The Space:

Modern guest house on corner lot in fantastic highly sought after neighborhood.

Brand new renovation. Very nice kitchen and bath. Washer/dryer and parking included.

13 foot ceilings. Concrete floors.

Architect-designed guest house was a potters studio and has been redesigned as a unique living space.

Huge outdoor spaces. On a beautifully landscaped corner lot.

Downtown and Town Lake are five minutes away. Walk to great restaurants, grocery, coffee one block away on West Lynn.

UT is ten to twenty minutes (it's a huge campus, so exact travel time is going to vary).

Sleeping areas are one queen size bed plus one full size leather futon.

Interaction with Guests:

We provide a very comprehensive Welcome Letter and an electronic code for the front door. Late check in is fine. We are available reasonably to answer questions about property and neighborhood.

The Neighborhood:

Highly sought after charming neighborhood with a lot of history and character. Very laid-back. Perfect location adjacent to downtown, Town Lake, hike and bike trails, etc.

Getting Around:

Bus stop one block away. Direct bus route to UT is one block away. Uber and Lyft are very easy to get.

Very close to UT, downtown, etc. Five minutes by car. Downtown is ten to fifteen minute walk through beautiful neighborhood. UT is fifteen to twenty minute walk.

There is also great bike (and kayak and other stuff) rental app in the area. Details in Welcome Letter.

Other Things to Note:

We have an electronic lock system so guests can easily show themselves in. We can accommodate late checkouts sometimes IF we are told in advance.

We provide about 10 KCup coffee pods for guest use. We also provide hotel-style nice fancy-pants soap, shampoo, some toothpaste and mouthwash, shaving cream, toilet paper, paper towels, etc.

We also use a security camera on the outside of the property, for additional security.

House Rules:

• Check-in time is 2 pm. Check-Out time is 10 am.

Absolutely no smoking. This is a residential neighborhood and we respect our neighbors. This means no loud parties, etc. It is very laid-back, with a lot of musicians and artists in the neighborhood, but we respect the need to maintain a reasonably quiet neighborhood. We may require applicants to submit a copy of their drivers license before being considered eligible for this property. The credit card number used must match the name of the person staying.

About Brian Stansberry

We have been providing furnished housing on Capitol Hill in Washington DC for 20 years, through our main business Capitol Hill Stay.

But we've been coming to Austin since I was a fireman in Houston in the 1980s. And we spend months each winter in Austin, with the hope of retiring here.

We are a veteran-owned small local business. We do this full time. This is our only source of income.

We both traveled a great deal both in the military and in private business. Often it wasn't a great experience. So we decided when we started 20 years ago to try to provide the best lodging experience possible - pleasant, clean, professional, hassle-free, and in interesting, well-kept places.

We also pride ourselves on being open to all. We do not discriminate and we welcome all.

Wonderful

I stayed at this property for a few weeks while I was in town for work and was so pleased with the neighborhood and area in addition to the guest house. The space itself had everything I needed and more. Brian was so easy to work with and extremely responsive. Check in and out was a breeze. I highly recommend this spot and even recommended it to co workers in the area who have frequent guests coming into town.

This is a very laid back neigborhood but we do expect guests to be reasonably quiet. No loud parties or gatherings. Quiet hours after 10 pm. Absolutely no smoking.

Pets MAY be considered if requested in advance. Late moveout and early checkin MAY be possible with request in advance. One offstreet parking space is included. Street parking is plentiful. This is a quiet residential area and we request that guests respect that. Please note that we do have a one night minimum but generally if you want just one night on a weekend we are going to need to charge a higher rate, or if you want just one or two nights well for a date well in the future when the week or so on either side of your dates is not rented we may not be able to accommodate that or may need to set a higher nightly rate. Also we do try to get all the major festivals but Austin has a ton of festivals so if you're coming in for one of those and our nightly rate seems super low you may want to ask if it's accurate (no, you won't get SXSW lodging for $125 a night). We may require a photo ID within 24 hours of booking. The credit card used must be in the name of the person booking the stay. Please inquire for details.

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
