About this property

Location, Location --beachfront property overlooking Cotuit Harbor.

This immaculate waterfront cottage is located in the village of Cotuit overlooking Cotuit Harbor. Cotuit is located approximately eight miles from Hyannis and Falmouth. It is a charming, quiet village that is unspoiled. Walk to everything -- the town dock, library, post office, playground, Kettle Ho Restaurant, and Fresh Market. Golf and tennis are nearby. This location is a convenient place to launch your sailfish or kayak. Enjoy the 100 feet of beach front. Enjoy the Cotuit Kettleer's baseball games -- part of the Cape Cod Baseball league where many of the baseball pros have gotten their start. (All baseball cancelled for the season).

Take the ferry to Martha's Vineyard or Nantucket. Take a whale watch cruise. The Cape offers many art festivals and craft shows should that interest you. Please no pets or no smoking.

The perfect Cotuit cottage
We loved staying at Kathleen’s cottage. The location was ideal, the views beautiful and the cottage even more charming and spacious than we expected. We are so glad we found and selected this cottage for our summer vacation destination.

Serene setting
This beautiful cottage was everything and more. Waking up in bed and looking out the window at the harbor with sailboats in the water was picturisk. The cottage had everything that we needed and Kathy the owner could not do enough for us. Very very nice people. The cottage was immaculate and bright. The town of Cotuit was quaint and quiet and off the beaten path and away from any traffic congestion. I would definitely recommend this cottage to any of my family and friends and I would definitely stay at the cottage again. Pat

Look forward to returning to this great spot!
This is a great cottage on the water with a wonderful backyard and easy access to the harbor and many great activities! The property is well maintained, the owners are great, and we thoroughly enjoyed our stay. If you haven't been to Cotuit, it is a hidden gem, and this particular property is just fantastic. We will absolutely return to this location for years to come.

Renting our cottages has given us the opportunity to meet so many wonderful people many of whom have now become friends. This property was a summer residence for many years. When we retired from our careers as educator and engineer, we continued to make these lovely cottages available to summer vacationers.

Why they chose this property

We had been summer residents of Cotuit since 1970 living just a block away. When this property became available, we made an offer and were lucky to have it accepted. We've done a lot of upgrading, and continue to do so. This is a wonderful village for children with tennis, golf, sailing, and beaching available.

What makes this property unique

The views from our property are spectacular, and there is always something happening on the harbor. In Spring we watch as the harbor fills with boats. In the fall, they all disappear. Many take advantage of the calm waters for kayaking or small boat sailing. One winter we even had a harbor seal resting on the beach.
