If you love nature this is the place for you. Our waterfront property is ideal for folks who are seeking quiet time in a beautiful natural lowcountry setting, with a stellar panoramic view. Spring is here watch the gorgeous sunsets over the water, the 528 sq. ft. deck or dock is the place to be at Waters Edge. Our fire circle faces the water and the sunset. All fire materials provided.

Excellent central location for exploring the Lowcountry. 12 minutes to beautiful downtown Beaufort. Home is in-between Charleston and Savannah. 20 minutes from Parris Island. 5 minutes from MCAS. Our 1,200 square foot home is strictly limited to 6 guests total, adults, children and visitors combined.

The NY Times published a world list of "52 Places around the world to go in 2016." Beaufort is on the list. April 2017, Southern Living, bestowed Beaufort the best small town in the south.

Enjoy what even the locals say is the best water view in Beaufort from the 528 sq. ft. deck or dock. Kids love the swing, climbing rope, volleyball, badminton, tetherball, the dock, toys in the outdoor toy box, the outdoor chalk board, sidewalk chalk along with games in the house. Croquet & Bocce Ball.

The home has a master suite, king bed and 2 chests of drawers. 2nd bedroom has a queen bed and 1 chest of drawers. 3rd bedroom has 2 XL twin beds with water view. Each bedroom has a closet with clothing shelf and luggage stands. 2 bathrooms. W/D. Fully stocked kitchen.

About Cheryl Mansson

Cheryl and Norman Mansson love living on McCalley Creek next door to our guest home. We are both nature lovers and outdoor enthusiasts who are smitten with living on the tidal salt marsh of McCalley Creek. Cheryl has lived in the Lowcountry for 36 years and Norman for 17 years. We have eight grandchildren we immensely enjoy. Norman has 3 married children in Portland, OR, Charlotte, NC and Mt. Pleasant, SC.

Cheryl has a masters degree in Counseling. Norman has a masters degree in Engineering. Norman has a manufacturing company in Varnville, SC. Norman is also a sculptor, you will see 5 of his life-size children statues in the yard of the guest home and one in front of the library in Downtown Beaufort.

Norman grew up in Mt. Kisco, NY and has lived in CT, WA and WY. Cheryl grew up in Litchfield, NY, a dairy farming community on the edge of the Adirondack Mountains. Cheryl lived on a 26' Columbia sailboat for 7 years and spent many years cruising. Downtown Beaufort was Cheryl's home for 25 years, and briefly Yukutat, AK.

We have traveled extensively and are delighted (through experience) to provide what travelers need. Our favorite place is home sweet home on McCalley Creek especially with the kids and grandchildren.

Why Cheryl Mansson chose Seabrook

In a nutshell, pristine nature in a quiet private setting is why we live here and bought the home next door which is the vacation rental. We are smitten with our place! The view is priceless as is the wildlife.

This is the ideal place to unplug and relax in the natural beauty of the lowcountry. The 800' view of expansive tidal salt marsh on deep McCalley Creek was just what we were looking for. The sunsets take our breath away. For early risers the sunlight illuminates the marsh as the sun rises. We love the serenity of our private setting. Dolphin sightings are common, especially in the summer. We have many wader birds i.e. blue and green herons, egrets, ibis, wood storks. We also see and hear osprey, hawks, woodpeckers, owls, king fishers, hummingbirds, bluebirds, cardinals, wren. Cheryl has seen a bald eagle 7 times and a pair once. There is a one acre forest with a board walk to enjoy. Ancient mighty live oaks provide a wonderful shade canopy. We have created a great deal of landscaping which we enjoy. The home is clean as a whistle and completely furnished. Only 8 minutes to Bruster's Ice Cream yummy! 5 miles to a great drive-in movie theater with current movies, it is a great drive-in. 11 miles to downtown Historic Beaufort with many delicious restaurants, unique shops and art galleries. Hunting Island State Park is a pristine Atlantic Ocean beach is 28 miles from the house.

The property boarders the ACE (Ashepoo, Combahee, Edisto Rivers) Basin 350,000 acres of diverse habitats including pine and hardwood uplands, forested wetlands, fresh, brackish and salt water tidal marshes, barrier islands and beaches. The ACE basin offers hiking, boating, bird watching and sceenic drives. We have seen white pelicans and rosette spoonbills at the Donnelly Wildlife Management Area in the ACE Basin I have never seen them elsewhere in Beaufort County.

We are a central Lowcountry location, right in between Charleston and Savannah. Many ruins in our area also.

What makes this guest house unique

The waterfront view is outstanding, unobstructed by docks, a rarity in Beaufort County. The sunsets are stellar. The marsh is ever changing. The flow of the tide in and out is peaceful. Kayaking and canoeing from the front yard. At high tide take a swim in the creek. The night sky is gorgeous. The moon beams on the water. Many species of birds. Dolphin. We shrimp and crab. The live oaks shade the deck and make it a great place to lay in the hammock and enjoy the view, meditate, contemplate, be inspired, read... Great place to be artistic, art and collage supplies available. A nature lovers dream with all the essentials. Within 10 minutes is anything you may need, yet at the house it's you and nature.

I found the manuals to be very helpful, I utilized your restaurant reviews and your list of things to do. I also appreciated the specifics on how to best enjoy all of the amenities and how things work at the house and I thought it was extremely well stocked. I appreciate details and definitely overplan, so it was nice to know exactly how to do whatever I needed to do.



The main things I look for when I book anything are:

1. The number of reviews and the overall rating

2. How descriptive the property details/pictures are

3. Amenities and location (the importance of this varies depending on where we’re going and what we’re looking for).



I specifically chose Waters Edge because you have a lot of really good reviews, it was within our budget, it was waterfront and it had so much fun stuff to do! We enjoyed exploring, but I really think we would’ve been perfectly content to just stay at the house.

Perfect combination of solitude and comfort

Of the many homes I have rented, this one was by far the most thoughtfully set up and cleanest. The location is perfect for laid back relaxation with nature literally at your doorstep.

The kitchen was fully stocked and even included table linens. A wide variety of indoor and outdoor games allowed for home entertainment on both sunny and rainy days. Be sure to look at the tourist books conveniently provided outlining the area and nearby cities. We would DEFINITELY stay here again.

The home and grounds were meticulously maintained. We had a very short visit but enjoyed our time on the pier marveling at the oyster beds and watching the sun set.

Owner's Response: Waters Edge is the place to marvel at the abundance of nature. Last night we heard a new owl. The crabber is very busy as it is soft shell crab season. It is fun to watch the harvesting of seafood everyday from the deck, dock or yard. Bring some marshmallows and enjoy roasting them over the fire (wood provided) creekside with a sunset back drop. Take a kayak out for a paddle. Come enjoy the tranquility of Waters Edge the flowers are gorgeous right now.

Visit to Seabrook

Our stay at the property was ok. The refurbished double wide was neat and clean. The owner gave us a tour and pointed out how things were to be used. There were direction books and postings throughout the house for how to use everything. We didn't manage to read them all and when we were preparing to leave and put towels in washing machine as directed we discovered we'd used to many towels-only supposed to be one per person. I would suggest if the owner decides to update to use user friendly things so that so many directions are not necessary.

Yes, it is a waterfront view, but the tides are quite extreme and for much of the day the view is of muck.

The house is somewhat remote and not near shopping, restaurants, etc. The visitor center cautioned us about area safety, but we did not experience any issues.

There seemed to be a lot of things that a family group might enjoy outdoors.

Directv was available, not with premium channels but plenty others. Wi-fi was very good.

Didn't try kayaking. The tide window for this is 2-3 hours only.

Owner's Response: Unfortunately I have no control over the weather and there was high wind, gusting up to 25mph, and quite a bit of heavy rain during the 3 night stay for these guests. This guest called me 3 days before reserved arrival to tell me 2 or the 4 reserved guests would not be coming. And requested the 2 guests coming arrive a day early and leave a day early as they did not want to drive in the forecasted rain. I welcomed them to come and go on their requested schedule. There is a 5 to 6 hour window to use the kayaks and canoes from the dock at Waters Edge, approximately 3 hours on each side of the high tide. Use of the boats is complimentary. The tides in all of the Lowcountry including all of Beaufort County range from 6' to 9' of salt water ebbing and flowing. Every 6 hours the tide is either low or high. During this guests stay high tide was at noon the first day, 12:32pm the second day, 1:17pm the third day. At high tide and 3 hours on either side of the tide makes Waters Edge view one of all water. Please use as many towels as you like. 10 towels are provided along with a washer and dryer. Towels for outside, kayaking, going to the beach etc. are also provided. As my property description on VRBO states Waters Edge is 12 minutes from town, the map is accurate. If you are wanting a rental in town, Waters Edge is not the place for you. Our focus at Waters Edge is on nature. Sorry we do not provide premium tv channels keeping our expenses low, keeps our overnight rates low. Waters Edge is safe as it gets and the owners live next door. We look forward to our guests enjoying and protecting the gorgeous environment at Waters Edge.

Beautiful View, Somewhat Remote

The view from Water's Edge is spectacular! The house is very clean and comfortable. One suggestion is to upgrade the towels. Unfortunately, the weather didn't cooperate and we were unable to use any of the many options available outside. For us as experienced travelers, we found the multiple copies of the very detailed rules and regulations to be a bit unwelcoming.

Owner's Response: I am sorry the outdoor temperature being 30 degrees below the norm was a disturbance for these guests. It is recommended by VRBO to have a house manual. In addition to the home information in the Waters Edge manual I have added what is available on the 7 acres at Waters Edge so that guests who want to partake know what is here, i.e. kayaks, canoe, swings, fire pit, volley ball, badminton, tetherball, fire pit, outdoor kitchen, golf car etc. The house manual is meant for guests to get the most out of their stay and to protect our home as I do not charge a damage deposit. I have also included local restaurant recommendations and many off property places to experience while in the Lowcountry. Primarily the house manual is information on the house, grounds and surrounding area. I have also developed some rules for the home based on what has been damaged in the past, primarily the $5,000. replacement of the septic tank. My business model for Waters Edge is prevention of damage and costs. As the home owner and manager of my vacation rental the house manual is invaluable. Please take what is useful to you as a guest from the home manual leave the rest. The towels set out for guests are the quick dry towels. For thicker towels please use the set of 6 in the linen closet. As stated in the second paragraph of the Waters Edge listing our home is 12 minutes from town. The map in the listing is accurate. A Pristine Property to Exceed Your Expectations!

I know it's what everyone says, but the photos really don't do it justice. The property that Cheryl has created here is really something special. The space is extremely relaxing and peaceful, and I highly recommend taking advantage of all the fun things to do around the property like having a fire.

Beautiful

Loved the sun, the water, the grass, the trees, all visible from every room! Cozy house kept warm even though it went down to a very unusual below freezing temperature last night. I am thinking of coming back and bringing my wife here next time.

Owner's Response: In the winter with the low humidity the sky and water are so blue. The sunlight makes the water glisten. Come enjoy a fire in the fire pit with a sunset back drop.

This home and property lends itself to folks wanting to relax in a gorgeous natural setting, where dolphins and wader birds are plentiful. The unobstructed view has gorgeous sunsets and lively marsh grass that changes color by season. Enjoy the view from the hammock, chairs or picnic table on the spacious 528' deck shaded by 300 year old live oak tree. Relax on the dock, a special place at sunset or sunrise. Behind the house is a one acre of forest with path for strolling.

We are located on the edge of the ACE Basin. One of the largest undeveloped estuaries on the east coast of the United States. The ACE (Ashepoo, Combahee and South Edisto rivers) Basin consists of approximately 350,000 acres of diverse habitats including pine and hardwood uplands, forested wetlands, fresh, brackish and salt water tidal marshes, barrier islands and beaches. Boating, bird watching, hiking, biking, fishing, and driving tours are available in the ACE Basin. The Donnelley WMA (wildlife management area) and Botany Bay WMA are beautiful and close to the home.

Hunting Island State Park is 28 miles east. It is 5,000 wooded acres with 4 miles of Atlantic Ocean beach. Hunting Island has hiking and biking trails, fishing pier, nature center with excellent classes and events, lighthouse, marsh board walk and as much sun as one can take! House comes with a pass (without pass entry fee is $5./per person). December, January and February horse back riding is allowed on the beach. Deep Sigh Horse Farm will take the horses out for you to ride on the beach.

Downtown Beaufort is 10 miles east. Beaufort has 304 acres on the National Register of Historic Places and is a National Historic Landmark District. Carriage, walking and boat tours available. Beaufort has many delicious restaurants, unique shops, art galleries, antique and thrift shops. The Waterfront Park in downtown Beaufort is lovely, with a play ground and bench swings facing the water.

Beaufort Kayak Tours has historic and nature based tours that are excellent. No experience required.

Beaufort Arts Council sponsors many art and music events.

There are many ruins as close as 5 miles.

A fishing piers within 2 miles.

Check out the Farmers Market in Port Royal on Saturday morning.

Drive-In movie theater with current films 5 minutes from the house.

This is what Professor Emeritus Dr. Larry Rowland, our local historian and author has to say about our area. 'This coastline has more aesthetic tourist values than if you were to combine Yellowstone Park and Williamsburg. The Lowcountry is one of the most aesthetic places in America. Every person who comes here mentions that. You have tidal water and land and sea and sky. You've got this very unusual atmosphere. This is the most humid part of the United States...from Charleston to Jacksonville. So what it creates, as a 19th century poet said, 'is a sky of a softer blue.' The colors become muted. And that creates an imagery. It creates an aesthetic in people's mind. The colors merge together. And, since it is semi-tropical, you have all these flowers and birds that you do not have anywhere else in the United States. Then you see these oak trees that do not grow anywhere else. These are the densest, largest, and oldest trees in America outside of California. So you have this unusually romantic aesthetic that just strikes people.

It's not just the visual. It's actually the tactile feel because you come here and you smell the marshes. Then all of a sudden you see the oysters the size of your hand. All of these things just affect people. These things don't exist anyplace else in the United States. So it is very unique. When people visit us they see and witness a culture that is uniquely different. It is so different that they almost feel as if they are visiting another country. The food is distinctive. The church, and its music, are more important. Our dialect, and even our manners, are different. The Gullahs are our neighbors. It is these aesthetics that people react to without even being able to describe them.

Then, you have a historic aesthetic. We have 500 years of history that is actually here. America started here...not in Jamestown, Plymouth Rock, or St. Augustine. And we have the icons, the artifacts of that history visible to us all over the place. It's this total effect that strikes people. We have 300 years of commentary that says the same thing in every generation. 'This area is so unusual.' 'What a volume of history is here.' And everybody has the same human reaction to it.' When stay includes a Friday or Saturday night I require a two night stay (no one night stays available on Friday or Saturday). One night stays are available for 4 guests or less. 5 or 6 guests require a two night stay.

For Parris Island graduate families please check with CSA Travel Protection Insurance 800.349.8218. This is an option in case your family member does not graduate when expected. The cost is around $39. Please note CSA insurance does require a physician statement.
