Enjoy a 2000 square feet home on a high hightop with wildlife all around.

Large first floor condo with a king bed in two bedrooms, two double beds in the third bedroom, queen sleep sofa in the living room. Limit to 8. Sit on your deck and enjoy a drink while watching sunrises and sunsets on the James River. Five minutes driving distance to Busch Gardens and Water Country USA, fifteen minutes to Historic Williamsburg and William and Mary College. Pool, golf, & health club off property. Also WaterCountryUSA is a ten minute drive to an awesome waterpark.

I am a retired Realtor in Maryland who desires to share my second home in one of America's great resorts. I have recently decided to terminate my rental agreement with Kingsmill in order to rent to guests who desire longer stays. At the same time, I have greatly reduced the rental rates in that I am not operating a daily hotel service. Resort pools are not part of this rental.

When I first drove into the community of Kingsmill on the James River I immediately fell in love with the best that Virginia has to offer. I was already drawn to the history of our country in Williamsburg and wanted my grandchildren to experience the beginnings of our land. The beautiful golf courses, walking and biking trails, tennis, marina, ponds for canoes were over the top.

Having Busch Gardens, WaterCountryUSA, museums minutes away completed the picture for a great stay on the James River.

What makes this condo unique

I have discovered that Kingsmill can be enjoyed year round. A gated community offers the feeling of security on early morning walks. Eagles fly over on their way to the river to fish. Leaves turn in the fall. My wife enjoys having the choice of high end shopping in the historic area or the outlet malls located minutes away. Our stays are not long enough and we continue to return.

The sounds of the train whistle and the fireworks of Busch Gardens excite our grandkids. Our guests' reviews tells the the story of living on the historic James River. Talk about unique.

Nice holiday gathering place

We enjoyed a very cold weekend at this condo over the New Year's Holiday. Its floor plan was comfortable and private for 2 couples and 3 kids (my parents met our family of 5 for a long weekend). There are three short hallways off the living room/kitchen with a bedroom/bath at the end of each. The view of the James river, including sunset was terrific and we really enjoyed the holiday decorations which the owners kindly left in place. The fireplace does not work (we asked this question and knew before be booked our reservation). It was an easy 15-20 minute drive to Colonial Williamsburg and to the (recreated) Jamestown settlement. Our kids are 8, 10 and 14. Some friends told us not to bother with a pass to all of the buildings in Williamsburg but we would actually recommend this; the kids were interested in all of the history and it would have been a good way to get a break from the cold. The coldest day (the high was less than 20 degrees) we went to the Ripley's Believe-it-or-not museum. Though we expected it to be a complete tourist trap (and it is expensive), it was surprisingly entertaining for both kids and adults.

Immaculate tons of room and beautiful scenery

Condominium was everything that we expected. The property is absolutely beautiful and you can see the James River from the bedrooms. All three bedrooms have a full bath. The condo is stocked with everything that you could need.

Our stay 7/27 - 7/31-2017 (Sponaugle & Casto)

Had a really great time. Fred is such a wonderful person to work with and deal with. His condo is anyone's dream of a well maintained, stocked, comfortable and relaxed atmosphere location. He keeps you informed of what to do and how. We were a little disappointed in Busch Gardens but we had a great time at Water Country USA, the Cabana was the way to go if taking small children. It rained all day off an on but who cares, you get wet anyway. It was nice staying in Fred's place because we could use the shuttle to and from Busch Gardens and Water Country. Didn't have to pay for parking which saved us money. If you are looking for a great place to stay, reasonable price and the patio's were just the perfect place to see deer, rabbits and all kinds of wildlife and the scenery of the James River was just beautiful in the late evening and early morning. Call Fred today and book that condo, he is the one to see.

Our 3rd visit!

My family and I are planning our 3rd trip to this near perfect condo in July. It's such a great find! It's a beautiful, rasonably priced 3 bedroom condo in fantastic location. The setting is gorgeous and there is easy access to both Colonial Williamsburg and Busch Gardens. The condo is also well furnished and quite lovely. It's great for families. Fred is a thoughtful host to boot.

Great condo, perfect location, fabulous views.

The condo is fabulous in all aspects, better than the pictures. The location is perfect. The bedrooms are spacious, well appointed and clean. The bathrooms are modern and functional, effectively making each room its own master suite. Each bedroom even has its own thermostat. The kitchen has all of the appliances you need, all are in good shape and work well. All of the furniture is new and clean, none of the worn-out stuff you see in some places. There are three outside porches, all with views of the James River. We would stay here again in a heartbeat, and look forward to our next trip to Williamsburg.

Busch Gardens and Water Country USA are 5 minutes away. Historic Williamsburg is 15 minutes away. Golf, tennis and restaurants are 15 minute drive off property. My condo, Graves Ordinary is located within the Kingsmill Resort, but is not part of the hotel. The amenities of Kingsmill will become a private club in 2014. Other options are available nearby. Call me.
