Enjoy the Best Beach on the Island! If you dont know, ask someone who does - the south end (the 60 and 70 blocks) represent the skinniest part of the island (read as the beach and bay are very close to every house!) and represents one of the most kid friendly neighborhoods on the island!! You have beach entry at the end of your street with life guards...which is where you can go swimming (and you can only go swimming in front of the life guard stands which are placed in 4-5 block increments).

Bottom unit (first floor) duplex condo located 1.5 blocks to Avalon’s best beach. This four bedroom, two bath unit faces south to take advantage of southern breezes, bright sunshine and a setting sun. The unit offers a great room with comfortable living area, spacious dining area and kitchen with pass through and breakfast bar. The floors are wall to wall carpeted in the living room, dining area and hallway. The southern facing deck is expansive, partially covered and a fabulous place to sun bathe or enjoy an evening cocktail. This area of Avalon is among the quietest on the island, close to the beach, within walking distance to Brady’s Hoagie Dock, Armacost Park (a bird sanctuary and children’s playground) at 71st-74th St and a stroll or bike ride to Stone Harbors’ 96th Street shopping area. You'll appreciate the private off street parking (2 cars) and private outside shower on the side of the home.
