Mark Newman and his family have owned and has enjoyed this ranch for over 15 years. When asking Mark why he bought this property, he said ' I bought it so I had a place to go where no one could bother me.' Our family is from Riverton Utah. We are the outdoor/sporty type. We have spent many weekends hunting, fishing, hiking, riding motorcycles, ATVs and horses at this ranch.

It's located right between Fish Lake and Capital Reef National Park. Also, many miles of hiking and ATV trails can be access directly from the front porch.
We love making time to spend at Horse Valley. If we want to relax, there is no quieter place. If we want to plan a hike or adventure of any kind, the options are endless. There is a refreshing and revitalizing feeling that comes from a few days spent at the Horse Valley Ranch.
The cabin was even more spacious and well situated than the pictures. Awesome views and centrally located between Capitol Reef and Fish Lake with additional lakes and ponds closer by for some quick fishing trips. Excellent place to visit.

Arrival- there were many flies buzzing around the inside of the house. House wasn't clean -piles of dead flies in the window seals, dirty fridges with many expired items taking up space. Also a very "funk" smell coming from the downstairs bedroom area -like a dead animal. Chose to ignore all if these negatives -had a great time at the property. We even did laundry, cleaned kitchen, swept, and killed many flies before we left. Worth mentioning -we dealt with 3 different people from the time we rented the cabin till our actual stay. Paydon was nice in the beginning when we first rented the property. Turned out to be a little impersonal as he wouldn't answer my calls, but instead sent a text message saying to contact Shasha when I tried to reach him closer to our rental date. Shasha turned out to be his sister, Alicia. No complaints about her -easy to deal with. She ended up traveling to the UK shortly before our stay, so she passed us off to Brenda, the mom. At first Brenda seemed nice. She answered any questions -no issues. It wasn't until our stay was over and I sent her a text message to thank her, that Brenda turned very nasty. She told us that we treated the property more poorly than any other guests (maybe they don't get many guests). Safe to say that we were all aghast that she would say this especially due to leaving the property borderline cleaner than when we arrived. One of the kids threw up on a sleeping bag which we tried to clean, but was too large to fit in the washing machine (what else could have been done?). Said the house cleaner found gum on the floor in the kids room. Brenda sent pictures, so it appeared that the gum was a simple matter of picking it up and throwing it away. She also claimed that we broke a picture. The picture fell down randomly when my wife was standing in the hall. Tried to put it back, but it was not secured very well at all (the reason it fell down in the first place). Tried calling Brenda right away to apologize & discuss the issues. She wouldn't answer my call & later sent me a text message saying she was watching a movie. I texted back & was very apologetic, but never got a call back (impersonal & unprofessional). Claimed via text it took 4 hours to clean house (may want to look at hiring a new cleaning person). Didn't know that they would file an insurance claim if cleaning was too long. Brenda's change in demeanor and attitude left a very sour taste in our mouths and made us want to warn others.
amazing property in the middle of no where if you are from the city but in the middle of everything if you love nature and the milky way. Nicely cared for. Clean and comfortable.
Nice comfortable cabin, only thing I'd recommend is if your going to stay take your own grill and propane the ones there are not very clean and in pretty tough shape plus if your afraid of mice take sticky traps we caught several. Other than that really comfortable.
Once a year our family meets in Utah from all over the country, to ride "off-road" dirt bikes. We all met at the House in Horse Valley Ranch. It was secluded, but had all of the things necessary for our stay. I even heard my Father say "When we come here next year we won't need to bring as much stuff as we did this year". The accommodations were the best we have had and we have been meeting up in Utah for 19 years. The house was nice , there were plenty of beds for all of us and the owner was very accommodating. The stay was affordable and Dish Network was provided in the Family Room. We even had a pool table to play on when it was raining and we could not ride. We plan to stay here next year.
From Lyman, Ut, travel 3 miles east on a gravel road and you'll find yourself at Horse Valley Ranch (Take the right at the fork in the road when you see the sign for Horse Valley Ranch). This is the place to experience fresh air, spring water, and complete freedom. Your family can enjoy ATV riding, hunting, fishing horseback riding, and hiking adventures that all conveniently start right from the home; there is no extra traveling required. Spotting Deer, Elk, and other wildlife is an everyday normality. You will have the option to fish nearby lakes and the Fremont river with local professional fisherman as your personal guide to guarantee fishing success! The property is located between Fish Lake and Capital Reef National Park. If you would like to further expand your outdoor options, Capital Reef is 35 miles away and Fish lake is about 30 miles out where even more great fishing, hiking, and senic views can be found. Calf Creek Falls is an amazing hike located 66 miles away which includes ancient ruins and a breath taking water fall.
