Two bedrooms offer luxury bedding, quality Serta Perfect Sleeper queen mattresses, plenty of pillows, storage and windows with beautiful views. Well- equipped kitchen with all new appliances. Eating spaces both inside and out. Private patio and garden space. Extra room with comfy couch and desk Two full size sleeper cots available. Living room with smart hdtv & wifi and more views! Private, gated entry. Main house (upper 2 floors) is occupied by owners.

About Riley Watson

We are professionals who have lived in the Seattle area most of our lives. We love to share the villa and surrounding areas with family, friends, and guests from around the world. Riley designed and built our home in 1980 and takes great pride in the architecture, the views, and the ambiance we have created. We continually are on site, enjoying making the grounds even more beautiful for everyone to enjoy.We have traveled to Italy for inspiration here at the villa. We practice LA DOLCE VITA daily!!!

Because the views are SENSATIONAL!!!!! The hillside lots offered the opportunity to build a view home with unique gardens and enough room for a pickleball court. The drive up the hill reminded me of Sausilito and the Italian Amalfi Coast. The villa is in Kirkland, Washington, rated #5 Most Liveable City by Money Magazine. Our hillside and home are featured on the article's cover photo.

Originally built as a New York Contemporary, Riley has entirely converted the interior and exterior to Tuscan. We are 100% committed to living the Italian lifestyle. Come share it with us!!!! Summer allows us to hang sheets on the line, grow tomatoes, pomegranates, & grapes, smell the lavender and roses, and sip vino as we relax and enjoy the VIEWS!!!!!

Tranquil getaway with all the comforts of home

My friend and I stayed here during a gals' weekend getaway. We thoroughly enjoyed our home away from home. Riley and his wife were gracious hosts who greeted us, showed us around and gave us recommendations for things to do while staying here. They were attentive and helpful without being intrusive. We particularly enjoyed our private garden overlooking Lake Washington, and spent time each evening relaxing and taking in the surroundings. We truly wanted for nothing and felt like we were staying with long-time friends. The beds are extremely comfortable, and the villa is well appointed with all of the essential items needed for cooking and grilling. This is truly a peaceful place to kick back and relax after a great day of sightseeing. Great location for those who want to explore beyond downtown Seattle. My friend has vowed to never stay in a hotel again, and we would both stay here again in a heartbeat. Thanks, Riley!!

We enjoyed our stay!

Riley was very helpful in getting us settled and orientated to the property. To have a full kitchen, laundry, and comfortable living space was very much appreciated. We were there in the winter but the landscaping looks amazing. I would recommend this property because of the fantastic view and location. The road is a little steep so be careful. It will be worth the drive. Sandy

A wonderful retreat for 3 sisters during a busy Christmas season

We thoroughly enjoyed our stay in this lovely, spotless, comfortable and roomy villa. We were surprised that there were several steps to go down to get into the unit, but they were very sturdy stone steps, shallow in their rise and nice and wide with a good railing for our older sister to use. The winding road to get up the hill to the home was a little intimidating the first time we drove it in the dark, but we got used to it and the magnificent view that resulted from the climb was well worth the effort. As previously mentioned, the beds and all the furniture were VERY comfortable; the kitchen was stocked with everything we could think of and more with high quality flatware, dishes and glassware; there was plenty of storage and closet space in each room; the den could easily accommodate the twin inflatable bed on it's sturdy stand so each of us had our own space; the bathroom had loads of counter space, drawers and a cabinet for storage for 3 women. Riley is the consummate host -- happy, helpful, available and more. He carried all our luggage down the stairs when we arrived and brought it back up early in the morning when we left for the airport. We felt cared for but private; isolated but near everything we needed and more; and we would love to return sometime in the future.

Relaxing

We stayed at the villa for three nights. We had a great time there. The kitchen was nicely equipped with everything we needed w our stay.

The rooms were comfortable and the views were breath taking from the patio, living room, and bedroom. You could see Mt. Rainer from the villa.

Outdoor patio was nice and there was a small bbq pit out there, which we took advantage of. They also had a washer and dryer which was convenient! There's even wifi.

Riley the host was very friendly and welcoming. He was very attentive of our needs.

The only con, is a little remote from down town Seattle. Driving time is approximately 20 minutes. But if you're looking for a nice retreat, this is it. Well definitely stay here again next time were in town.
