen, and Middlebury Snowbowl are about an hour away, Jay Peak about two hours.

For cycling, Button Bay Road is part of a cruise featured in Best Bike Rides in New England by Paul Thomas. For birdwatching, the bay is recommended in Birdwatching in Vermont by Ted Murin and Bryan Pfiefer. There are ducks, geese, loons, herons, etc. Watch osprey’s dramatic aerial show daily from your deck.

When exploring the beaches, you can collect the button-shaped stones that Button Bay is named for.

About Joanie Praamsma

We are two brothers and a sister—Jim, Steve, and Joanie—whose family has owned the property since 1970.

Joanie lives two miles from the property. She is currently directing a pregnancy center after many years of working in adoption placement, and her husband Dave is a high school English teacher. Jim lives in northeastern Vermont, where he and his wife Renee are also English teachers, in high school and middle school. Steve lives near Chicago, where he is a personal trainer and his wife Christina is a teacher.

Why Joanie Praamsma chose Ferrisburgh

Our parents originally bought the land in order to pipe water to their nearby dairy farm, which they had purchased in1967 after immigrating from the Netherlands. They built the current house on it in 1987 and lived in it until they both passed away in 2014-15. While only Steve, the youngest of us, ever lived in it with them, we all have enjoyed the house regularly over the years when visiting our parents and during summer and holiday family get-togethers. All three of us held our wedding receptions there. We have many treasured memories of the place.

Things we especially love about it include the beach, where we and our children have spent many hours playing; the closeness to Button Bay State Park, where nearly every Thanksgiving and Christmas for about 30 years we have walked to Button Point for family pictures; and Button Island, which we love to explore and picnic on. We also enjoy family bike rides on the flat, low-traffic roads; ultimate Frisbee games on the big lawn; bonfires on the beach; barbecues on the deck; and lunch or dinner at Basin Harbor Club.

Breathtaking views of lake Champlain!

What a wonderful week we had with our 2 adult children & their 2 adult friends! This was a last minute vacation and Joanie help get everything settled so quickly. We have used VRBO for years and the fact that there were no reviews made me a bit nervous until I found out we were the first to officially rent this comfortably appointed home. Joanie and family were the perfect hosts and responded to any concerns. She even let us bring our dogs and we all

had such a good time! There was so much to do; boating, kayaking, paddle boarding trips to the surrounding islands and Button Bay State park. (Pack your water shoes.) We spent hours sifting through the stones on the beach looking for "buttons". Birdwatching was great we saw osprey, bald eagles, woodpeckers, humming birds, etc. during our time there. The grounds are beautifully landscaped with flowers, there is a large front yard where we played soccer, frisbee and star gazed on the clearest nights. There are many quaint towns to visit, Vergennes was our favorite; Daily Chocolate, Raintree handcrafted fine jewelry, Laundry wood fired bakery were some of our favorite shops. We also enjoyed a lot of down time just relaxing on the deck and soaking in the amazing views that seem to change by the hour. I highly recommend renting this house (as long as our week is still open!) you will not regret it! Thank you Joanie & family for making sure we felt at home and thanks to your entire family for sharing this wonderful gem with others! Wish we could have stayed longer. See you next year! Breathtaking View and Peaceful, Comfortable Home

We just spent a week here and we really enjoyed ourselves. We have stayed in many VRBO homes in Vermont over the last decade. This one has the most beautiful view. Honestly, the view looking out over the lake into the Adirondacks was hypnotizing.

The house was quite private, peaceful, and comfortable. It was also very well kept and clean. There are tons of windows to appreciate the views. We also really enjoyed the fireplace and used it almost every night. The owners were very generous and supplied plenty of firewood. The bed/mattress that we used was quite comfortable. We really liked the balcony off the master bedroom; it offered our first view out over the lake every morning. Our dog loved the large yard as he is an avid frisbee fan and was delighted that there was a frisbee field right out the front door.

The house is convenient to many fun, local towns, as well as to both Middlebury and Burlington. We would explore Vermont in the afternoons each day and enjoy peace, quiet, and relaxation in the mornings and evenings. We also walked right to Button Bay State Park a couple of mornings; it was just a short walk from the house. We particularly enjoyed the walk out to the point.

We have no major complaints to share. As far as constructive criticism, we would suggest adjusting the hot water heater as the water was never quite warm enough for a good hot shower or bath. Also, the house does need a simple stereo system or even just a "boom box", something to play CDs. We are avid music fans and always have music playing in the background. Unfortunately, that wasn't possible here. The only CD player we could find was located in the kitchen and was not working. The kitchen was pretty well stocked for a vacation home, but could use a larger stock pot for pasta, lobsters, etc, as well as a large casserole dish in case a family wanted to bake a lasagna or something and a large cookie sheet (they did have 2 small cookie sheets). The kitchen is quite large and offers plenty of space for prep work, cooking, and dining right at the kitchen breakfast bar. The dining room is located right between the family room and kitchen, opens right on to the expansive deck. It really is a beautiful setting.

Overall, it was one of our favorite stays that we've had in Vermont. We would definitely recommend this house and we would be more than happy to return ourselves. Joanie, one of the owners, was quite responsive and nice when contacting.

Our second visit to this home. The location is perfect, the views are spectacular! The owner, Joanie is a joy to deal with. The house has ample space for our family to gather and is appointed with anything that one might need for their stay. We enjoyed cooking in and spending time relaxing with our family. Our last visit was in May, and this visit was in February, it was neat to see the lake and the mountains in a different season. This property is perfect for family gatherings and celebrations. Easy to find, and convenient to many attractions. (that is if you can tear yourself away from the view!)

Beautiful Views of Lake Champlain and Adirondacks - Well-Kept House - Gracious Host

Our family has rented about 15-20 houses over the years and I can say that Joanie's house is set up very well for renters, including a notebook with SUCCINCT helpful information. The house is extremely well organized, clean and has thoughtful provisions. Joanie even put up holiday decorations for us and the prior guest. Also, and importantly, our mattress was of superb quality. Best of all, Joanie checked in with us and gave helpful suggestions for activities for our family. This is a friendly and ethical property owner.

Beautiful home with breathtaking views.

My family and I just returned from a week at this gorgeous lake house. The house was clean, quiet, and comfortable on a secluded private road. There was enough room to spread out, while still remaining cozy and warm.

The views of the lake were spectacular. We built a snowman, went sledding down the hill, and enjoyed warming our toes by the fire.

All the details of our stay were provided and our hosts were welcoming and accommodating.

We really felt at home on our vacation in this delightful house. We can't wait to return!

Amazing views and beautiful house on the lake!

We had a wonderful, albeit too short, weekend away on the lake. The house is much more spacious than we could tell from the pictures, well appointed and comfortable. We all commented that we immediately felt at home there! We are hopeful to return again soon, perhaps in a warmer month when we can enjoy the lake a little more! (Though the kids had fun playing with the ice that had formed at the edge of the water). Thanks for sharing your place with us.
