Our house is a calm, comfortable and convenient base from which to explore all of New York. It sits on a hidden, tree-lined cul-de-sac lined with historic townhouses. Built just after the end of the Civil War, it contains most of the original architectural detail. Your unit is the owner’s triplex.
The entrance at the top of the stoop opens onto a wide entrance hallway. To the left is the entrance to the living room with 13’ ceilings flooding the room with light during the day from 10’ high windows. Here you will find the entertainment center with 56” flat screen television, DVD and cable, lounging chairs, and a large sofa pit perfect for family movies or social gatherings. There is also a more intimate conversation space and reading nook set off from the main parlor by a turn-of-the century openwork wood divider. Sliding pocket doors original to the house completely and quietly separate both parlors from the rear bedroom, which overlooks the terrace and back yard. This room can sleep one on a large daybed with full spring mattress, or two with use of the concealed trundle bed. It is served by a small, full bathroom with a rain shower stall, decorated in Moroccan style. The space between the bath and office is occupied by a mudroom providing access to the second-floor terrace and the garden on the lower level. This level of the house is centrally air-conditioned.
The third floor contains a large eat-in kitchen, a formal dining room, a bedroom perfect for an older child or single adult and another full bath. The kitchen, naturally lit from morning to afternoon, allows three to prepare meals comfortably in separate work zones, and contains a walk-in food pantry, range, oven, convection oven and microwave, as well as a wide farmhouse sink with garbage disposal. It is equipped with a large dining table providing seating for five or six. The kitchen connects through a butler’s pantry to the dining room, which seats ten comfortably. Both kitchen and dining room contain independently controlled air-conditioning separate from lower-level central unit.
On the fourth floor are the main bedrooms and bathroom. The master bedroom is at the front of the house. It is a serene, quiet retreat by day or night. It contains a sofa, a luxurious canopied bed, and two large closets. The master bath features an operable, screened skylight, heated marble floor and towel warmer. The bathtub is deep and long enough to fit two adults and overlooks the back yard. Another single bedroom on the fourth floor is outfitted with a high, single, canopy bed. This room has its own nighttime entrance to the bathroom; doors locking from the bathroom side insure privacy during the day. Each bedroom is air-conditioned with whisper-quiet, fully programmable units providing maximum comfort throughout the summer.
Clinton Hill is one of the most central and desirable sections of brownstone Brooklyn. Within 3 minutes walk from the house are a large supermarket, local and organic specialty stores, full-service pharmacy, wine shops, dry-cleaners, and dozens of restaurants, beer-gardens, cocktail spots, cafés and lounges. A few minutes further by foot are the world-renowned collections of the Brooklyn Museum, the Brooklyn Botanic Garden, as well as Pratt Institute, Brooklyn Academy of Music, Theater for a New Audience, BRIC art space, two farmers’ markets, Prospect Park, Fort Greene Park, and the boutiques and restaurants of Prospect Heights and Fort Greene. Additional local amenities include two well-maintained outdoor public swimming pools.
The subway is three blocks from the house and 5 short stops from Manhattan, bringing both the east and west sides quickly within reach. Other transport within walking distance include two Citibike share locations bringing Williamsburg, Park Slope and downtown Brooklyn’s chic shops and restaurants within easy reach. LaGuardia airport is a 25-minute taxi ride, and JFK not much farther; the Long Island Railroad is also just minutes away, putting the beaches and towns of the Hamptons well within reach for day trips or overnight.
