This centrally located, 2 bedroom 2 bathroom private suite is over 1200 square feet and occupies the full lower floor in a beautifully renovated, quiet residence. Ideally situated in a great neighbourhood and just a 5 min drive from a plethora of stores including Tim Hortons, Starbucks, Famoso, Original Joes, Save on Foods and many more.

10 min drive to West Edmonton Mall and just 15 minutes to the University of Alberta campus, Stollery, UofA Hospital and various specialized medical centres like the Cross Cancer.

Edmonton's extensive river valley parks and trail system are just to the north and you'll have immediate convenient access to major freeways (Whitemud, Anthony Henday) taking you to most all attraction in Edmonton within 15-20 minutes or straight out to the International Airport (YEG) in 25 minutes.

This home is owner-occupied and lovingly maintained. The accommodation is a private, comfortable and family-friendly basement suite with high-quality furnishings and attention to detail throughout. There is a separate, private entry and high-end washer and dryer shared with just one owner-occupant.

Whether you are travelling for work or leisure, you will love all of the space! There are two bedrooms (both have queen-sized beds plus one extra twin mattress if needed), each with large adjoining ensuite bathrooms, a spacious living room, a fully-appointed kitchen including fridge, stove, microwave and dishwasher (all stainless steel), dining area, and island. The finishings from floor to ceiling are new with an emphasis on quality.

Each of the bedroom has hotel-quality beds and linens, a dresser, mirror, night stand, and closet. Additionally, there is a twin size bed mattress of high density foam complete with a mattress protector covering and all bedding; which can be placed in one of the two bedrooms or in the hall in the common area. The private ensuite bathroom boasts a full size tub/shower, sink with ample counter and drawer space and high-efficiency toilette. The second bathroom has a modern sink, plenty of shelf space for toiletries, high-efficiency toilette and a large glass shower stall. Both bathrooms are equipped with hair dryers and some amenities. With huge bedrooms and two bathrooms, tonnes of storage and closet space, it's perfect for families or working travellers. Everyone has a quiet space to go to!

In the kitchen you'll find everything you need to prepare meals and a full-size fridge to keep leftovers and groceries. Everything you need to serve a dinner for four in the adjacent dining room is provided, and there is seating for two at the island. Everything you're used to having at home in your kitchen is here, full size. We even offer a Tassimo machine with some complimentary coffee!

In the living room, you'll find a big-screen TV with cable and Netflix to watch your favourite shows and movies. There is even a PVR so you can record your favourite shows just like home! The soft leather couch is roomy and oh so comfortable!

The home is situated in a family-oriented neighbourhood in the south-central neighbourhood of Riverbend. It's proximity to Edmonton's amazing river valley pathway system is ideal whether you like to take a leisurely stroll, or go for a marathon-distance run.

This suite provides incredible value, far superior to what a hotel can offer for space and cost. You will not find comparable accommodations for less anywhere in the city which is why we welcome past guests back again and again.

From Norma's initial communications to our arrival at the property & our entering the suite, we were impressed. The suite was very warm, welcoming & comfortable and we appreciated the Christmas decorations adding to its' appeal. Amazing home away from home!

This is the third year in a row we have stayed in this suite. It is a beautiful facility and the landlord is very considerate and accommodating! The suite is very homey and yet allows for privacy as each bedroom has its own bathroom. Perfect for sharing with other family members or friends! I would highly recommend this rental!
