The Waves of Jamestown® is an architect-designed, shingle-style home, conveniently located mid-way between East Ferry and West Ferry. You can walk to several beaches, downtown restaurants and shops, Jamestown Arts Center, tennis, playground or fitness center. Private, landscaped setting on quiet street bordered by stone walls. Casual coastal living with elegant appointments and turn-key convenience. Ground-floor master bedroom suites make this an ideal vacation choice for all ages. The private office and high-speed internet facilitate working remotely during your stay.

The Waves has 5 bedrooms and 4 1/2 baths, including the attached Carriage House Apartment over the garage. The whole house thus has 2 complete kitchens, 2 master suites, 2 laundry rooms and 2 patios. Central air conditioning throughout, plus ceiling fans and oversize windows to admit coastal breezes. Custom details include cherry floors, 9-foot ceilings and custom cabinetry. The house feels clean, bright, comfortable and up-to-date. Guests find it well equipped, uncluttered and very turn-key.

First Floor: Open layout has central living room, dining room and eat-in kitchen with cherry-topped island and leather bar stools. Living room comfortably seats 10 with couches, wicker chairs, long window seat and flat-screen TV above stone fireplace. Gourmet kitchen features granite countertops and stainless steel appliances, including 5-burner professional range with convection oven, French-door refrigerator, and wine cooler. Dining table seats 8, with 3 additional seats at barstools. Dining room has French doors opening onto 12x17 four-season sunroom with cherry floors, wicker chairs and access to patio and backyard. Executive office has desk, love seat, hi-speed wifi and printer. Ground-floor master bedroom (BR #1, 15x17) has cathedral ceilings, ceiling fan, large closet, seating and one queen bed. In-suite master bath has tile floor, granite-top vanity, large stall shower and whirlpool tub. French doors in master bedroom open to east-facing sunroom. Other features include tiled mudroom, laundry area and half bath.

Second Floor: Three large bedrooms and two full baths (one in-suite and one shared), connected by central hallway. Bedroom #2 (12x17) has a queen bed, seating, cathedral ceilings, bureau, and student desk. It also has an in-suite bathroom with stall shower, tile floor and granite-top European vanity. Bedroom #3 (12x17) has a west-facing balcony with sliding doors and cathedral ceilings. Furnishings include one queen bed, seating, bureau and large student desk. Bedroom #4 (13x22) has a large seating area with couch, coffee table and club chairs, plus a queen bed, desk and bureau. This expansive bedroom has doors at opposite ends so it can be used as the fourth bedroom in the Main House, or as the second bedroom in the Carriage House apartment. It's as simple as locking one door and opening another. Off the hallway is a full bathroom with stall shower, tile floor, and granite-top vanity. All bedrooms have one queen bed, large closets, ceiling fans and wall-to-wall carpet. Linens are included: sheets, towels and beach towels, all 100% cotton.

Carriage House Apartment: One bedroom, 1 full bath, located above the garage. Private entrance on the north side of the house, or accessible through upstairs hall. Elegant styling with every modern convenience, including central air conditioning throughout. Open layout combines living/dining/kitchen area. Cathedral ceilings, skylights and a central cupola create a bright and airy interior. In the living room, French doors open to a west-facing balcony with sunset views and sea breezes. The gourmet kitchen has granite counter tops and cherry-top island/bar with four stools. The living room has hardwood floors, while the bedroom is carpeted and the bathroom floor is tile. Bedroom #5 has queen bed, bureau and closet. One full bath (#4) features European vanity with granite countertop and double sinks, plus tub/shower combination. Amenities include washer & dryer, large flat-screen TV with DVR, and free Wi-Fi. Quality cookware, elegant bar ware, spices and some staples are provided. Sheets, towels and beach towels are included. Carriage House has its own small patio with gas BBQ grille and a patio table that seats four.

Outdoors: Landscaped grounds are surrounded by mature shade trees, stone walls, perennial gardens and fruiting blueberry bushes (pick your fill in July and early August). The backyard is fenced and private. From the sunroom, step outdoors to the covered stone patio and dramatic koi pond with waterfall. The pond abuts the patio and is covered with a net for safety, however small children should be supervised. The patio has lounge chairs and all-weather wicker dining set that seats four. Weber gas grill. Carriage House has an additional patio with Weber grille and dining table that seats 4.

The Waves is a perennial favorite of three-generation families and couples alike. Children are welcome. A high chair, Pack&Play, rollaway bed and beach cart are provided. Please contact owner Betsy Gooding with any questions prior to booking.

Family getaway
Our second time staying at this property and the experience never disappoints. Wonderfully appointed and comfortable. Literally has everything available on hand. Caretaker greeted us and answered our questions. She also gently reminded us about things like when to put the garbage curbside. Important task when staying for two weeks and with 6-8 people coming and going. We have rented many different houses over the years and this one is the easiest to stay in. Perfect location with ample parking and easy walk to beach, grocery store or town. Highly recommend.

Beautiful Jamestown home in an ideal location - walkable to Mackerel Cove Beach, local grocery store, playground, nearby restaurants. Much appreciation for how well organized Betsy's home is for visiting guests; also, it is so special staying in a home filled with artwork of the stunning local landscape. First time to Jamestown!
The property was fantastic ! Just the right amount of space in this lovely , well appointed home. We were 6 adults and 3 children 15,12 and 10 and we had lots of room. The grounds and Koi pond are amazing. The proximity to the beach, town and Newport was great.

The Waves was Great!
The Waves in Jamestown is a wonderful house, and Betsy is a terrific hostess. All the bedrooms are well sized and the kitchen, dining room and living room are comfortable for a family or large group. The outside patio and the yard are great. The house was equipped with everything we could possibly need. Finally, the location was perfect for us. It is within easy walking distance to a beach, a playground, a market, and a wine store, and it is an easy bike ride to a great ice cream parlor.

Jamestown (pop 6,000) is unique on the Eastern Seaboard because of its incomparable beauty, relaxed atmosphere, and multiple access points to Narragansett Bay. Popular Newport is just 12 minutes away via the Pell/Newport Bridge. The Jamestown Ferry is a fun way to access downtown Newport and Rose Island in summer, or purchase an all-day ticket and spend a day on Narragansett Bay. You can catch the fast ferry to Block Island for a day of hiking or biking.
Metropolitan centers of Providence, Boston and New York City are conveniently accessed via Interstate 95, Amtrak and TF Green Airport.

What makes this property unique

Travelers in the know often prefer to rent in laid-back Jamestown (on Conanicut Island), rather than bustling Newport. Jamestown is quieter, less expensive and lacks the tourist crowds and long lines of Newport. At the height of summer in Jamestown, you can bike to local farm stands, walk downtown to dine outdoors, and set up a lawn chairs to enjoy free outdoor Sunday concerts. You might find your own private beach at Beavertail Lighthouse, strike up a conversation with locals, or stay home, fire up the grille and stargaze in your own backyard. Children's activities include a good playground, library story hours, art classes, farm visits, and Beavertail Lighthouse & Aquarium. Newport is close enough by car, but a world apart.
