It’s a value play
This was one of the most affordable 4 bedrooms within walking distance to the beach from LA to San Diego, but expectations should be set accordingly. The house is very cluttered, to the point where it desperately needs to be emptied out and scrubbed from top to bottom. It is also in slight disrepair, with only one burner working on the stove, a rickety stairway gate that falls off, a broken ceiling fan, a shower head that fell apart mid-shower, easily clogging toilets, etc.
The only usable outdoor space is through the master bedroom, which is awkward and was impractical for our family. We found it hard to make use of the downstairs living room with the kitchen and other living room upstairs, so it went mostly unused.
On the positive side, it is a 7 or so minute walk to the beach across the PCH, and a short drive to the Newport/Balboa peninsula and other OC towns like yHuntington and Laguna. And again, it is less expensive than other comparably located properties.
