Restored 13c Farmhouse in the Upper Tiber Valley, on the Umbrian/Tuscany border.

PROPERTY DETAILS: The whole property is connected to mains water, so the water from all cold taps is SAFE TO DRINK.

This is the perfect location for a family holiday, a romantic getaway, and for seeing all that Umbria, Tuscany, and Marche have to offer or just enjoying the large pool and the wonderful 360-degree views of this un-spoilt country.

The restoration of this old farmhouse was completed, by us, in 2017. It was the farm building to a much larger property, now known as Villa Baroque.

We are located just outside the village of Badia Petroia , up a tree-lined road some 8 km west of Trestina, 45 km North of Perugia in the Upper Tiber valley.

The middle third of this property was first built as a defensive watchtower and dates from the 13th century. It formed part of a line of towers running along, what was then, the border between Umbria and Tuscany.

The two adjoining sides of this building are believed to have been added around 300 years ago. The left side was, until recently, a tobacco drying tower and the right side was mainly used for animals, staff accommodation, and storage.

The property upstairs has 2 very large en-suite bedrooms which face east and, through the French windows with Juliet balconies, you can see the swimming pool and the wonderful panoramic views.

Both bedrooms have US Queen size double beds, bedside tables, chest of drawers, double wardrobe, and HDTV. There is also a single bed and a full-size cot available.
The en-suite marble bathrooms have walk-in showers, sink, bidet, and toilet.

We can also provide a baby bath and high chair if needed.
Downstairs, there is a separate toilet with a sink.

The Lounge has a Log burner, queen sofa bed and single chair, coffee table, and HDTV, with access to the patio and garden via French windows.

There is a large, fully equipped kitchen/dinner, with a large table and chairs to seat 8 people, dishwasher, electric cooker, electric hob, microwave, and fridge freezer, with access to the parking area via French windows.

The utility/laundry room houses a washing machine and a central heating/hot water boiler. The gas central heating is available at an extra charge.

The whole property is fully Air-Conditioned which is available at an extra charge.

The 16m x 5m Swimming Pool is 1.2m to 1.8m deep and is serviced and cleaned weekly.

The 18m x 6m Sun deck faces east, so having the sun all day. It provides a wonderful panoramic view of the Nestor valley, the hills all around, and the Apennine Mountains.

The property is accessed through electric remote-controlled gates with a video camera to the 8 car parking area. Inside the property, there is a video screen to show you who is calling and buttons to open the main and side gates.

For your safety and security, the whole property is protected by a security alarm system and all rooms have built-in fire and smoke detectors.

We are very lucky with this location; just 30 minutes drive from Perugia our regional capital and the closest airport. Pisa, Florence, and Ancona airports are within a 2-hour drive and the two Rome airports are less than 3 hours away and just 70 miles from both the Adriatic and Mediterranean coasts.

Very beautiful stay In Italian countryside
We had a wonderful stay in this house. Ideal for a family wanting to spend some time together in a calm and relaxing location. The house is beautiful, with a very nice view on Umbrian countryside. The garden and the swimming pool are great to relax and rest. The region is charming to enjoy Italian countryside and good food. Barry and Brenda are very welcoming guests, always available if you need anything.

Family Holiday Stay
Barry and Linda, were lovely hosts and have done a spectacular job restoring this absolutely beautiful property, immaculately realised and expensively kitted out, beautiful furnishings and good quality and comfy beds. Gorgeous bathrooms and fully fitted kitchen with everything you need. A really stylish property with stunning views and a huge swimming pool. It is situated in an area of stunning rolling hills and scenery. The most local town is not picturesque, however does have good supermarkets and pizzerias. Within 20-30 mins you have Montone and Citta di Castello which are both beautiful and really worth a visit. If you're happy to drive further , in an hour you be in Perugia or Assisi. Can highly recommend this property if you are looking for a secluded getaway in beautiful surroundings.

Amazing property in Umbria that exceeded our expectations!
First off, as beautiful as Barry's pictures are the place is even prettier. The view across the property, the mountains, the pool...it was amazing. Barry and his wife are warm and inviting and had many recommendations in the area. But there is so much to do I think we only got through a few of them. Barry communicated just the right amount before we got there, answering questions, etc. The kitchen is also much better than you can see in the pictures and while we never cooked, it would have been easy to do so. I can't say enough nice things about this property and the hosts, except we would love to come back next year! Thanks so much! Caio!

Linda and I are from Oxfordshire, England. Before we retired we owned and operated petrol service stations in England. After we retired, we purchased land in Florida, USA, and built two villa rental properties which we rented out for short-term holiday rentals.
After doing this for 18 years we sold up and moved to Italy. In 2011 we visited Umbria several times and eventually found this property, which at the time was a dilapidated ruin, not lived in for over 30 years, and falling down, but, we knew at once, this was for us.

Why they chose this property

We wanted our holiday home to be in Umbria, this beautiful part of central Italy. Which, unlike Tuscany, it is not built up or overcrowded. It still retains that 'old world charm that has been mainly lost in so many places. We were lucky to find these buildings, which had been unloved for a long time but had great potential, and with wonderful builders and lots of local help, it has taken us over six years to fully restore and bring them back to life.

What makes this property unique

We looked hard before buying; we wanted a property that had history and character and that could be developed to our needs and, more importantly, the needs of you our holiday seeking guests.
It needed to be, like the petals on a flower, with us in the middle and all the places you and we would wish to visit all around. It fits this requirement perfectly, for you can drive in any direction and visit all the wonderful places your guide books on Umbria, Tuscany and Marche will tempt you with!
