The kitchen has granite tops and comes with everything you need for at-home dining including a fridge freezer, dishwasher, oven and hob, microwave, coffee maker, kettle, toaster, blender, cooking utensils, crockery etc.

The formal dining area seats six with views over the beautiful private pool. The kitchen also has a breakfast bar with stools.

Step through to the stylish master bedroom suite with a king bed, a Smart TV, ceiling fan and an en suite with shower, twin sinks, granite tops and a WC.

Bedroom 2 is an attractive queen room with Smart TV. Bedroom 3 has a beach theme with two twin beds and a Smart TV. Located between bedrooms 2 and 3 is the family bathroom with a bath/shower, WC and granite tops.

After a long day visiting the Orlando attractions, you will love heading home to your private full-sized, west-facing pool! The screened-in pool deck has no rear neighbors. It also has a table and chairs set for 6 for outdoor dining plus sun loungers.

The garage has been converted into a fun games room complete with table football, air hockey and a retro arcade game.

The pool can be heated (optional extra) and a pool security fence is provided for families with small children.

At the front of this single-level home is a private paved driveway with parking for two cars. The home has a laundry area with a washer, dryer and ironing equipment. It has air conditioning throughout, free Wifi and free local calls. There is also complimentary use of a highchair and travel cot (pack and play).

The Tuscan Hills community is in a great location on the US Hwy 27 and very close to US Hwy 192 – this home is just 8 miles from Disney! You also have golf, shopping and restaurants very close by. Orlando International Airport is an easy 30-minute drive. You also have complimentary access to a clubhouse with a gym, tennis and volleyball. This beautiful home really does have everything you need for an incredible Orlando vacation!

LOCAL AND STATE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy.
2. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home are owned and operated by the HOA. Any closures or limits at any time are beyond our control.
4. Community enforced quiet hours: 10pm - 8am.

OCCUPANCY:
The property accommodates a maximum of 6 people and 1 baby. If this rule cannot be followed, please do not book the property. If this rule is broken, the guests will be immediately evicted and will forfeit the full payment and the security deposit.

Sorry, we do not accept groups of students or young adults under the average age of 26.

No pets, no smoking.

No parties, events or gatherings.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT OPTION:
The pool can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive days. Please book pool heat before you arrive. If you request pool heat after your arrival, please note it takes around 24 hours to get to temperature and there is a $20 call out fee to come to the home to switch the pool heat on for you.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature which in the winter months will be in the 60s). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
