Peaceful, quiet, open and beautiful. The morning light greets you everyday at Rising Sun. You'll awake in this remodeled home, which was lovingly decorated as a vacation retreat. Rising Sun is elegantly appointed with warmth and style. Located only one mile from Tahoe City and nestled on a hilltop in a no-outlet neighborhood, there is very little traffic and an abundance of quiet. This is the perfect retreat for couples or families, with peek views of the lake from nearly every room in the house. Rising Sun is replete with dark walnut floors and alder wood window casings and door frames throughout. There are two separate living areas with the main living space having a 40" LCD home theater system, and the secondary living space upstairs having a 45" LCD television. On the upper level are all four bedrooms, which includes a primary suite with private bath and a second bedroom. All the bedrooms have their own 27" televisions. There are two additional full bathrooms on the second floor as well as a fourth with a shower downstairs. The downstairs great room openly shares the kitchen, dining room, living room and pool table room. The kitchen opens into the dining room and main living space with the home theater and a fireplace. The rustic walnut pool table is a stunning heirloom lit by antique lamps. Rising Sun is the perfect place to relax, enjoy recreation or entertain in comfort and down to earth elegance.

Pet Policy
Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required, and a pet fee applies. Please call our office to inquire about your pet, as homes may have varying policies.

County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.

Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.

Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.

Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.

Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.

Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

Office Holiday Hours
The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

Great experience in a very well layed out house
Rental management company was very responsive and friendly. The house looks even better in reality as compared to the photos. The layout is great for 2 families with kids, especially with the two king beds. Large enough play area downstairs with another living room upstairs. We liked the huge back yard with decks, balconies and terrific views. The house is very well maintained and mostly remodeled. Very convenient location - a few minutes away from stores and restaurants in Tahoe City and only a 17 min drive from Olympic valley ski resort (without traffic). Only two minor comments: 1. Some of the rugs were fairly worn out, but that doesn't matter too much. I would surely get rid of the carpet in the kitchen. 2. It was unclear from the Vrbo site that the listing is just an advertisement and that the booking and rental agreement is actually done directly with the rental company.

TAHOE SPRING BREAK FAMILY VACA
The perfect home for our family! Enjoyed the great room with the pool table. Hot tub was fabulous as were the views. So nice to have a two car garage to pull into. Our daughter was locked out and she called the property manager and they were able to help her get back inside. Excellent response time and service. Kitchen and baths had everything we needed. Two thumbs up from all family members! We will be back! Thank you!

My family of 3 adults and 3 kids loved staying here. The view was better in person than the photos indicate. The layout of the house was perfect, and it is close to everything you need. Big thumbs up from us!
