Vivaro is in the West End. By car are you less than 5 minutes to the heart of West End Village. There are no comparable private beachfront homes this close to West End. Be careful to understand the location of each property you are considering. Vivaro is a private home - not a hotel. It is privately managed, well maintained, and a purposely designed vacation home that is rented sparingly throughout the year to vacationers who will respect and enjoy the house.

The house is a 4500 square foot luxury home built directly on your own 115 wide by 78 feet deep white sand beach. In front of you is stunning Mangrove Bight and the Meso-American reef - the largest barrier reef in the Western Hemisphere. From your morning coffee on the deck to floating in the creative infinity pool at sunset, you will not want to leave. The house sits on a 3/4 acre lot which offers plenty of space and privacy.

The central great room is spacious with extremely large accordion doors that open onto a sprawling deck with stunning views.

The 2500 square feet of outdoor deck space surrounds a large infinity pool with a tanning ledge and offers spectacular views of Roatan's fabulous reefs and spectacular sunsets. There is ample furniture, from lounge chairs to sun beds, to a large shaded table for all your group to relax, sun, dine, play games, or read.

The four spacious and identical master suites each face the ocean and each has a large deck. Each has a Kind bed. The master bedrooms feature Honduran wood floors, blackout curtains and luxury linens and towels. The large bathrooms with marble counter tops include rejuvenating rainfall shower heads and private toilet rooms.

The fifth bedroom is a great bunk room that has 24 foot high ceilings and custom-made triple bunk beds that were handmade from local Honduran wood. The bottom bunks are double beds, and the middle and top bunks are twin sized, totaling six beds. Ladders lead up to the second bunk and a platform between the beds, from where the top bunk can be easily accessed. A lofted media area tops this room off with a twin trundle bed, TV, DVD player, and lots of pillows to relax or watch movies. Its bathroom also has a rainfall shower head and separate toilet. Kids and adults alike will love the comfort and space of this room.

Additionally, there is a also powder room in the great room and a 7th bathroom with separate shower and toilet outside below the pool on the sand.

The chef's kitchen is large with white stone counter tops and dark Honduran wood cabinets. The GE gas cook top is on a substantial island with seating for four. There are two GE convection ovens. The double door LG refrigerator features UV filtered water and ice. The kitchen has been meticulously outfitted with high quality knives, cookware, dishes, silverware, etc.

Our goal is for Vivaro to be as energy efficient as possible. Every option from LCD lights to energy star rated appliances help to conserve daily usage. The power on Roatan is diesel generated and there are frequent, but brief outages. At Vivaro, because of solar panels and battery storage you thankfully will never know when the power goes out. You will have lights, AC (in the main house bedrooms - AC in loft room and 2 masters on left side of the house will not work during power outages), water, and be able to cook. Internet and TV also go down during power outages - this is usually the only reason we know there has been an issue.

The solar power you use is included. However, it is not enough to power a full house. You will be charged for the electricity you use. With intelligent and careful use of AC, lights, and fans this charge should be minimal. This means AC only at night or when in the room, AC set at around 22 degrees, lights and fans off when not needed, etc. The battery back up can only support the house at night or during a power outage if it has time to charge. Energy conservation should always be a goal if you want to minimize your charges. The meter will be read upon check in and again at check out. Charges will be deducted from your security deposit.

The central AC (the large great room and kitchen) and the two masters and loft room are not connected to solar. If you choose to use the central AC, the charges will be more than average. The split unit AC's in the bedrooms are very economical but you should still turn off when not in the room to save charges.

Charges have ranged from $200 to $500 depending on the renters personal choices.

There is a $200 cleaning charge for all groups. This includes on average light cleaning 2 times in 7 days and a deep cleaning after your checkout. Sheets and towels will not be changed every day. Water is scarce and conservation required. We expect guests to keep the house and kitchen reasonably clean during there stay. If you desire more frequent cleaning please let us know so we can book a trusted cleaner.

We also include transportation from the airport to the house for stay of 5 days or more. (One car or van per group. We can help arrange additional cars if needed.) There is an additional $10 charge for the driver to wait while you shop at Eldon's. If you choose to rent cars, we will sent a driver to guide you to the house. We can help you arrange the return trip and quote you a price.

No guests or parties allowed without prior arrangement. Only those listed in the required signed contract and paid for will be allowed at the property.

We are open to events. There will be additional event fees. Please inquire.

Vivaro - Beachfront is privately managed. We do not use a rental company. You are renting our home to make it your own dream vacation home during your time on Roatan. Please call us or feel free to ask lots of questions. It is important to us that our home is the right fit for your group.

*You will need to purchase and bring some household items - shampoo, body soap etc. Some cleaning supplies are provided but we hope you enjoy your vacation and leave the laundry for when you return home with wonderful memories. We have some snorkel gear but not enough for everyone. There might be some pool floats - or the last guests popped them all.

*We love feeling a bit local on fabulous Roatan - meeting new travelers, expats, and locals at Sundowner's is a not to miss activity. Experiencing the small grocery stores, buying some fruit on the street, meeting a local cat, realizing how loud the tiny mosquito eating geckos can be are the some of the many experiences that made us choose Roatan as our vacation spot.

Why Tanya chose West End

We choose this property because of its perfect West End location and privacy. Most lots we looked at were not RIGHT ON THE SAND. The location is also very private - there are no people and no cars (like on Sandy Bay beach) driving down your beach. In fact, we are almost at the end of the road. There are very few spots in West End or West Bay that offer this much seclusion while still being so close to the action and activities that make West End so special.

What makes this villa unique

It was important to us to be close to West End. A remote location away from a mini market or a sunset bar did not appeal to us. West End is an authentic little village right on the sand with everything you might need. The dive shops, bars, and restaurants are so friendly and welcoming. Roatan is truly a special place filled with a diverse international crowd.

Cleaning fee is $200. Housekeeping is provided during your stay - approximately twice a week depending on length of stay and your schedule. We can arrange more cleaning, suggest a chef, childcare, transportation, sailing, fishing, etc. Our on island managers will be available before and during your stay to make sure you have everything you need for a trip of a lifetime. We also have a full time groundskeeper to keep the beach and pool perfect.

amazing property

This is THE best house we have ever stayed in. We were a group of 3 couples, and It was so nice to each have a master suite. The beds were comfortable. The view is breathtaking and there are views from everywhere in the house!! We enjoyed having the beach area as well as the pool. The pool is great and we loved the different levels of the pool so we could lounge in the pool. The kitchen is well stocked. And yes, Mark the manager, was fantastic. he was very helpful and an invaluable asset to this property. he helped us with some of our reservations, gave us great island insight, and helped with anything with the house. look no further this is the perfect rental.

Owner's Response: Thank you so much for the fantastic review. I purposely designed the house with four master suites after staying in many with one ensuite master and other inferior rooms. It was never fun to have to decide which paying adult or couple stays where. I am glad you enjoyed the space, privacy, and the stunning views. They never get old!!! We also enjoy the fun pool - it is sometimes hard to leave the property to visit nearby West End. We are fortunate to have found such a great manager and other support staff. They truly are vital to our ability to keep Vivaro at the high standard we, and our guests, expect.

Breathtaking views!

We recently spent 4 days at the breathtaking Vivaro House in West end, Roatan. The house is incredible and no detail has been spared. The house has a fully equipped kitchen with modern appliances. Each bedroom is modern with beds that you melt into, private decks with a view, and large modern bathrooms. The house literally has 4 master bedrooms. Even the 5th bedroom that is designed with the kids in mind will “Wow” every child in your family with its three story bunk bed and lofted living area.

The main living space opens up to the deck via massive glass doors that make the house feel huge (IT is very large already). Modern patio furniture is strategically place throughout the large deck so that you can relax and unwind outside your room, or in a common area. Again everything designed with a modern feel.

The view is spectacular. My wife and I enjoyed the ability to walk off the deck and directly onto the pristine white sand beach and watch the Sunset every night. We even enjoyed a glass of wine from the infinity pool one evening while watching the sunset go down and a beautiful catamaran sail by. Whether your thing is paddle boarding on calm ocean first thing in the morning, or lounging in the infinity pool. This house provides everything.

I have travelled the world and I can tell you that the staff at Vivaro are second to none. My group was particularly difficult and demanded everything last minute. The staff was extremely accommodating and went out of their way to do everything possible for us. A special thanks to Mark, Matt and Andrea for you exceptional service.

I promise you will not be disappointed and it was well worth the money spent.

We look forward to returning to Vivaro again the next time we are in Roatan.

Living Large on Roatan Island for Spring Break!!

We stayed here for Spring Break - there were two families - five adults and 9 kids ranging from 10 - 17!! We had an amazing time! The van that was sent was prompt and the drivers were very friendly - we stopped on the way to the house to get groceries (bring a list) the store has a lot of American labels. We LOVE this house - it accommodated our large party nicely!! The bedrooms are BIG! The kitchen is well stocked - including a crock pot! We especially loved this house because it has it's own private beach - we loved that the kids could paddle board around the bay and then rinse off and enjoy the infinity pool! They have a pool guy come every day to clean the yard and keep the house maintained - also the cleaners come every other day -- just wonderful. Mark Flanagan who helps manage the property helped us with all our outings and reservations - we hired Blackies Island Cooking to come and cook for our families - it was so good!! We also hired Junior the Pizza guy - that was a great experience - as the kids got to create their own pizza - his crust is amazing - you will crave his food. We did all the tourist excursions that were available - and all of Marks recommendations were spot on!! We have definitely fallen in love with Roatan - and will be renting this house again!! Everyone is so friendly and helpful!!

These are the facts we wish we knew:

  • 1 of 5

1. The "bay" in front of the house is a murky lagoon with zero visibility and has aggressive biting marine amphipods that chewed a circle around my son's leg quicker than he could pull it out of the water. My sons would not go back in the water the rest of the week. To be clear, these critters are different from the sand flies/biting midges on the beach discussed in other reviews. These are in the water. I wouldn't believe it if I weren't right next to him but it happened. I'm sure they don't attack every day but they are there (near the house dock in shallow water) and you can google biting amphipods to learn more about them.

2. There is no live coral whatsoever or (desirable) marine life in front of the house accessible by swimming or kayaking. You need to drive into town and get on a dive boat to see anything other than rocks, amphipods and trash.

3. The house was built with inadequate water and power infrastructure for its size. For example, the bunk room + two other bedrooms are not on the generator and when the power went out (it goes out all the time), it was 90 degrees in the bunk room and our kids could not sleep. Additionally, you will be warned ad nauseam that the HVAC system will break if you turn it on for too long or in too many rooms and the water tanks might run out of water if you don't ration the water appropriately. One of the house rules is to not splash water out of the pool. Seriously.

4. Caretaker often burns debris in a big fire on the vacant lot adjacent to the house. Smell and smoke can be rather bothersome when out on deck. We asked him to stop but the next day the fire reignited on its own so we again had to endure the smell.

5. Property manager is like Mr. Deeds, suddenly appearing in your family room without any notice. This was quite startling to my wife. He comes over daily with a rottweiller off-leash which scared our 4-year olds.

6. You need to add the security deposit into the cost of stay and assume it will be withheld rather than returned. The energy charge will be added on but additionally we were charged for "pool damage" that preexisted our stay. The owner will respond that they just know it was us, and that's the problem - short of photographing every single defect on the property immediately on your arrival, any allegation is a he said/she said problem and they control the deposit. Assume at least some portion of it will be contributed to the house deferred maintenance fund.

We love Roatan and West End and are sorry you and your family did not embrace the differences in life experienced on a tiny Caribbean Island compared to New York City. Over 1200 guests have enjoyed the house and the pristine reef a short swim away - you must not have made it out there. We have withheld the damage deposit 3 times across our three properties since 2014. Two times have resulted in vindictive, inaccurate bad reviews such as yours. The third was able to take his ego out, admit the damage, and enjoy the memories of a fantastic vacation. To our future guests, we will let the recent reviews above and below and on our other three listings speak to the quality and service provided by Vivaro Roatan.

We thoroughly enjoyed the beautiful beach house and its amazing oceanfront beach. We were awash in the beauty of creation. The home was incredibly well designed and built with great attention to detail. Especially appreciated were the 4 identical master suites which gave each couple wonderful accommodation. . The owners and property manager took great care to ensure we enjoyed many wonderful activities and great food during the week. Whether a Hatteras excursion, fly-fishing, local island food or gourmet dining, all was enjoyed. The house staff was extremely attentive and kept our home away from home impeccable. We especially appreciated how the owners were passionate about pouring into this island community.

Beautiful property and great location

The pictures of Vivaro don't do t justice, it's even prettier when you get there. It's located on an amazing little bay with fantastic snorkling right off the beach. The house is perfect, open floor plan, well designed, and has everything you may possibly need. The beach is clean and well maintained, and Mark the property manager is the man on the island who can help you with anything. We truly enjoyed this trip and Roatan.
