About this property

Renovated 1838 barn, with a view for miles. Privacy and nature.

Cupcake Cottage is a small one-bedroom converted barn on 4 acres of rolling Catskill's land. The house has an open loft-like feel, with the bedroom upstairs, the kitchen, bathroom, living and dining areas are downstairs. Guests are welcomed to harvest from the vegetable garden, which provides goodness all summer long. The kitchen is fully equipped with every tool a chef could want, and the house is comfortable and private. A well selected record collection awaits, and high speed wifi too.

The house underwent a major renovation in the fall of 2023, and is now the perfect blend of modern conveniences and old barn charm. A new wrap-around deck takes advantage of a glorious view, with lovely areas to eat and relax. New windows and a new heating/air conditioning system keep the indoors cozy and comfortable, and cooking in the modern kitchen is a pleasure.

Attn Bellyeare and Plattekill skiers: the house is an easy drive to both mountains.

Staying at Cupcake Cottage is like living in a fairy tale...!
To say Cupcake Cottage is unique is an understatement! Everywhere you turn, both inside and outside, there is something that captures your attention and imagination. The host's eye for detail and presentation is simply amazing. We always think of "de-cluttering" as a good thing but in this case it would be sacrilege. No description is apt. The house itself, the grounds, vegetable patch, view, trails and location are all just perfect. We were there for four nights and fell like our entire life has taken a different slant now...in a G000D way. If it's available...book it!

Little cupcake
Well maintained property. House is really functional equipped. We enjoyed our stay and had fun listening to the old records. The wood fired oven makes even the coldes winter nights cozy.

A very unique and special place
This is the kind of place you kind of wish no one else knew about. I think all the other reviews have said it best. Peter is a wonderful person and the best host. I can't wait to come back!

I'm a portrait photographer and spend my time going back and forth between Clinton Hill, Brooklyn, and Cupcake Cottage in Roxbury, NY. I've been renting the house out to weekend visitors for a few years now, and love sharing my little slice of paradise with some very happy guests.

Why they chose this property

Cupcake Cottage was built as a small barn in 1838, and sits on a steep hill way up high. The house fills with light when the sun sets directly across the far valley, and it's completely magical. It feels entirely secluded and peaceful, but is still a short drive to groceries, restaurants, and area attractions. The best of all worlds.

What makes this property unique

There is a hammock under an old apple tree, a fire pit in the meadow, and the kitchen is well stocked with basic pantry items and cooking tools. There is a charcoal grill and a wood burning stove for winter heat. A vintage KLH record player and vinyl collection awaits, and a modern Bose speaker to output ipods and similar devices. Wifi, and an Apple TV with Netflix and HBO etc.
