Poor condition
This condo needs a deep cleaning and upgrades. The furniture and rug are very dirty. I understand that cockroaches are a part of a tropical climate but this condo has many. From the first day we were there the dryer did not work. The owner told us the repairman ordered the part from Oahu and would fix it as quickly as they could. That was December 21 and we left on January 5th and it was still not fixed. We had to hang our clothes etc on a wooden towel rack. The washer also left rust stains on our clothes. We would never stay here again.

Cockroaches and ants everywhere not 3 beds
unit seemed not well cared for. I assume he doesn’t use a cleaning service as there were food crumbs/debris surrounding the master bedroom bed. Carpets were pretty gross. Cockroaches all over the kitchen. Tiny black ants all over the counter top as well. Cockroach and ant traps all over the place: kitchen counter, under each bathroom sink and under the sofa bed. Dead cockroaches were not cleaned up and there were dead ones under sofa bed and bathroom sink. When I told Jerry about the issue he commented that it’s the tropical climate. I spoke to a cleaning lady from a different unit who confirmed that yes the heat can create pests but she said he needs to spray and hire a good cleaning company and there shouldn’t be issues. The lady said that she has never seen cockroaches or any infestations in the units that she cleans. Jerry did offer to come in and spray. I told him I’d let him know as I had to speak to the other members of my group. By the time our group came to a consensus when we were out I opened up the app to message Jerry and he had already gone in to spray which we weren’t happy about as we all had agreed not to because we had a child with us. If he sprayed it didn’t help as there were still cockroaches daily. My biggest fear was bringing these things home in my luggage. He doesn’t say in listing that sofa bed is actually an inflatable mattress. Once booked he has a document saying it has been replaced and that it’s very expensive. The mattress looks very old and very dirty. Since first night the mattress would not hold air. Told him the next morning. He tried to patch it and it still did not hold air. He tried to patch it again. 5 days into the stay he brought an inflatable queen mattress for us to use. Sofa bed still did not hold air. We paid for 3 beds based on the advertisement and we really only had 2 for more than half of our stay. Do not book this property expecting to use a third bed. Jerry speaks of this place as being a upper end complex but it really is very basic condo complex. Don’t get based on location you’ll have car to travel. He’ll say parking is expensive in the city but there’s a ton of free parking. Also Honl’s beach is dangerous. Too many rocks and rough conditions. He’ll make it sound great though. This beach is where to go if you want to see homeless and people smoking crack (honestly). Stay at outrigger instead where You get 2 beds, It is quite a bit cheaper and way nicer with huge beautiful pools.

Jerry is a retired firefighter from California who also happens to be pretty handy at construction work, having built several homes on the mainland. When the condo was purchased in 2007 it was unchanged from when it was originally built in 1981. The remodel work started with a complete tear-out to the walls of everything inside the condo. It was stripped to the bare concrete walls before the rebuilding process started. Even the old 'popcorn' ceilings were stripped, and all ceilings and walls re-textured and painted. Custom cherry cabinets for the kitchen and all three baths were ordered and shipped from the mainland. All bath tub surrounds were stripped and refitted with new tile. A large, custom shower was constructed for the master bath. New solid teak furniture replaced everything along with new towels, linens, bedspreads and curtains. The kitchen was outfitted with new cookware, dishes, silverware and small appliances. The intent was that the condo have a very Hawaiian feel, with unique eloquence To that end the usual pure white walls and bamboo furniture that is seen in many condos was avoided. All of our colors, textures, and furniture was hand picked, one piece at a time. I hope you will feel instantly comfortable here, just as my family does when we come.

Why they chose this property

The Kona Pacific complex is an undiscovered gem on the Kona Coast. Many of the condos in the area are "stick-built" wooden construction that doesn't always age well. The Kona Pacific is a refreshing change from that. It is constructed completely of concrete, and meticulously maintained. It actually looked when it was new much the way it does now. The quality of construction, perfect maintenance, and the manicured grounds and pool show wonderfully . Pride of ownership and a quality owner's association management team are in clear evidence.
The second thing that attracted us to the Kona Pacific was the perfect location. It is far enough from the breaking waves to be peacefully quiet, yet close enough to get a good ocean view from the lanai. It is a short walk to a great little sandy beach with showers, bathrooms, grass and shade. A short walk north leads you to the Historic Kailua Village. Being able to walk to amenities and entertainment is priceless.

What makes this property unique

One of the favorite and most enjoyable things to do here is walking to the village. In the morning you can enjoy genuine KONA coffee and breakfast while overlooking Kailua Bay at any one of several very popular restaurants. Huggo's on the Rocks, Bongo Ben's and the Lava Java are local favorites, and some many that you quickly come to on your walk.

In the evening, a short walk across the street will take you to the Royal Kona Resort and is simply a stunning place to watch the sun set. One of our fondest memories is sitting at the Royal Kona, sipping on a Mai Tai and watching the cruise ships sail off into the sunset....literally.

Sometimes when we can't decide what to do for dinner, we just walk into the village to see what looks good. There is always something going on at one of the eateries.....somebody will have good Happy Hour mai tais or other specials that are always a good place to start. Then, you can walk further down Alii to find a good place to eat. The historic Kona Inn has fabulous ocean view dinning. They have a formal dining room, and a seating area near the bar that offers more affordable, quicker fare. After dinner, it's time for ice cream and a stroll. There are countless little ice cream and shaved ice shops in the village. We still haven't found them all, and they all have their own unique flavors. It's the perfect way to end your evening before heading back home.
