Enjoy NEW $3000 Temperpedic Queen mattress! in our Historic Conversion of an r2 garage to demanded granny flats in years past for La Jolla Playhouse. for the beach houses walking distance to beach were houses owned for summer by the wealthier residents on top of the hill in the Muirlands LJ. We were close to the La jolla playhouse and they asked the original owners in 1956 to covert the garage to a studio cottage/granny flat. Since then its historic original property date with the house and cottage combination original structure built in 1926 and later owned by Famous La Jolla light writers of local newspaper. Liza and Mike bought this in 1996 and in 2000 upgraded the cottage studio here that had had work done several time over the decade to the cute funky beach art deco historic cottage it is now. The main attractor of this cottage is LOCATION and ease of walking to all. It is not large and is an efficient unit and not luxury but more a beach feeling with lots of spanish flair and color with newer furnishings the owner bought over the last few years to make it homey and continue to rent it as a vacant rental since 2001. It is Blue Adobe Spanish Stand Alone Guest House or 4th bedroom to house. converted garage before 1956 with its own Fenced and private

tropical yard patio lot- Studio Cottage. Most studios do not have

their own stand alone house, this does! cottage has skylight

and french door and windows allowing you to look out into the garden

and or dine and bbq outside, One side of the property has a four foot adobe wall next to my other larger vacation rental property, its on a double r 2 lot, separated and farther away from my second house than neighors are to each other. It is a courtyard entrance with lots of plants entering from a shared access driveway. The east side of the courtyard has some bamboo and plants now drought resistant. Close to the beach in the beach but is not fenced in except on two sides. The village space is at a premium yet this cottage is quiet for being two blocks to the top ten beach in the US, Parking is out street front at the end of a triple long driveway so you are set back a ways from main street and the second house is street front. Any pets must be registered paid for and accepted by owner with approval confirmation of pet polices and conditions. There are owner occupied neighors with dogs so it must be compatible to neighborhood conditions to be accepted. We are pet animal lovers and bring out two yorkies when we vacation here in our own home, but we do not leave inside unattended for hours and there is no yard, if you want a yard rent my house next door,. Barking is not permitted in close beach patio owner occupied homes are around you amongst also several vacation rentals on each side. Therefore please meet other great travelers and can enjoy a similar atmosphere yet the privacy and peace of a family neighborhood at large please be kind to our professional neighbors.. Ammenities: Wood stove fireplace, Kitchennette with granite counter, multiple cabinets, 2 burner stove top, microwave, appliances, blender, coffee maker, hot pot,toaster oven, nu wave cooktop with pots and pans designed for it..

Quiet although two blocks, 1500 feet to famous wind n sea beach.

Shower, and bath with double sinks, living room area has IKEA bed sleeper mattress couch.

As this home is historice it has been lovingly refurbished and at any given time we may be adding new items each month, and have remodeled but as a historic home its a continual upkeep in progress. IT is charming but may have some nuances that any home or particularly and older home built in 1926 would have. We have replaced all fixtures and the cottage has been remodeled in 1956 and 2001 as well as we paint inside often and add art and new furnishings every 3-5 years to keep it updated. Stucco Spanish building period of Baja California. Wood stove only 10 years old installed that keeps it warm in winter along with room large heaters that keep it more than toasty but no central heat, however its not needed with the heat we have and can get even too hot with the fireplace in the wood stove going. Summers are hotter every year and summers were once 70 to 75 are not 85 and we have an AC for the one window in the bathroom that is ten feet from the bed to cool you or big fans and a front door that you can close the screen from the inside and run fans across, Of course it is cooler than most places but in summer it can be humid so if you come from dry it can seem warm due to moisture at the beach. SAme with winter, we have no mold but it can be a baggy effect in winter if we get fog and rain and clouds on occasion one week and the next week like summer. For that the wood stove drys out any moisture. If you have arthritis or sensitive to older homes that can be musty if closed up for a day or two but air out immediately but you have sensitivity to dampness it might not be right for you from Xmas to March , as it does get damp cold and one has to run the wood stove to make it dry and not cooler, as we have marble floors , however they are clean and great for keeping things cool in summer and in winter they are great if you do heat with the woods stove and we have some throw rugs here and there. It really is a beautiful floor for a cottage, and its a stand alone unit, you step outside, no condo upstairs and its own unit which is rare for 99 to 199 a night peak times, and unheard of low price in low times as one room motels that are 100years old down the street and are not pretty are 100 a night, so overall the cottage is extra fairly priced and we stay booked all year due to low pricing for low seasons and low pricing for summer for the area, If you can afford the starter purchase rates at the beach of 1.5 to 1.7 million to buy these homes, that are original beach bungalow size the next best thing is to rent one for a trip and pay no fees of homowners costs. Due to the historicness of keeping the structure but adding upgrades there may be some slow hot water in the tub or say an older Spanish look outside but its unique and charming but not a track new home. So please no nit picking over the age or size or artistry, and if a bug happens to come in as we are at ground level and do have pest control with choice of chemicals or bug essential oils from a certified company but we don't over spray due to pets and kids that may be crawling around outside in the courtyard. Also sand can be tracked in if you don't take shoes off outside and stick to your feet but we provide brooms for a beautiful floor that can be cleaned easily compared to an old floor. We have had very gracious guests and occasionally if someone is very concerned about perfection they might not like older homes so we suggest your realize that before coming and be okay with it. WE don't give refunds if a bug shows up and we have to have a second treatment or the last person forgot to take the outside trash bin to the curbe so there might be a bag of trash in the outside container not on your courtyard but in the driveway, we ask our renters to put out trash Monday by 7am but sometimes they forget . WE do provide trash bags starter packs and indoor trash cans, dish soap, and cotton hand towels and sponge. Bring your own shampoos and soaps as everyone is scent sitive in their own ways and being real estate we have more moving parts than a motel, so we do our best. A bbq is included outside and needs small green propane tanks that run 2 for 15 or $5 as wal mart and there is usualy one on the grill but if it runs out tenants are to pick up at the grocery store one mile away as we cannot control the grill at all times fyi. Please clean grills as you would the stove also or maids charge extra on deposits. If its not clean let us know so we can charge the previous tenants and please do your best and we will work to improve every week but on occasion when things aren't perfect go easy on as this is a one star price for a four star rental and we are home owners with basic staff of maid and gardner and contractors but no on site staff 24/7 so some things we can only attend to if you see them and notify us but they are not reason for refunds for weather, hot or cold and bug or mouse on rare rare occasion but can happened being at ground level and no mold complaints as its not moldy we have cleaned it but if it has an area that needs to be cleaned let us know and we will take care of it. It might smell musty if it is a damp day and closed up for a few days before arrival but it doesn not have bad mold and everyone is southern calfifornia beach properties has to fight wet shower curtains building up in one day so realize the ennvironement, , keep it clean while there and appreciate the price of a beach vacation that is affordable but not buyable for the price, we love to entertain as a rental but are not on hotel concierge levels. We can stop by on Monday, Thursday or Saturday for basics if you need anything unless its urgent we call our handyman. We live two hour round trip away so you have your privacy but call or email questions or concerns.

Internet is on site and should be posted in your hospitality section of VRBO homeaway, text me if you cant find it. WE have dish cable tv with HBO as well as all basic 50 channels and pay 100 a month for a big package but not the largest at 150. Its pretty good and no complaints if you have to have a certain station let us know and we can see the pricing for you before you are here.

Hope this helps with your decision and charm and nuances of the beach barber tract historic homes , some refurbished here on this block and some all new re done but most reantals are not the brand new ones, However it is amazing area, come on down! see you at the beach.
