Palm Villa is newly renovated and is a fine example of Caribbean architecture, with the pool, deck furniture, exposed beam cathedral ceilings, multiple ceiling fans, screened louver windows and French doors and coral stone tile floors throughout the interior and exterior, create a comfortable and beautiful living environment.

Palm Villa was designed to maximize the views with the pool and pool deck as the centerpiece. As you walk down the stairs to the entrance of this beautiful home, you will catch a first glimpse of the panoramic views you are sure to enjoy throughout your stay. With the newly added covered deck, you will create many memories while dining together at the outside table. For those sunlovers, you are sure to enjoy the all day sun by the pool, but for those sensitive to the sun, there is a shaded area as well, where you can enjoy the outside, without having to worry.

The main house with the kitchen, living and master bedroom are to the left of the entrance and the two guest bedrooms, 1/2 bath and laundry room are on the right. The main house and bedrooms are air-conditioned but if you prefer enjoying the Caribbean tradewinds, the home is fully screened, so open your windows and let the warm tropical breezes envelop you.

A feature we know our guests are sure to welcome are the solar panels with Tesla battery back up system. If the power goes out, the Tesla battery will kick in, so you will not be without power. This will be a welcomed amenity for those unexpected power outages.

Upon entering Palm Villa, you are immediately struck by the magnificent views that open up in front of you, for Palm Villa is located in an excellent setting on Gifft Hill, on a private and quiet hilltop 750 feet above the blue-green Caribbean Sea. Sometimes your view stretches all the way to the mountains of El Yunque and El Toro, 80 miles off in the distance in the rain forests of Puerto Rico. Your captivating views sweep almost 180 degrees and include more than a dozen islands and cays, from Frenchcap Cay and St James islands in the south, past St. Thomas, Thatch and Lovango Cays, and beyond the Hans Lollick Islands in the northwest. At night after a beautiful sunset, the soft lighting, gentle trade winds and twinkling lights of distant islands create a wonderfully romantic and restful environment. During the day, your southwest orientation provides you with blessed sun on your pool deck from 9am to sunset. For those looking for some cover, two 9 ft umbrellas were recently added and are bolted to the deck. If opened the umbrellas offer a peaceful and shaded place to sit and relax or for those looking for sun, the umbrellas can be easily closed and you can work on your golden tan; the choice is yours. The restaurants and many other delights of Cruz Bay are a 10-15 minute drive on paved roads.

Living And Dining: The newly renovated living room is beautifully furnished with a couch and four matching chairs, all highlighted with blues and whites; the color scheme offers a crisp, clean and inviting atmosphere you are sure to relax in to. For those times you are not out exploring, you can kick back and watch your favorite drama or sports game on the flat screen TV or if you prefer listening to music, play your favorite songs and dance around like no one is watching. And for those times you want to enjoy the serene peace of the Caribbean, close your eyes and relax to the sounds of the numerous crickets, tree frogs, doves, songbirds and other 'chirpers' who are constantly singing in the trees outside your windows and doors. For your dining pleasure there is a table for 6 outside on covered pool deck.

Kitchen: The kitchen underwent a complete renovation. Located just off the pool deck, the kitchen has great views and puts the chef right in the middle of the action. The new kitchen has mahogany cabinets and granite countertops, along with a s/s refrigerator, 4-burner gas stove and oven, dishwasher, microwave, and sink. It also includes a toaster, blender, drip coffee maker and a complete selection of pots, pans, and kitchenware. A separate laundry room with a washer/dryer and 1/2 bath are located just off the main entrance to the villa and kitchen. There is a BBQ grill on the deck for your grilling pleasure.

Bedroom Details: The 3 bedrooms are located in 3 separate buildings, providing excellent privacy. The air-conditioned east master bedroom suite includes a king size bed, satellite TV/DVD, tiled bath with shower, and an adjoining sitting room with a day bed, a perfect sleeping area for a younger child. The master poolside bedroom and the guest poolside bedroom both have a/c, queen beds, satellite TV, DVD, water views and en suite baths with tiled showers. All bedrooms contain ceiling fans and are attractively decorated and furnished.

Wonderful property
We returned from St. John last week. Palm villa is beautiful. The view is incredible. The property is clean. The kitchen is well stocked if you plan to cook. There is a grill on the patio that is very convenient. It was perfect for our family. There were 6 adults. Everyone had enough space for our needs. We rarely sat inside but it was very comfortable and had a beautiful table for nice family meals. There is also a large table outside as well if you prefer your meals with a view. The pool was perfect for us. We did get a little lost coming in but it was easy to contact someone and they were very helpful to get us back in the right direction. We can’t wait to come back and would love to stay at palm villa again!!

We had a great stay at Palm Villa. The location is in the center of the island looking down on Great Cruz Bay. The view and sunsets are amazing. The layout of the house is great too. We really enjoyed waking up to the views and watching the sunsets each night.

Amazing view
Great villa that looks over Cruz Bay. The pics on the site do not do it justice. Very recently renovated, it is very fresh. It had everything we needed from beach chairs to coolers. Interestingly with everything electric it had a gas stove with nice pans which we appreciated. We would definitely come back to this villa.

Amazing view, fabulous house!
This was our 2nd trip to St John, first time residential ting a home. It was perfect!!! The view was stunning, and the layout was perfect. We had two smaller kids, and older child, and in laws and it gave everyone the perfect amount of space. It's a great location to go to town and beaches, and was very quiet. I don't think we'LL ever stay anywhere else.

Why they chose this property

When we were looking to buy a home on St. John we wanted a house with a magnificent view, but we also wanted to be reasonably close to Cruz Bay. Our realtor suggested that we look at homes on Gift Hill, the tallest hill that towers over the western end of St. John. The first time we viewed Palm Villa we opened the front door, walked onto the deck and were simply in awe, for we were looking at the most magnificent view we had encountered on St. John. It was a beautiful day and we could see El Yunque and Toro Negro, the 3500’ high mountains in the rain forests of Puerto Rico, more than 80 miles distant. The next day we came back at sunset and were treated to one of the most beautiful light and color shows we had ever seen. We quickly realized that we had gotten lucky and had found one of the most breathtaking views and desirable locations on the island, so we bought it. That was more than 20 years ago and the view is still absolutely spectacular and you can still see El Yunque, way, way off in the distance. The many islands seem to float on a sea that changes colors throughout the day – from cobalt blue, to turquoise, to silver, ink blue, red/yellow and then black. And the sunsets are still absolutely stunning; they’re the best on the island and you don’t want to miss a single one. A glorious sunset is such a wonderful and memorable way to end a pleasant day on the island. Palm Villa is also quite private, and peaceful. The land in front of our house drops off steeply so there are no homes in front of you on Gift Hill. The villa behind is a good distance away, and the neighbors on the sides are hidden by tropical vegetation. For the sun worshippers, there’s enough privacy for a full body, “no tan lines,” tan, and the sun paints the deck from 9 am to sunset. Despite the feeling of remoteness at Palm, this is a convenient location that is a scenic10-minute drive into the groceries, dining and nightlife in Cruz Bay.

What makes this property unique

Palm Villa was part of a five home subdivision built by a local developer in the late 1980’s. Because Palm had the best site on Gift Hill it was the developer’s favorite home and he decided to keep it for himself, so he loaded it up with expensive extras, including higher quality furnishing and accessories, and a 3rd bedroom master suite with a small sitting room and a larger bath. As we mentioned above, the first time we saw Palm we were completely overwhelmed by its outstanding location, and the same is true today. Back when we purchased Palm in the early 1990s there were many first-rate home sites available, but Palm had the best site then, and it still does today. In time, we did miss being close to the water, so a few years later we also bought a home on the water in Hart Bay named Ilios, which we also rent. But we never considered selling Palm Villa; it’s just too unique and we couldn’t live without those magical sunsets and the “far as the eye can see” panoramic views. If you ask us which villa we favor the answer is always the same – the one we’re in at the moment. We love both homes and we love to share them with our guests.
A couple of other features distinguish Palm. On an island of mostly two and three story homes, Palm is all built on one level. The bedrooms are also located for maximum privacy, with the master on the east end of the villa and the guest bedrooms on the west end. We’ve hosted a lot of families at Palm, but our guest books also indicate that a lot of couples have chosen Palm. Judging from the comments we’ve read through the years, we’re not the only ones fascinated with this home and its unique location and views. We sincerely hope you enjoy our home as much as we have.
