Fully furnished stand-alone guest house studio on corner lot in top downtown neighborhood. 13 foot ceilings. 1 block to top restaurants, coffee, grocery. Five minutes to downtown. 2 bedroom cottage also on the same lot. See

For rentals more than three weeks in the future we prefer longer term rentals (longer than a couple of night nights). Please contact us before sending a booking request for these rentals.

The Space:

Modern guest house on corner lot in fantastic highly sought after neighborhood.

Brand new renovation. Very nice kitchen and bath. Washer/dryer and parking included.

13 foot ceilings. Concrete floors.

Architect-designed guest house was a potters studio and has been redesigned as a unique living space.

Huge outdoor spaces. On a beautifully landscaped corner lot.

Downtown and Town Lake are five minutes away. Walk to great restaurants, grocery, coffee one block away on West Lynn.

UT is ten to twenty minutes (it's a huge campus, so exact travel time is going to vary).

Sleeping areas are one queen size bed plus one full size leather futon.

Interaction with Guests:

We provide a very comprehensive Welcome Letter and an electronic code for the front door. Late check in is fine. We are available reasonably to answer questions about property and neighborhood.

The Neighborhood:

Highly sought after charming neighborhood with a lot of history and character. Very laid-back. Perfect location adjacent to downtown, Town Lake, hike and bike trails, etc.

Getting Around:

Bus stop one block away. Direct bus route to UT is one block away. Uber and Lyft are very easy to get.

Very close to UT, downtown, etc. Five minutes by car. Downtown is ten to fifteen minute walk through beautiful neighborhood. UT is fifteen to twenty minute walk.

There is also great bike (and kayak and other stuff) rental app in the area. Details in Welcome Letter.

Other Things to Note:

We have an electronic lock system so guests can easily show themselves in. We can accommodate late checkouts sometimes IF we are told in advance.

We provide about 10 KCup coffee pods for guest use. We also provide hotel-style nice fancy-pants soap, shampoo, some toothpaste and mouthwash, shaving cream, toilet paper, paper towels, etc.

We also use a security camera on the outside of the property, for additional security.

House Rules:

• Check-in time is 2 pm. Check-Out time is 10 am.

Absolutely no smoking. This is a residential neighborhood and we respect our neighbors. This means no loud parties, etc. It is very laid-back, with a lot of musicians and artists in the neighborhood, but we respect the need to maintain a reasonably quiet neighborhood. We may require applicants to submit a copy of their drivers license before being considered eligible for this property. The credit card number used must match the name of the person staying.

About Brian Stansberry

We have been providing furnished housing on Capitol Hill in Washington DC for 20 years, through our main business Capitol Hill Stay.

But we've been coming to Austin since I was a fireman in Houston in the 1980s. And we spend months each winter in Austin, with the hope of retiring here.

We are a veteran-owned small local business. We do this full time. This is our only source of income.

We both traveled a great deal both in the military and in private business. Often it wasn't a great experience. So we decided when we started 20 years ago to try to provide the best lodging experience possible - pleasant, clean, professional, hassle-free, and in interesting, well-kept places.

We also pride ourselves on being open to all. We do not discriminate and we welcome all.

Averaged - 5 star Location, 3 star space, 1 star communication

5 stars: Location! Cute neighborhood, coffee shop, restaurants, grocery store, drug store and park, all within a short walking distance. 3 stars: Space. Studio, plenty of room for two. Lots of natural light with windows at your feet and 15 feet up, none at eye level. For us, the space was crowded with too much furniture, although modern and nice quality. The foundation has a tilt toward the front door, which impacts: cooking (oil all runs to one side of the pan), sleeping (head of the bed falls downhill, enough to notice) and the ice maker thinks it’s full as the ice piles up to one end (minor annoyance). During our 8 week stay, the oven did not work for 6 (a special part needed to be ordered). There is also an issue with water seeping from the bottom of the shower onto the bathroom floor, which needed constant monitoring. The owner said this had never happened before and insinuated we were the cause. Although he did send a handyman, the issue remained. Which brings me to the 1 star: Communication with the owner. All was fine until we disagreed with him showing the unit to prospective renters while were in the space (maybe you would be fine with this, we were not). E-mails about that issue and repair items (shower and stove) were lengthy, argumentative and condescending. When we asked for all communication to be via phone calls, he didn't seem as eager to communicate in person and our last few weeks were quiet.

Owner's Response: This review is no surprise. They are leaving a few key details out. They denied us access to the property nearly from day one. The oven repair they mention was actually a repair of the secondary oven in the $4000 double oven system. At no time were they ever without a cooktop or oven. They just didn't have a second oven. They made scheduling the diagnosis and repair very difficult. And the shower leak. They chose not to tell us about it for a month despite us being very clear on needing to know things like water leaks. In that month the leak got much worse, dislodged multiple shower tiles, and turned a $20 repair into a $500 repair. We should have charged them for it. We chose not to. We made one request to show the property to a prospective tenant in dire need of emergency lodging, with two day notice for the showing. They refused to allow a showing under any circumstances. We lost a six month rental because of this. We had a fundamental difference of opinion on how property maintenance needs work. They seemed to think it was ok to deny us entrance and let things get way worse and more expensive. We disagreed. We chose not to review them because honestly there's enough negativity in the rental world already. But just know if you rent to them you'll be unable to access your property even with ample notice until they leave. And they won't tell you about necessary maintenance items. The rest of the concerns raised are a bit silly. We've had 40 guests there, all quite happy. One positive is that even though the place was filthy during their stay they did clean quite nicely before departure. Though we did have to treat for roaches because of a lack of cleanliness during their stay. The lack of cleanliness sortof explains their unwillingness to let anyone in. It appears they didn't clean the shower or bath once and the kitchen had filth on every surface. And they were good at communicating when it suited them. When it didn't suit them they still communicated after a delay. In 25 years of providing furnished housing and having had a thousand or more guests there are maybe 10 I would not rent to again. This couple are two of those ten.

I stayed at this property for a few weeks while I was in town for work and was so pleased with the neighborhood and area in addition to the guest house. The space itself had everything I needed and more. Brian was so easy to work with and extremely responsive. Check in and out was a breeze. I highly recommend this spot and even recommended it to co workers in the area who have frequent guests coming into town.

This is a very laid back neigborhood but we do expect guests to be reasonably quiet. No loud parties or gatherings. Quiet hours after 10 pm. Absolutely no smoking.

Pets MAY be considered if requested in advance. Late moveout and early checkin MAY be possible with request in advance. One offstreet parking space is included. Street parking is plentiful. This is a quiet residential area and we request that guests respect that. Please note that we do have a one night minimum but generally if you want just one night on a weekend we are going to need to charge a higher rate, or if you want just one or two nights well for a date well in the future when the week or so on either side of your dates is not rented we may not be able to accommodate that or may need to set a higher nightly rate. Also we do try to get all the major festivals but Austin has a ton of festivals so if you're coming in for one of those and our nightly rate seems super low you may want to ask if it's accurate (no, you won't get SXSW lodging for $125 a night). We may require a photo ID within 24 hours of booking. The credit card used must be in the name of the person booking the stay. Please inquire for details.
