Very unique 1 bedroom fully furnished Casa in a walled in compound.

Villa Alta Dos at Calle Sierra Gorda #10 is nestled in the exclusive, quiet Atascadero neighborhood, only a 15 minute walk to the center of town. Originally constructed in the late 1980’s, the Villa was designed in an Italian Mediterranean style unique to San Miguel de Allende. The compound walls assure security and privacy and enclose a large terraced courtyard with gardens and lawn and three buildings - the renovated, fully furnished rental Casa, a smaller uninhabited Casita, and the Studio for that is available on request for your guests only during your visit.

The design of the Casa is intended for a single or couples as the sleeping area is on a mezzanine without separating walls and overlooks the living room. The high ceiling living room with clerestory windows add much light and a feeling of airiness to the interior ambience.

Amenities include a fully equipped kitchen, water purification system, comfortable queen size bed, large wardrobe, 32” TV with cable/HDMI connection, excellent WiFi, ceiling fans, fireplace, heater for the cold winter nights, washer and dryer and full use of the courtyard for outdoor living and entertaining. Three hours of housekeeping service once a week is included. A 'House Book' is provided with important and useful information about living in the Villa.

The final stretch of road leading to the Villa is single lane, paved with rough cobblestone and is moderately steep. Sturdy walking shoes and moderate physical fitness are a plus for a really pleasurable stay. Taxis are readily available for the uphill trip and rainy days and cost 35 pesos (less than $3) to El Centro. Radio called taxis for pick up at the Villa are a little more.

No parking is provided but limited street parking is available about 250 yards downhill from the Villa. It is recommended that you do not maintain a car during your stay.

Veronica Alvarado, the Hostess and Property Manager, will greet you at the Villa when you arrive and will be there for your departure. She can arrange transfers from Leon (BJX) and Mexico City (MEX) airports and will respond to your special requests, questions, and emergencies.

Your Hostess and the Property Manager at Villa Alta Dos is Sra. Veronica Alvarado. She is a native of San Miguel de Allende and studied Business Management at the University of Queretaro. For six years she managed some of the finest hotels in SMA. In 2001 she joined a local real estate firm and had a very successful 11 year career selling real estate. In 2012, Sra Alvarado opened her residential management business. Combining her knowledge of local real estate, residential services and property management, she has been serving property owners of SMA with excellence, honesty and honor. Sra Alvarado has a large network of tradesmen, vendors and service personnel and she and her team are committed to providing you with the highest level of personal service.

John Sims is the owner of Villa Alta Dos. Semiretired, he has 42 years of experience as a professional builder, contractor, and hands-on building tradesman. He spent 18 years as a Building Inspector for the City and County of San Francisco. His interests include travel, photography, general and military history, aviation, golf, art and architecture. Sims bought and renovated the Villa during the summer and fall of 2014. He resides in San Francisco on Alta St on Telegraph Hill, 'Alta Uno'.

A very nice property

We found it to be comfortable, relaxing and a perfect place to unwind after the activities of the day. It was a nice 3/4 mile walk to the Jardin and a little over a mile to a nice supermarket. Everything we needed was here and we enjoyed the visits from the two neighborhood cats.

Great spot!

Charming, private place to stay while in SMA. Loved that it is a private, walled compound...reading on the patio in the morning sun, photographing butterflies as they flit from flower to flower in the garden. It's an effort to walk back up after wandering the city (at over 6,000 feet elevation) but after 3 round trips on foot I started taking a taxi home most of the time (less than $3 US). It's light & bright, has a spacious, well equipped kitchen that I barely used. Felt like home. Yes, I would heartily recommend staying at Villa Alta Dos.

Quiet and Comfortable and a Great Workou

In all our trips to Mexico, the neighborhood around Villa Alt Dos was the quietest place we’ve ever stayed, and other than having an oddly loud refrigerator, it was a peaceful and comfortable place to spend a week. The Villa is a short 15 minute walk down to the Jardin along the picturesque “cobbled” roads (the roads in SMA’s historic district aren’t so much cobblestones as “dumped” river rocks, so no matter where you go you’ll need thick-soled shoes).

The walk back up from downtown requires a bit more vigor. It’s only a half mile from the Jardin, but there’s a 200 foot elevation gain. Not that big a deal, but remember the - anything but smooth - road surfaces of SMA.

We walked back to the Villa several times a day, including late after dinner, and always felt safe…with a ““Buena Noche” unfailingly met with the same response and a smile. 

The Villa is reasonably well appointed, and the space heater will come in handy for the cool winter mornings. The internet was fast and reliable.

The house was nice! The description of street was much more steep than was told! We are both good

Shape but it was challenge going up hill. We had problem with electricity going out for hours at time, we also had trouble getting hold of the agent when needed her in our 2 week stay. Taxis were hard to get going to town unless you talked Spanish they would hung up on you! Norma Healy

Casa Alta Dos

We reluctantly write this review as we do not want the "secret" of Casa Alta Dos out and about. We want it all to ourselves every February and March for years to come! The casa is perfect for two people, very well designed and furnished. All the mechanicals work perfectly. The neighborhood is quite safe as we tend to be walkers even during the early to mid evening hours. After 10:00 pm take a cab home from Centro for $3.00. The casa is a fifteen minute walk to the Jardin (downhill); twenty minute return (be mindful of the hill). As active seniors, we had no difficulty with the spiral stairs or the hill. The casa's staff are wonderful, especially Veronica the Property Manager. The walled compound does not have a view of the Parroquia but the grounds are beautiful. This is our seventh year visiting SMA and we have never enjoyed a casa more. In fact, we already booked our stay for 2017. When John finishes the casita, it will be perfect as our family will be able to visit us in SMA. But please, do not tell your friends about Casa Alta Dos; it has to be our little secret!

Our home away from home

Everything in the home is beautiful, you can see John has put a lot of love into it. Super confortable and beautiful house where you really feel at home. Walking distance to the Jardin ( downtonwn plaza). Very quiet neighborhood. Veronica and John were amazing and made us feel welcomed all the time we stayed. We fall in love with San Miguel de Allende and the house and will definetely be back.
