About the property

A waterfront porch to relax

This property is a unique and well appointed floating condo with all updated features. It has two bedrooms, one with a queen bed and the other with a double bed. There is 1.5 bathrooms which share a shower but still retain complete privacy for each bedroom's occupants. The kitchen has all of the features of a modern home such as a full size refrigerator, new stove and microwave. Small appliances include a coffee maker (coffee provided), blender, toaster, electric can opener along with dishes and glasses and more. The kitchen surfaces are solid Corian with indoor dining seating available for 4. All furnishings are very upscale. The art features a local artist, Tom Tiffin, who has captured a very authentic portrayal of a local shrimp fishing boat. The best feature is the large front porch which offers a spectacular views of both sunrises by looking to the right and sunsets on your left. There are always either boats, fish or birds to view from your porch. Today, I saw 2 dolphins swim by. This area includes seating for 6.. The all electric 950 sq. ft. houseboat offers all of the modern systems including an easily controlled air conditioner/heating system It has an aluminum hull and is surrounded by a new floating dock system which makes getting off and on a breeze. A comfortable temperature can be maintained at all times of the year by merely opening the front and back doors to the river breezes. This is indeed a wonderful way to spend a relaxing and comfortable vacation.

About Karen Hoff

My husband and I fell in love with Apalachicola a couple of years ago and decided to make it our home. We have spent the last 20 years renovating our 1850s Victorian home along with raising our 2 sons. We are avid history buffs and have only begun to research the historical importance of the Florida panhandle. While my husband is still working full time as a Construction Official for a town of 65,000, I am spending much of my time in Apalachicola after retiring from a 30 year banking career as a Commercial Lending Officer.

Why Karen Hoff chose Apalachicola

After renting the Reelaxation (the sister houseboat to the Southern Comfort), I found that staying aboard a houseboat was so relaxing that I wanted to spend more time. The amount of activity going by on the water was so interesting from the commercial fishing boats going out for a successful trip to luxury yachts just out for fun. Watching the dolphins swim by, the pelicans perching on the nearby posts and birds of all varieties diving for their food, it is truly a never ending experience.

What makes this house boat unique

We chose this property for its sensational views of the sunrises and sunsets from the front porch. A relaxing afternoon floating on the houseboat while watching all of the activity or just enjoying the cool breezes with a good book. The location is ideal with easy walking to the area shops which feature local artists' work and a wonderful variety of local restaurants. The sandy beaches of St. George Island are only minutes away by car. There are several golf courses located in the area as well. But, of course, the best fishing is in Apalachicola with a variety of fishing guides such as Capt. Jimmy Maxwell, a fifth generation resident who offers a variety of tour options.

Exactly what we were hoping for.

This wonderful houseboat was just wanted we were looking for: a unique and comfortable place to get to know the sweet town of Apalachicola. The houseboat was pristine, bright and cheery. We so enjoyed sitting on the deck and watching the birds, boats etc. Mrs. Hoff and her son were wonderful hosts.

Really enjoyed the Sunset "River Tour" sponsored by the Maritime Museum. Very informative .

Would love to come back.

Won’t Forget the Forgotten Coast

The Southern Comfort was spacious and comfortable. Beautiful view of the river, wetlands, and sunrise from the back deck. Karen was very responsive and helpful. Apalachicola is a cute little town and a 5 minute walk from the boat. Nearby St George Island State Park offers pristine beaches. My wife and I enjoyed being in a “no high rise, no condo” unspoiled area along the Gulf Coast.

Poor air conditioning

Poor a.c. & no heat if needed. No light for reading in bed. Too much money. Had to pump out gray / black water every two days. Loved the town and the area, gained 10# in our stay.

Owner's Response: I am sorry that you did not enjoy your stay. As I reside on the houseboat right next to the Southern Comfort, I would gladly have provided additional lighting in the bedroom as I do have additional lights readily available.. I am not sure where the miscommunication came from regarding the heat/air conditioning. Both air conditioning and heating work perfectly and require a simple switch on the thermostat. I wish that I had known that you were uncomfortable and I would have quickly worked to rectify the situation. Yes, I do have to empty out the holding tank of this houseboat every couple of days to insure your comfort. While this may be an inconvenience, it is an absolutely necessary part of living on any houseboat. If I did not make this clear upon your check in, I apologize. It is important that every guest understands that the holding tank is important so that absolutely nothing goes into the water. Hopefully, this response helps clarify some of the issues. I hope to see you again for a more pleasant stay. Karen

Thoroughly relaxing!

We thoroughly enjoyed our stay. We could not have had a more relaxing vacation. The houseboat was very nice inside and the back porch was great. There was a nice view of the river and we were able to fish off the back porch. We cannot say enough about Appalachicola. Please don't change!

Fun and convenient location, but really just for one couple.

My wife and I celebrated our 38th anniversary here and we really enjoyed it. The houseboat is only two blocks from town center, and Apalachicola is a fun little town. We really loved the mornings and evenings on the back deck watching the shrimp and fishing boats coming and going. There is excellent fishing in the area, and numerous beautiful beaches to explore. Several of the bars provided live entertainment every night, which was a pleasant surprise.

I give the houseboat 4 out of 5 stars only because it really is only capable of housing one couple comfortably. The second bedroom is barely big enough to hold the bed. We used it for our suitcases, which was fine. There is also only one shower shared between two small baths. Again, no problem for one couple, butbit would be very "cozy" for any more. The final issue is that you are on a boat with fixed water tanks, so you have to be somewhat careful about water consumption (although Karen will refill them when needed).

Overall we really enjoyed it and would do it again.

Apalachicola is a historic town dating back to the 1700s when it was one of the most active ports for the cotton trade behind New Orleans and Mobile. It has retained the historic homes and museums and many offer tours at various times during the year. My favorite is the Historic Homes Tour which is put on by Trinity Episcopal Church during the first weekend in May. In fact, Trinity has a long history and an interesting story. Apalachicola is world famous for their oysters and provides almost all of the oysters served in Florida. They are served in all local restaurants with the freshest being served right next door at Up The Creek Raw Bar Restaurant. Fishing is most desirable in the waters around Apalachicola. One of the best fishing guides is Capt. Jimmy Maxwell of Backwater Guide Services who also offers wonderful tours of the area and may pick you up right from your houseboat. Within the last several years, the town has developed into an active artistic community with a variety of styles offered around town. The local restaurants offer a variety of the freshest fish that I have ever tasted - often right off the local shrimp boats. The shopping options include resort clothing and antique shops. If the beach is your passion, then St. George Island is only 10 minutes away and has some of the most beautiful white sandy beaches in the state. In fact, it has recently been rated by Dr. Beach as the third best beach in the nation.
