Central Nice, quiet, stunning 5 bed, 6 bath 'loft' house, parking, 100m to beach

This luxury conversion in a private courtyard off Rue De France, is a three-floor conversion of a former industrial building (the lower level bedrooms are built into the wine bottling chambers!), is extremely quiet, with nobody above or below, and has the enormous benefit of private parking – a rarity in central Nice! The loft-style house has an enormous vaulted, open plan living area including designer Italian kitchen and huge glass windows to a small terrace and the courtyard, and to indoor Jacuzzi area with glass roof. State of the art air con and humidity control is installed throughout. All bedrooms are en suite with either shower and/or bath. Two bedrooms are located on the glass-walled first floor mezzanine and three in the sous sol/basement. Located just one block back from the Promenade des Anglais and with every amenity on the doorstep, the sea is just 100 metres away, Nice Old Town an easy 20 minute walk, and the airport 15 mins by car or tram. The new tram system, now fully open, has a stop two minutes' walk from the house and goes to the doorstep of both airport terminals in approx 15 minutes, as well as Nice centre.

IMPORTANT NOTES
We do not accept groups of young people under the age of 25 unless by very specific prior arrangement, in which case we may request an additional deposit to be paid in cash direct to our housekeeper on arrival and refundable on departure (in addition to the VRBO standard damages deposit). As well as potential retention against damages, any complaints from neighbours regarding noise or antisocial behaviour will result in forfeit of that additional deposit.

Check in/check out: we do everything we can to accommodate your arrival and departure plans due to flights etc, but this depends on outgoing/incoming guests and the availability of our housekeeping team: a same-day changeover may mean that you cannot access the property fully until 16.00 hours. However we will do everything possible to arrange for you to leave bags at the property earlier. We try to offer the same flexibility on departure: in case of a same day changeover we require you to vacate the property by 10.00. However our housekeeper will be in touch with you prior to your stay to confirm arrival/departure arrangements. Please note that out of hours arrivals from 20.00 to 23.00 hours are charged at €50, payable in cash to our housekeeper.

Jacuzzi : We do everything possible to ensure that the Jacuzzi is available to our renters. However, like any hotel or leisure facility, very occasionally the Jacuzzi is out of action, sadly generally due to renter abuse. We will do everything possible to fix any problems as soon as possible but like any such issue this will depend on availability of maintenance engineer and spare parts. Children under the age of 16 are not permitted to use the Jacuzzi. We stipulate no food, glasses can be taken into the Jacuzzi, and users should shower first, to remove pebbles and sand etc. Please note that the house rental rate does not guarantee the Jacuzzi and there is no refund on the rental rate should the Jacuzzi not be available.

Sleeping arrangements : All renters should be aware that there are five bedrooms in the house. Two on the mezzanine above the salon, and three in the sous sol/basement. The two mezzanine rooms look down onto the salon and have a partial glass wall, although it is impossible to see up from the salon into the rooms. There is a blind in the twin room on the mezzanine providing privacy from the other mezzanine room.

The three rooms in the sous sol do not have windows to the outside, although two have a privacy glass panel cut into the floor of the salon above: very contemporary! All have air con and humidity control allowing airflow from outside ensuring ventilation.

All ensuite bathrooms are integral to the bedroom areas. There is a separate additional (no. 6) WC on the ground floor.

There is a small terrace area at the front which the salon glass doors and front door opens directly on to.

Excessive noise and disturbances : The house is located in a very quiet and private residential courtyard, with very pleasant and reasonable neighbours. Guests are required to keep noise to a minimum when arriving/leaving late at night, with loud music and partying inside or outside during unsociable hours not permitted. If reasonable complaints are received from from neighbours and warnings are not heeded then we reserve the right to terminate the rental immediately without any refund of the rental rate and/or loss of the deposit.

Excellent stay for a large group in central Nice
Eight of us (two families with four teens) enjoyed our 7 night stay in Nice at this very centrally located home. Large rooms, beautiful Kitchen and hot tub! Facilities excellent- very well kept! Air conditioning required repair in one basement room and wifi in same room was spotty, however overall these were very small concerns given the beauty of the home. Very quick Walking distance to old Nice and beach as well as restaurants and local shops/grocery. Neighbourhood safe and also nicely slightly removed from the hustle of the tourists. Manager was quick to respond to questions as well! We would certainly return and highly recommend! (Of note after the welcome package amenities such as toilet paper, garbage bags required replenishing by renters - not included- but we were quickly made aware and it was not an issue).

Perfect stay for friends and families in Nizza
We spent some days with kids and friends at this apartment. The contact was super friendly and helpful, very accommodating host.The apartment is very nice, well equipped, modern, clean and spacious. We loved the whirlpool, what a luxury. The location is perfect to explore the city by foot or tram. Excellent bakeries and grocery shopping nearby. 5 minutes (walking distance) to the beach promenade and 15 minutes to the old town. Still, absolutely quiet and peaceful. Safe area and the parking is a big bonus when you travel by car. WiFi worked well. TV with all kind of programs, however, we didn’t use it. We would stay here again when in Nice. Thank you for the wonderful experience.

My first trip to Nice with my 3 sons
We co-ordinated with the local Property Manager on arrival and all arrangements went very well. The local tram stop was only 5 mins walk from the property meaning we had rapid transport links to Nice city and the surrounding coastal area We enjoyed our stay very much. Dave R

Not so perfect
The property sufferes from a lack of proper management. Cleanliness was sorely lacking. The faulty toilets were yet another torment we had to endure. Clogged showers and unpredictable flushing and broken thermostat. The worst aspect of this experience was the abysmal air circulation. The moldy, damp smell that greeted us upon arrival was overwhelming. It was evident that the house had a severe moisture issue, especially in the showers. This mold-infested atmosphere permeated the entire house, clinging stubbornly to our clothes, which required multiple washes upon our return home. Adding to our list were the kitchen cabinet doors, barely hanging on, and a broken coffee machine that deprived us of a morning brew. The air conditioning units were another disaster. Not only was one unit already broken when we arrived, the owners conveniently failed to mention this beforehand. To make matters worse, the air filters appeared to have been neglected for ages, releasing dust and allergens into the already stifling air. The complete absence of fire alarms and smoke detectors raised serious safety concerns. Considering the condition of the property, the money we paid for the rental felt grossly disproportionate. Despite our numerous attempts to communicate our concerns to the owner, their response was far from satisfactory. Their offer of a mere 10% refund as compensation felt like a dismissive gesture, given the extent of our grievances and the impact on our vacation experience.

Why they chose this property

There is no better city for a weekend away, or longer, with numerous flights from all over Europe daily; azure blue seas on the doorstep, mountains and skiing an hour 30 minutes away and of course, French cuisine in the charming old (and new) areas of Nice. This house was converted over 12 months from an old industrial building, that had formerly been a printing press and a wine bottling plant: the domed shape of the wine cellars can still be seen in the bedrooms below. It has a truly enviable location on the doorstep of everything in Nice (including a fantastic boulangerie at the courtyard gates), yet is located in an incredibly peaceful courtyard, with parking. For a stay up to a week, there really is no need for a car. Explore the old town and Cours Saleya flower market. Take the train to Villefranche harbour - magical - or even rent a boat there. Head for museums and art galleries, or the pebbly beach and its concessionaires for a lazy sunbed. Nowhere else does rose wine taste as good as lunch on the beach in some excellent restaurants, overlooking the blue of the Baie des Anges, with only a 100 metre stagger home....
