QUICK OVERVIEW:
We offer you our clean 2 bedrooms with an extra bedroom space and 2 full expanded full bathrooms in our townhouse. It sleeps 4 to 6 very comfortably. Extra charge for more than 4 guests.

Our townhouse is nicely-appointed with a full kitchen, living room, dining room, and patio.

We have two office areas to catch up on your work... both ready desks have large dual monitors (4 in all), flexible arms, and high-end comfy exec chairs. One desk is electric adjustable height with high-end printer. (More home office details below.)

The bedrooms are on the 2nd floor and offer a quiet deep relaxing sleep in 2 king size beds. Plus we provide numerous extras to make you feel completely at home. This beautiful townhouse is fully furnished & equipped with all possible amenities.

Our townhouse is away from the main Overseas Hwy, so we are very quiet. We offer a personal semi-private backyard patio furnished with BBQ & complete outdoor patio furniture.

3 BEDROOMS:
Our vacation home has 2 separate bedrooms, with one being sub-divided with a wall and door. The master bedroom has a comfortable king-size bed (with great high-quality comforter, sheets, & pillows) & digital cable TV on wall. We get many compliments on comfort & sleep on our high-end mattress, with many asking us for the mattress brand.

The 2nd bedroom is 14’ x 13’ with a king size beds. There’s a large smart TV on wall.

The 3rd bedroom is open and has a day-bed and comfy trundle bed underneath.

EXTRAS:
The rooms have their own Comcast Xfinity Cable Smart TVs (3 in all).  Plus the living room has a foldout sofa-bed.  All very nice bedding & towels included. We have plenty of beds, but we stipulate only 6 guests. Special owner exception is required for additional guests.

BATHROOMS:
We’re proud of the most spacious master bathroom possible, with high open ceiling which shows off the natural wood beams above. The surrounding shower walls & floors are beautifully tiled & enclosed with glass & stained glass window feature. To top it off, we installed a new spa-like rain-like shower with multiple body sprays which gives the very best showering experience possible, even better than many 5-star retreats. My wife, a licensed designer, created this luxurious bathroom. We also upgraded & redesigned first floor bathroom. This included adding an awesome over-head rain shower.

KITCHEN & LIVING AREA:
Enjoy the most spacious & functional kitchen in our community. We also supplied our kitchen with just about EVERYTHING that you may need for creating delicious family meals. The kitchen has an open design that flows with the rest of the first floor. So enjoy cooking while still being engaged with everyone.   Close is a large & inviting family friendly table & entertainment area.

ENTERTAINMENT AREA:
1st floor has very comfortable open layout, which is very accommodating for families. We offer the newest entertainment technology TV / secure WiFi / Roku / cable channels. Very few homes offer high definition cable channels. We have numerous board games if you want the family to go low tech (for a change).

SEMI-PRIVATE BACKYARD:
Our backyard patio has beautiful lush landscaping. Our backyard is very private due to privacy wall and surrounding palm trees with orquids, cactus center garden, privavy wall on one side, and trellis plus more trees on the other side. Our patio is furnished with complete outdoor patio furniture (table, shade umbrella, and chairs). For the grill master, we have a very functional BBQ with two propane tanks ready to go.

WORK FROM HOME DREAM!
We created two separate full functional working areas. We have 2 desk & 2 new high-end, highly comfortable executive chair, extra 4 flat largest monitors with HDMI cables ready, keyboard/mouse, & printer. These are all ready to connect to your personal or work laptop. Desks are stocked with just about every office need, including even multiple laptop power supplies. One desk is height adjustable, so you can stand and stretch out as your work.

EXTRA AMENITIES:
We have numerous additional amenities to our vacation home. This includes 3 kayaks, some kids and adult bikes (in “AS IS condition”), different size snorkeling gear (goggles, fins, vests, & diver/snorkeling flag), 4 to 5 higher end tennis equipment, fishing gear & net, beach floats, beach chairs, picnic coolers, a large array of beach towels, beach bags, sand castle building stuff for kids, various board games, balls, Frisbees, hats, and our list keeps growing. (If not sure, just ask us.)

TOP QUALITY:
All comfortable bedding, linens, bath towels & towels included. (No cheap TP paper, or towels / linen found here.) You will all find all beds are made.

OUR SPECIAL LOCATION:
Our condo is in a private with 24-7 onsite security & yet everything is close by. Our townhouse is a very short walk to the pool & clubhouse. The big heated pool surrounded by lounge chairs, the fishing pier & private beach area. Manatees come by swimming around the community fishing pier / boat dock.

Due to our picturesque shoreline (with its small lighthouse, boats), it provides incredible daily sunset photo opps. So plan on taking your favorite drink to relax in the beach chairs in this family friendly setting as the sun goes down.

You are within walking distance to Founders Park Complex. This offers you a large Olympic sized pool with diving boards, large sandy beach, sand volleyball court, walking jogging bicycling trails, full basketball court, large soccer & baseball fields, Olympic size pool, kiddie water park & more. Plus Founders Park has full marina with rental boat dock slips available. There are numerous popular FREE to you (due to location) events at Founders Park that take place throughout the year.
Yes, this is all close by & situated in Islamorada, the Sport Fishing Capital of the World.

MORE EXTRAS:
We prepared a 3-ring binder with information about the local area (site seeing, local events, many discount coupons, maps, & more). Our home is surrounded by plenty of great places to eat. Just read our reviews & guestbook for ideas of best eateries & fun things to do. Plus we will be available for any questions via text messaging before & during your vacation.

SUPER CLEAN:
Our townhouse is kept extremely clean. Absolutely NO Smoking in unit. Sorry, no pets are allowed by condo association rules. No carpeting, just smooth high-end tiles & wood flooring, marble floors & counter, washer/dryer, screened doors. & ceiling fans to circulate the air in all rooms. (Yes, we have excellent NEW central air.)

VALUE & OUR RATES:

CANCELLATIONS:
Refer to the published cancellation policy. If none is shown, then I'll apply a 60-day cancellation date range. But refunds may take place if we can re-rent. Note that given enough advance notice we should be able to re-rent.

NUMBER OF GUESTS:
Our published rates are based on double/quadruple occupancy. There is charge for adding guests (yes - including children). It is a reasonable assumption that additional guests increase our costs. Therefore, we do have a slight additional daily charge per guest beyond two or four. Security will monitor the number of guests.

MONTHLY RENTAL COMMUNITY:
Islamorada & our community rules has monthly rental policies. However, we may NOT rent an entire month (28-nights), so we may be flexible & consider one single rental during that period. The fact is that we do limit the number of rentals, which allows us to be in our home away from home as often as possible.
