Everyone that stays absolutely loves the house. It was built with family love

The setting of this property has been called by guests as “totally idyllic, rustic with a modern eclectic influence”, and most important to us “made for the perfect relaxing weekend”. This house is equally amazing year round and is a great base for any activity you want to do in the area. We are just 4 miles from Woodstock village that has so much to offer from amazing restaurants, great food markets and lots of entertaining old hippies playing guitar or beating their drums. The areas beautiful lakes, mountains, rivers, restaurants, shopping and cultural scenes provide plenty to do whatever time of the year you visit, but you may just want to stay and chill out at the house.

The original house was built in the late1800’s as one of the worker houses for the local Glass factory on the Sawkill Creek. (In 1809, in addition to the sawmills and gristmills already operating along Woodstock’s many streams, the first glass factory was built in the hamlet of Shady.) When we purchased the house we added a whole new modern extension to the back of the house which includes a large vaulted ceiling kitchen/dining/family room with a wood burning stove, a walk-in pantry, 1/2 bathroom, utility room with washer and dryer that also serves as a play area for little kids. Upstairs we added the master bedroom and large en-suite bathroom with vaulted ceilings.

Downstairs in the new cook's kitchen, you will find everything from a food processor, Expresso maker, baking pans, dishwasher and other necessary appliances you will need to cook amazing meals. Under the high vaulted ceilings are 100-year-old Barn siding floors with underfloor heating so dance away, these floors have seen everything. The wood burning stove in the corner heats up quickly to warm the whole room. Sit at the kitchen island, dining table for 10 or chill out in one of the easy chairs and read a book. In summer open the back doors and sit out on the covered patio and watch dinner being grilled on the gas and charcoal bbq. Walk through to the original downstairs of the house which has been opened up to be one big open room with little corners to make your own. Sit by the fire and watch a movie, talk about fun times on the queen pull out sofa beds, or snuggle up next to the modern bookcase full of all sorts of interesting reads. If you really have to do some homework, use the wifi and sit at the Mid-Century desk and try not to be distracted by looking out the window!

In summer we have a/c units in three of the bedrooms and one downstairs in the living room area and plenty of fans that can be used in other areas of the house. Woodstock in the summer is all about the swimming in the pool or numerous swimming holes! In winter we have forced air heating along with extra portable heaters were you need them. Light the wood burning stoves first thing in the morning to heat the whole house all day, (We supply the wood) and at night fill the “hot water bottles” (Yes it's the English side of us!) to keep you warm in bed.

Upstairs accessed by the original farmhouse stairs (a little steep, but that's how they made them back then!) are 4 bedrooms and 2 full bathrooms.

The private master queen bedroom is in the new part of the house so has high vaulted ceilings, old barn siding floors and is accessed through a sliding barn door. The roomy en-suite bathroom has a relaxing soaking bath/shower and is shared with the bedroom next to it. The bedroom looks out onto the front lawn which in summer is enveloped by the trees, and in winter looks out onto the beautiful Catskill hills.

The other three bedrooms are in the original part of the house and consist of one with a full-size bed, on-suite bathroom and a view over the back lawn and pool. Then there is the front corner bedroom (a little bit smaller) again with a full-size bed, but it makes up for it with a beautiful view of the stream on one side and the other over the back lawn and pool. This front bedroom shares a bathroom right outside the door and also looks over the stream. The 4th bedroom is the smallest and so is best suited for kids as it has 2 bunk beds and very little room for much else. Sure if you are not a big guy you can sleep comfortably with the memory of summer camp days, however, sleep is about the only thing you will do in this room. This bedroom looks out onto the front lawn which in summer is enveloped by the trees, and in winter looks out onto the beautiful Catskill hills. It shares the bathroom in the hall with the front corner bedroom. All of these bedrooms offer the sound of the stream to fall asleep to if you keep a window open at night.

In the season we have several seating and relaxing areas on the property including hammock, lounge chairs and seating and dining Poolside, plus a fire pit to roast marshmallows.

The house is a result of our love of travel, bringing up kids, and shopping from local yard sales. It is furnished with things from around the world, things donated and collected, from old flags to Mid-century pieces of furniture. It's a house to chill out and enjoy, not to worry about kids playing with things they shouldn't be, and having the dog curl up on the sofa.

In summer enjoy water tubing or fly fishing on the Esopus, canoeing and Kayaking on the Hudson River, horseback riding, rock climbing, tennis, golf, and biking around a beautiful reservoir. Visit the largest traditional Tibetan Monastery in the US, climb the beautiful Overlook Mountain or take a dip in one of the numerous water holes in the area.

The fall is absolutely gorgeous, and the Woodstock Film Festival always attracts a crowd. This is also a great time to enjoy apple picking, pumpkin carving and the wonderful foliage of the Catskills Mountains.

The winter offers plenty...Hunter Mountain is a skiers' paradise. Bellayre, Windham Mountain or Plattekill are also nearby. There's great sledding right in town on the aptly named Sled Hill. The iconic Town of Woodstock comes alive with lights over the holidays and is very picturesque. We have someone who will clear the drive of snow, and snow shovels to clear a walkway.

In Spring everything is waking up. The trees are coming to life and the rivers flowing full from the melting snow. It's a great time for a hike and come home to a hot chocolate, or just hang out at the house in front of the fire or if we are lucky and get an “Indian summer” sit outside in the sun next to the outside fire pit.

There is a caretaker for any emergencies, and a housekeeper for optional weekly/daily cleanup (maid service not included in rent, extra charge of 200, depending on how many days and people). This is a dog-friendly house with a fee of $75 p/dog. Note that the property is not fenced in, but is enclosed by the creek, the hill and the woods and the road is down a hill. Please confirm with me first the breed and how many dogs.

In Woodstock: Woodstock Film Festival; Maverick Chamber Music concerts; Bearsville Theater; Levon Helm’s Midnight Rambles, Farmers Market; The “Big Deep” water hole; Dharma teachings and practice retreats in the Karma Kagyu tradition of Tibetan Buddhism at the KTD Monastery.

Getting Here: Trailways Buses from Port Authority (dropoff 1 mile from house); Amtrak – NYC Grand Central or Albany to Rhinecliff (20 miles from house); Stewart International Airport-Newburgh (47 miles from house); Albany International Airport (all major airlines, 60 miles from house); Metro-North NYC Grand Central – Poughkeepsie (30 miles from house).

Important to know to get to house: The bridge at the bottom of the road of MacDaniel road is currently under construction so the normal route coming through the town, through Bearsville is NOT the way you can currently use, so do not follow your GPS as it will probably take you that way. You must turn right at the square in Woodstock onto City Rock road, and follow that up over Outlook mountain hill, past the Monastery and down the other side all the way to the bottom of the hill to where you will see construction, and the house is on the right just past the barriers. It is about 1 mile longer than the regular route and work is expected to be finished by October. Also note that during week days there may be some construction noise, but it should not be disturbing, and they finish work at 2pm. Sorry about this inconvienience.

There is a mandatory cleaning fee of $200 for every week of your stay, which is for cleaning the whole house and doing all house laundry (Not personal). Pool heating costs are between $35 to $100 per day depending on the average temperature at the time of rental and the week before, and I reserve the right to decide how much that will be the week before your arrival. Notes:
Noise: Because we are in a valley and the noise reverberates across to the other side, we ask that you turn off any music playing outside after 9:30 in the evening and just to be considerate of our neighbors. There have been complaints in the past and the police have had to come and investigate the issue. Should you not adhere to this request and I receive a complaint from the police or neighbors after you have been asked to quieten down, I reserve the right to ask you to leave the property in default of this contract, or withhold money from your deposit up to the full amount to compensate my neighbors.
