A brief walk away from the house, down some stairs & a concrete path will lead you to the Beach and Pavilion area. Offering access to, depending on River Levels, a small beach at low tide; a nice sandbar at high tide. There is also a covered Pavilion with a couple of picnic tables, benches, & grill, right next to the river.

RESERVING RIVER LOOKOUT

Each Vacation Home is unique and has different policies. The Rental Agreement must be returned signed. River Lookout is in a quiet rural residential neighborhood. We ask that our guests respect that and the surrounding community.

The house & grounds are NOT to be used for large Parties, Weddings, etc. Unless pre-agreed to and Event Fees paid. The rates on this site are based on a lodging stay, which generally excludes visiting guests (non-overnight guests). Quotes are based on the information provided. If it is not stated there will be visitors, it is assumed there will not be any visitors, that the count of adults and children is accurate. Any Pet must be declared on the inquiry; Pet Fee paid. Please provide Overnight guests, pets, & if anticipated, the visiting guest count with inquiries. Any details you wish to include on your desired stay are always appreciated.

RATES based on GUEST COUNT

To keep the house rented and since 16 people rarely travel together, rates are based on less than the house can sleep.

As dates approach, available dates or during the off season, smaller groups, needing less space, can book at a reduced rate. If your group is less than 9 people:

NOTE:

1. Floor Plan available showing areas of house you will have access.

2. Rates Rentals for less than 8 people are available 3 - 6 weeks prior to an available date.

3. Because cleaning fee can't be adjusted on the "Book it Now" it has been factored into the nightly rates, with smaller groups & the limited access to sleeping areas based on people count.

SATURDAY (in or out) HAS ADDITIONAL CHARGE:

Why? Because most of our bookings are 4 - 5 nights, taking place over the full weekend & rates have been based on those bookings.

For instance, most 4 NT bookings are Wed - Sun or Thurs - Mon. 5 NT bookings are Wed - Mon or Thurs - Tues.

Most weekly bookings are Sun - Sun or something like Wed - Wed.

All the above scenarios, have the booking taking place over the full weekend (both Friday and Saturday night).

Sometimes, which works GREAT, folks will book a Sunday to Thursday for 4 nights, avoiding the higher weekend rates... leaving those weekend nights, for the weekend traveler.

So what is the issue with a Saturday - Saturday stay? If you book a Sat - Sat stay, no one, Literally NO ONE is going to book a stay where they arrive the Sat of your departure or depart the Sat of your check in. So while rates are based on a week stay that will cross over 1 weekend, now this Sat - Sat booking will prevent a 2nd weekend from being booked, by 95% of our typical guests.

Based on booking history, if there is a check in or out, on a Sat (and generally the same applies to Friday), the dates prior to that check-in & check-out do not book.

Should you choose a Fri or Sat check in or out, the dates will be quoted but there will be an ADDED FEE for your desired dates.

About Patricia Dalton

Since in my 20's, I've owned long term rentals. I’ve spent most of my working life as my Father’s right hand in his service industry business, which took most of my waking hours. The few other hours, were mostly spent caring for my disabled mother.

Its been a few years since my folks passed away. I’ve never had children or married; but have strong family values and am the favorite Aunt to my Siblings children.

I always liked the idea of sharing my piece of paradise on the River. I knew that most renters would be people, like myself, wanting more than a hotel could offer & would be respectful of the Vacation Home they rented.

Being from the service industry, I pride myself on offering a very clean, comfortable, (as advertised) Vacation Rentals. I advertise an exceptional house & strive to deliver an exceptional resort style experience.

To insure your stay is perfect (and I continue to LOVE having Vacation Rentals), I have a professional cleaning crew and local maintenance crew. I handle everything they don’t... Guests, calendars, bookings, you know, the fun stuff.

Another thing I LOVE about the Vacation Rental Industry, is that it allows me to be a bit of a tumble weed. Without a husband or other immediate family, this job allows me unusual freedom, as long as I’ve my iPad and internet.

About the Owner?

I enjoy great conversations, nature (and about anything from fishing to ATVing in it), friends, cruises, most living things (great & small), learning about people, the world, life. I’ll try about anything on a dare from parachuting or swimming with sharks (yep, I’ve done that). I’ve given up on Dating sites (although I could write a book of funny stories just on the public 1st date meeting); and started focusing more on family and friends. I will tumble weed, at a moments notice, to far flung regions, for adventure, a memorable experience, or on a dare :). Passport at the ready.

I am down to earth, a roll up the sleeves & get 'er done kind of gal.

Why Patricia Dalton chose Gulfport

Since 1996, I've enjoyed many weekends out here on the Biloxi River. Swam at the very beach you might decide to at the River Lookout. Because a previous owner had built up the land, this was about the only house sitting right on the ground. After Katrina, the City wanted me to tear it down. Thanks to a very creative Contractor, who suggested raising the roof and building the new house on the brick walls, I not only gained some much-needed storage (the old house is now a garage) but was able to completely redo the house's layout. I also added a large deck that offers a great view of the River. A view I could only have dreamed of before Katrina.

In 2015, a 14 ft x 30 ft in-ground swimming Pool and Hot Tub was added. Also above the massive upper deck, a 18 ft x 60 ft roof was added. This roof is a great cover for the upper deck and under that deck (ground level). Under the covered roof, I put a pool table, lighting, and ceiling fans. So even when the weather is poor, it's a fun place to hang out with friends and family. Another nice thing about being under cover, but not inside, is that smokers can enjoy a game of billiards, in the large outdoor room.

This Vacation Rental is situated in a rural area, close to I-10, perfect for the Vacationer who is headed off to Golf Courses, Shopping, Casinos, the Gulf of Mexico Beaches, or one of the 100's of other fun things to do on the Gulf Coast.

What makes this house unique

One thing I think is pretty unique, the River Lookout looks kind of modest from the street. This is a serious case of 'Don't Judge the Book by the Cover'. The River Lookout is elevated, but because the ground was previously built up, it is not as many steps as other River Front property. There is a large covered upper deck, right out the front door, with patio furniture, ceiling fans, and a pool table. This deck offers a really great view of the River. The River is just out back down a concrete path. The River, it's sandbar, beach (at most low tides), and even the short path through the woods (on an adjacent property my family owns) to the covered swing and bench area, guests of River Lookout often enjoy. Further down the path, is a large dock on this adjacent property. If you bring a boat, we allow guests of River Lookout to dock it there.

As a 4 bedroom, 2 full bath House, on the River, this is also a bit unique. Most Riverfront property is very small, often being just a single large room, or having one or two bedrooms and a bathroom. The expense associated with building a Home so far above the ground, often restricts its size. This house is a unique find on the River.

Now with the swimming pool, at a vacation rental in Gulfport, it is a rare find. I know of no other vacation rental on the Mississippi gulf coast that offers so much. Swimming pool, hot tub/spa, on the River, private River beach, scenic path through the woods, pavilion at river's edge, sleeps up to 16, access to dock if you wish to bring a boat. Less than 8 miles from the Gulf of Mexico beaches.

To top it off, this house, the River Lookout (sleeps up to 16), and can be rented with the Great Escape River House (sleeps up to 27), providing a unique vacation experience for up to 43 people. The 2 houses are within very easy walking distance, even though, they can not be seen from each house.

Large house with large covered deck accommodated our group of six very nicely.

The property is very private and at the same time was very centrally located to the golf courses and casinos we visited. We enjoyed the large kitchen and living room and had several meals there. We also enjoyed the covered hot tub. We were very satisfied with our stay there. The owner was very accommodating to any needs of questions we had.

Wonderful getaway from reality!!

Everything was amazing. The owners where friendly and accommodating. The only thing I wish was it was warmer to enjoy the pool area. We where getting married on this trip but I'd definitely go back to this owner an request their services again. Id love to just enjoy the home more without all the Hussle an bussle of marriage details. ♥️

Real nice property

Our residence was real nice. Unfortunately most of our group developed the flu, which ruined the vacation. The owner was real helpful and reasonable.

GENERAL LOCATION:

The River Lookout is located in the city limits of Gulfport, a few minutes North of I-10, Exit 38, on the Biloxi River. The Biloxi River is the dividing line for much of Biloxi & Gulfport north of I-10, to give you an idea how close Biloxi is.

"HOW FAR TO THE BEACH?"

The Gulf of Mexico beaches are almost straight south, less than 8 miles away, on a 4 lane (2 headed north/2 headed south) lightly traveled road, with few lights. Except for a few minutes, around 5 PM when Gulfport experiences some rush hour, you will most likely be slowed down by the few traffic lights instead of other vehicles.

WHY CHOOSE RIVER LOOKOUT IF A DRIVE IS INVOLVED TO GO TO THE GULF BEACH?

I know if you are asking, this is an important factor to you and I want to point out that staying at a vacation house near the beach will still involve a walk across busy Highway 90; if you have small children or plan to take more than a towel, will not be fun. Where if you drive, there is plenty of easy parking south of 90, so when you exit your car, you are right on the beach. By driving, you can also choose to park where it is best suited for you and your group, either close to public showers and rest rooms, or perhaps near food, or even in a more secluded area.

NEAR BEACH - NEAR RAIL ROAD TRACKS

NEAR TRACKS?

EXPECT TRAIN WHISTLES ALL NIGHT.

Also, if you are considering a stay, in a Vacation House, close to the beaches, before signing on the dotted line of any rental agreement, I recommend seeing how close the house is to the rail road tracks. The trains run quite frequently, some nights as much as every hour, blowing their horns as they go. Often when people choose to return to Gulfport for a vacation, they mention this as the main factor for why they are not returning to the same vacation house they previously stayed.

LOCATION: "DO YOU GIVE TOURS OF THE HOUSE? CAN YOU GIVE ME THE ADDRESS?"

After extensive research on the trends in the Vacation Rental Industry, the overwhelming consensus is not only to NOT give out the Vacation property address; but also not to give its subdivision or general location. This is especially true if the Vacation Home is unique and easily identified from the exterior. Especially when you consider on-line calendars are posted saying exactly when the house will be vacant, when occupied & all the photos telling what can be found in the house and which room it is located in.

The Risk to the Vacation Home, its contents, the guest's safety, and the guest's peaceful enjoyment of the Great Escape River House can not be outweighed by the possible benefits of disclosing it's location to everyone who sends in an inquiry. This house received over 400 inquiries a year. Mostly from good folks who are "Just Looking," many who do book, and I'm sure a few with less than honorable intentions.

Of course we would never expect someone to book a house they didn't know the address. If you like the quote and are serious about booking, please submit the answers to questions at the bottom of email quote. The answers are used to fill in the blanks of the Rental Documents. Those documents will then be sent to you with the property address. At that time, Please check out the address on an map quest / google type search. If this location is not suitable for your stay, please let us know and we'll make the dates available for another group.

At the River Lookout's unique website, on its location page has mileage markers to popular destinations, allowing guests to see if the River Lookout is located just perfect to where they plan to travel while on vacation.

The Mississippi Gulf Coast has so much to offer. All the activities indicated can be done on the coast. Most within a few minutes of the River Lookout. Some you will want to bring your own gear, such as for photography, bring your camera, fishing in the back of the River Lookout, your fishing gear, golf your clubs. Of course if you pay to go deep sea fishing or parasailing, the operator will provide that gear.

No matter what you choose to do on the coast or at the River Lookout, you'll have a great time. It's a unique area and you'll be at one of the most unique houses on the coast.

While staying at the River Lookout, if you wish to bring a boat, let us know and we can give you the in's & out's of the River. Our boat is 24' but that's about as big as we would recommend bringing to the River. If its small enough or truck is strong enough, you may even be able to launch up the road at a little neighborhood launch.

Few things... 1st I’d like to explain better some policies, but this site limits words. Feel free to ask questions.

RATES -
based on:
- 4 or more nts being booked
- less than 30 days out, min. Stay reduced to 3 nts
- Less nts can be booked at a Lil higher ntly rate
- Any Arrival or Depart Day, BESIDES: Fri or Sat
- Check-outs (and ins) on Fri or Sat are quoted, but not at posted rates*
- ONLY 4 or less Visitors per stay. Visitors tend to indicate an “Event”
- Rates are based on “Lodging” Stay not “Event” Stay
- “Events” stays must be pre-approved.

*WHY MORE 4 A FRI or SAT IN or OUT?
River Lookout rents most wkends when Thur - Sat can be rented; if those days can’t be rented, that wkend goes unbooked. A huge loss in revenue. 2 weekly rentals starting on Sat, every other week in one 28 day period, will cost the house over $2000 in Lost revenue. Where by choosing to arrive between Sun and Thur, will allow River Lookout to be rented to twice as many groups; and help keep rates down.

- $125 prior to booking, for 1st pet; added pets $75.
- After booking, Pet Fee is $250 per pet
- Arrive without paying Pet Fee with Pet & it is a violation of Rental Agreement
- Owner reserves the right to refuse to allow a pet after booking.
