Nestled into a lush hillside on the east coast of St. Maarten at Dawn Beach is a lovely boutique condo hotel. It is just minutes from the French side of the island and the community of Oyster Pond. Specializing in personalized service and spacious suites, Princess Heights is ranked by travelers as one of the top ten places to stay in St. Maarten.

Our top floor Unit 501 has beautiful ocean views from its large, covered balcony with lovely trade winds. Enjoy your morning coffee there as you watch the sunrise over Dawn Beach with St. Barths in the distance. There is a seating area with two arm chairs and a Frontgate cafe dining set which seats four. "Perfect, especially for watching part of the Heineken Regatta", comments our guest from March, 2016.

Our spacious, 1000 square foot, fully air-conditioned condo has a master bedroom which has been upgraded with a king size Serta I-Series mattress, new pillows, flat screen television, bedroom furniture and luxurious bed linens. Pottery Barn blackout drapes and rods have been installed. The view from the bedroom balcony is well worth waking up to.

The en suite bathroom is tile, marble and granite with a tub/shower combination. There is a half bathroom conveniently located off the hallway to the bedroom.

The spacious living room has been newly furnished with a queen size Italian sofa bed featuring the 'rapido system' with a Simmons mattress, comfortable chairs and reading lamps. A Samsung 58" HD television with a Blu-ray disc player is on the contemporary media stand. Choose what to watch from the collection of 60+ DVD/Blu-ray discs. There is also a premium wireless Bluetooth speaker for listening to music. The eating area has four dining chairs surrounding the glass top table with reupholstered bar stools at the eating counter. There are also Pottery Barn blackout drapes convenient for the guest who is sleeping on the sofa bed. Both the bedroom and the living room have Hunter ceiling fans.

The kitchen has granite counter tops and has been upgraded with stainless steel appliances including a new convection range, microwave oven, dishwasher and refrigerator. The kitchen has been fully equipped with all new cookware, blender, toaster, Cuisinart coffee maker, kettle, dishes, glassware, flatware and cooking utensils. This is a kitchen where one can make breakfast, a quick snack or a gourmet dinner.

In addition, all of the conveniences such as a hair dryer, in room safe and iron/ironing board are available in the unit along with free wireless internet.

Our guests (two sisters) from February, 2016 said it best. "We had such a wonderful time and truly enjoyed your home so very much! It's absolutely perfect."

Not only do we have Dawn Beach, with its beautiful turquoise water within walking distance, guests can also enjoy several other beaches just a short drive away; Le Galeon, Maho, Guana Bay and Orient Beach which is famous for its water sports and beachfront restaurants. Pinel Island is a ten minute ferry ride from French Cul-de-Sac and there are day cruises to Anguilla, St. Barths and Saba.

The island is renowned for its European influence from both its Dutch and French ancestry. There is an international flavor to the island shown by the shops, markets and restaurants which flourish here. Nearby is Oyster Pond which is home to a picturesque marina with local restaurants and bars. The Dutch capital of Philipsburg is just a fifteen minute drive away with its boardwalk, restaurants and shopping on Front Street. The gourmet capital of the Caribbean, Grand Case and the French capital, Marigot are also easily accessible.

Princess Heights offers an onsite pool with lounge chairs and umbrellas, a private gym and laundry facilities for your use at no additional cost. We have also provided two Tommy Bahama beach chairs, both a soft and hard cooler and ice packs for our guests.

There is ample parking available at either the main parking lot or the upper level gated parking lot. Our unit would either be two flights of stairs up from the main level parking lot or two flights of stairs down from the upper level parking lot.
