Family house with swimming pool located in Selci in Sabina (Rieti), about 30 minutes from Rome through the GRA. Situated on a hill, 2 steps from a medieval village.
The accommodation consists of three levels - ground floor, first floor and attic - plus a garden of 100 square meters and a beautiful swimming pool (mt. 12 x 5) pool with views of the valley and barbecue area.
It can comfortably accommodate up to 8 adults + 2 children.
Floor heating system on the ground floor and first floor, with fan coil in the attic. On the ground floor there is a large stone fireplace.
Air conditioning with heat convectors autonomous in 2 bedrooms. with cooling fan/ventilator in the attic.
Parquet, WI-FI and cable radio system with connections for IPhone / IPod throughout the house.
Two reserved parking spaces in front of the villa.

Agréable séjour au calme
La piscine était très agréable, bien que les photos de la maison et des extérieurs ne soient plus du tout à jour... La cuisine n´est pas assez fonctionnelle et donne peu envie de cuisiner sur place. La piscine est entretenue 2 fois par semaine par un monsieur bien sympathique. Par contre le jardin aurait besoin d´entretien car c´est un bel endroit. Belle région à découvrir, beaucoup de restaurants très abordables. Par contre les moustiques et les fourmis étaient un véritable fléau :( Riccardo était très sympa et disponible en cas de problème.

Nice summerhouse in grown up surroundings
A very nice vacation property, with easy access traveling from Rome. This property is nicely located in a gated community of approx 5-6 houses, some of the others with apartments. This villa is the only one with a pool. A quiet neighborhood with a well stocked “Conad” for grocery shopping 15 mins down the road. We spent most of our time on the second floor and in the pool area, except while watching the sunset, you have to enter the 3rd floor to see above the three tops. Compared to the photos the garden has become more grown up and the house is beginning to be a little more worn than pictures suggest. The pool area is surrounded by threes and hedges, not blocking the sun in any way but most of the landscape view. There are tiles closest to the pool but otherwise gravel in the pool area, a tip is to bring flip flops for comfort. In the house air conditioning works well and layout is pleasant. We prepared all meals at the house and there is plenty of plates, cutlery and utensils but less glasses if you are more than 4 people. Overall impression is good and if maintenance is kept and attention to detail increased this will continue to be a great vacation retreat.

Great location but not as advertised
We had a weeks break here after our wedding in Tuscany, my parents and children were in attendance. The location is good for visiting Rome and airport if you choose to. The outlook is lovely and you can get nice views especially from the front balcony. We were quite shocked by how different the villa was compared with photos. These are obviously quite old now. We had to spend a number of hours cleaning the villa as it was dirty. The beds and bathrooms were ok, but I wouldn’t have eaten anything from the kitchen. What doesn’t help is the dishwasher doesn’t work, we were told it was recently broken but I don’t think it was. There is no kettle or toaster so simple tasks take a long time. The kitchen is very very small in comparison to the size of the villa, it’s dark and not somewhere you would want to eat. The middle floor where you access the back garden and balcony out the front was brighter due to the large windows, it gets warm but there is air conditioning in those 2 bedrooms. Unfortunately both broke during our time there so we were absolutely melting during the night, we had fans but it wasn’t great. The top floor we didn’t need space wise but it’s too hot for people to stay up there, there is no air conditioning up there, we used it for the washing machine and area to dry clothes only. Outdoor it is not maintained at all, weeds up to your knees, the ants take charge of that area. It’s a shame as there is a bbq that we used twice but it’s not a nice area to sit, it’s also very dirty even after we cleaned it all. The cover over the dining table area apparently broke during a recent storm, we were told it would be replaced after the 1st day we arrived, it didn’t. In the heat it would have been nice. The pool looks nothing like the photo as there is green algae all around it, you can actually wipe it clean but it would have left the pool in a mess so we didn’t, but I can’t understand why you would do that to your pool. No covers over areas like the photos, the outdoor bed is dirty we didn’t go near that, the outdoor umbrella works to an extent but that’s broken too. Lots of weeds and generally unloved. Our favourite area was the front balcony because it was tiled and clean. There are no pool towels provided, we had to ask for hairdryers, very random glassware for the size of villa. It’s a shame we had so many issues. We really needed a week of relaxing after a busy wedding. Overall we were disappointed.

Great location and pool. Needs a little TLC
We had a really relaxing time in a lovely place. Fantastic views and a wonderful pool. Quiet and really convenient for Rome. We spent most time on the middle floor relaxing and admiring the sunsets. Easy parking. The house and gardens are perhaps more worn than the pictures suggest and the kitchen is small and tucked away on the ground floor.. Wi-fi was barely adequate - just enough for email and light browsing, but no Zoom or videos! Overall a great stay.

A wonderful stay
We traveled to Rome each of the days we stayed at the home so are disappointed we couldn’t have spent more time just lounging around the amazing pool and enjoying the incredible views. The home is very nice indeed, quiet and has all the amenities you need. It’s 15 minutes from the train station we used to get to and from Rome so that was very helpful. Next time we will plan more free time just to hang around the house and relax.
