Charming 3BR, 2 Bath In-Town Home in Historic Distric

If you've been browsing listings in Rockland for families, you may have noticed there aren't many with three bedrooms, two bathrooms, a really large dining table, and a convenient mix of queen, double, and twin beds. Sadler House offers those benefits, but it's a short walk from all the excitement of Main Street. This sweet, in-town property has the charm of its 1900 origins, but was given a fresh update in 2014, including amenities like a Nespresso machine and free Wifi.

Park your cars and spend most of your week exploring Rockland on foot. Our home has the unique advantage of being just blocks from Main Street, but it is located on a street that is tucked back from the main road and doesn't serve as a thoroughfare.

You won't be able to decide if Rockland is more fun for kids or for adults, when you see the amazing collection of shops, restaurants, and other attractions just a stone's throw from our front steps.

Additionally, we have a large, fenced yard so you can let your children play outside with minimal supervision or simply relax outside in your Adirondack chair all by yourself. A four-burner gas grill and propane are provided.

PLEASE NOTE: PER CITY REGULATIONS, WE CAN ACCEPT NO MORE THAN 6 ADULTS IN A PARTY OF 8 (at least two in a party of 8 must be children).


Not only do we provide all bedding and towels, but you will find your beds all made up when you arrive. Clean duvet covers are put on the comforters for each new group of guests.

We have one queen room overlooking the front of the house, with an en suite bathroom that features a tub with a Victorian shower handle.

There is one cozy double room overlooking the backyard.

The bunk room sleeps four and also overlooks the backyard. PLEASE NOTE: THE TOP BUNKS ARE LIMITED TO KIDS due to weight limitations, but the bottom bunks sleep adults or children very comfortably.

Living Room: Features a flatscreen TV, comfortable sofa, and two armchairs. Streaming network and basic cable channels are available via Roku, as well as Netflix and DVDs. Puzzles and games are also provided. We have a bluetooth BOSE speaker you can connect with to stream your favorite music from your devices.

Dining Room:

Our farmhouse table easily seats 8 people. High chair available upon request.


Our kitchen is fully equipped with cooking utensils and everything you need to prepare and share your meals. Plates, glasses, mugs and silverware are all provided. The counter seats up to 3 for casual meals and conversation and the casement windows open onto the side yard, allowing the breeze in on warm days. Our stove, refrigerator and dishwasher are all new as of 2014 or 2015, as well as the stainless sink. Breville oven and microwave are available and we have a Nespresso machine, drip coffee maker, and French press! Lobster pot provided.

Sun Room:

Our sweet sun room has windows all the way across and looks into the backyard. It has two comfy armchairs and a slipper chair and features a small flatscreen TV and a Wii.

Main Bathroom:

Spacious setup with a double vanity, walk-in shower, and laundry.

Baby Items:

We also offer a number of amenities specifically for people with small children, including a high chair, pack 'n play, plastic dishware, books, toys, and outlet plugs.

Our cleaning service uses organic products and vacuums with allergy filters. We are totally pet free (no pets are ever accepted, so those with allergies can rest easy) and have no carpeting to harbor extra dust and other allergens!

About Alicia Steffann

We live in the busy suburbs of Northern Virginia and work in the fields of software and education. We have two little boys and lead a busy, if fairly ordinary, life full of work, classes, pick-ups, drop-offs, and swimming lessons. Work and family provide reasons for us to make our home in the D.C. area, but we yearn for a place with less emphasis on commuting and rat racing and more reliance on the simpler pursuits we remember from our childhoods.

Whenever we tell people we bought a house in Maine, they ask us if we have family there.


In fact, we didn't even grow up by the water. Both of us moved around a lot. Between us, the list of places we've lived spans most of the U.S.A. and even part of Europe. However, neither of us ever lived close enough to the water to smell the salty air. In 2009, we attended a wedding on the New England coast and stayed right on the water. WE WERE HOOKED. From that moment forward, we devoted ourselves to realizing our dream of owning a coastal home in Maine. We spent four years visiting towns in and around the mid coast and as far up as Acadia.

When we're on vacation, we want to get away from the car-dominated, commuting lifestyle we lead at home, and we want our boys to be able to play freely outside the house. We saw this house and we KNEW it was the one. I never get over the delight of rolling out the front door and strolling to restaurants, parks, shops...the list goes on. Despite its modest footprint, this little house provides lots of flexible sleeping options, two bathrooms, and multiple gathering spaces for adults and kids, all with free wifi.

What makes this house unique

We love Rockland because it's a real, thriving community with inventive business people and countless things to do. You could eat your way through town, with all the great restaurants, and you'll never get bored, with the museums, shops, and other great activities. With all this, sometimes it's just nice to vegetate in the backyard or lie on a beach. You can do that, too! For us, there's no better place.

We stayed here for a long weekend last summer and had an absolutely fabulous visit! The house looks simply amazing (and is spotless!) but yet is also very comfortable, from reading in the sunroom with coffee in the early morning, to hanging out in the backyard for happy hour and BBQing for dinner. The location is great for walking downtown to breakfast and to the art museums and also an easy drive to some great parks for walking and exploring. (We highly recommend walking out to the Breakwater Lighthouse and also driving up Mt Battie to take in the view!)

We were also continually amazed at the attention to detail the owners put into this rental. One example: During our visit we went down to the docks and bought just-caught lobster and made homemade lobster bisque for dinner and the kitchen was equipped with *everything* we needed to make it! (This just does not happen in most rentals I have stayed in!).

We'll be back!

We just spent a week in the immaculate (so important to us!), charming, cozy, well-equipped, and ideally-located Sadler House and cannot recommend it too highly. We were a short walk from excellent restaurants (both elegant and down-home), interesting shops, museums, and a spectacular view of Rockland Harbor. Rockland is perfectly located for day trips to charming towns such as Camden, Lincolnville, Damarascotta, and Pemaquid; wineries; and lighthouses. When we felt like staying in after a busy day, we had everything we needed to cook dinner and plenty of room on the Sadler House dining table to do our jigsaw puzzle on one end and serve our dinner for four on the other. The owners, Alicia and Dan, were extremely helpful in planning our itinerary; and although we had no problems with the house, they made it clear that they were always available to answer our questions. We hope to return to Sadler House next summer. Must get that reservation made!

We chose Rockland for our family because the city is a perfect combination of traditional Maine attractions and exciting new culinary and artistic pursuits. You can conceivably park your car in our driveway and walk to the most incredible restaurants all week, never dining anywhere twice. You can go visit fantastic art exhibits, go out on a lobster boat, or just set your kids free on a rocky beach to dig with a bucket. You’ll find locally roasted coffee, locally brewed beer, and artisan olive oil. You can take invigorating walks both in-town and along the water and never get bored. On the flip side, Rockland provides all those convenient amenities we need sometimes, such as top-notch grocery stores and medical care for those inconvenient accidents. You can order in a pizza if you're too exhausted to go out, and there's a movie theater if you need a rainy day outing. Rockland also provides a fantastic jumping-off point for an endless number of day trips. Camden is a mere 15 minutes by car, and you can easily make an afternoon of visiting midcoast attractions like the Pemaquid Lighthouse or Damariscotta Lake. A typical day for us might be breakfast at the Home Kitchen Cafe, a trip to the Owls Head Transportation museum, ice cream at the Thorndike Creamery, and a leisurely dinner at Waterman's Beach Lobster. It's all right on your doorstep in Rockland. Additionally, the city is the host of three major festivals each summer and other events throughout the year. Don't miss this midcoast gem! You will not regret your choice to visit.
