Villa Punta Nera is located on a promontory with a splendid view of the sea and Porto Santo Stefano with two descents to the sea.
The villa consists of several units, a beautiful 180 m2 apartment with a large garden, a concierge's house and an attic with a breathtaking view.
The apartment is located on the ground floor, there are no stairs, it has a large kitchen, next to it there is a closet with washing machine. The large garden can be reached directly from the kitchen but also from the living room. On the square in front there is a long stone table for 12 people under an umbrella. If it is too hot or raining we also find in the living room a round table for 8/10 people, in another area there is the living room with two large sofas and the TV. Here the living room has a second door which leads to a second terrace, and from here you can see the sea from the other side of the house towards Giannella. A corridor leads to the large fully equipped kitchen with a dining table and 4/6 chairs. The kitchen is decorated with hand-painted ceramic tiles by the artist Alexandra Khuen-Belasi. Continuing the corridor leads to the 4 bedrooms with double beds, with 4 private bathrooms with shower, the main room has a bathroom with a bathtub, another has a balcony, there is a guest bathroom in the corridor. The master bedroom has a window with a breathtaking view of Talamone. Actually all the rooms have a splendid view. Each room has air conditioning and heating.

The garden ends in a sun terrace with an amazing view overlooking the fishing village of Porto Santo Stefano and wonderful for enjoying the sunset. From there it is accessed via a staircase on the rocks, ideal for diving and fishing, not suitable for young children.
The private beach: The Villa has a private beach in a small bay with pebbles and crystal clear water, ideal for children. This beach can be reached via a staircase from the Villa with a key that only the owners of the surrounding Villas and apartments have. Italian owners who spend holidays with friends in their homes. The water in the bay is low for the first few meters, suitable for children as there are no high waves and water currents, except on days with bad weather or rough seas.
Where one can go and enjoy a day on the Giannella or Feniglia beach.
It is a relaxing place to spend quiet days after the visits and the interesting places and different activities that are found in this area.
Porto Santo Stefano has also obtained the blue flag as a prize for the quality of the beaches and clean water.
The sandy beach: if you prefer the sandy beach you can reach in about 15 minutes from the villa la Giannella or the Feniglia, both 6 km long. La Feniglia a white beach bordered by pine trees and lush vegetation is an unspoiled area of Mediterranean scrub and a national park. There is the possibility of renting bicycles and pedaling along the sea through the pine forest.
Porto Santo Stefano is an ancient fishing village, a gem that in the last 50 years has developed into a more touristic place. Unique, beautiful with its sixteenth-century churches and fortresses and modern comfort with typical fish restaurants, the port, market and the panoramic road with an amazing view.
On the other side of Monte Argentario is Porto Ercole. It is important to visit Orbetello in the lagoon or Capalbio with its Niki de Saint Phalle Tarot garden and the beautiful Etruscan villages of the Tuscan Maremma.
