Wake Up to Dream-like Country Views and Enjoy the Privacy of the Pool

Breath in the clean fresh air, finally away from the city lights and pollution. Experience the most peaceful and wonderful countryside sunsets unlike anywhere else. The silence and the darkness of the sky at night full of twinkling stars...you might be able to make a wish upon a shooting star!

BIG PRIVATE GARDEN AND POOL
The garden and pool are totally private. Unlike other properties in the Maremma area, ours is exclusively for you, as we do not live on the premises and there will be no other guests apart from you. The pool is accessible from 15 June to 15 September.

ROOMS
You will find two large double bedrooms and one smaller double bedroom. Two big bathrooms plus one extra small bathroom. Linen is provided and is free.

THE PATIOS AND THE GARDEN
Two shady patios outside, with a large dining table and deckchairs, allow you to sit back and relax whilst sipping a nice glass of red Tuscan wine - perhaps a nice Morellino di Scansano with a few slices of Pecorino cheese - watching the sunset with your friends or simply contemplating the smooth green hills in peace.
The garden has no fence around it, so the view on the horizon is completely open - and for this reason we'd rather not accept pets, unless you are absolutely sure they will not run after a hare or a pheasant!

INTERIOR
The house in Guinzoni is a mixture of modern and country style.
Perfect for a big family or for a small group of friends (max 6 adults + 1 cot). The bedrooms are 3 and the bathrooms are 2 + 1 small extra bathroom, so a total of maximum 6 people can comfortably sleep here.

The spacious living room has large French glass windows, which allow you to view the whole garden and country hills whilst comfortably sitting indoors and from the bedrooms too.

The kitchen, dining and living area are all in one open space. There is a big dining table inside surrounded by big windows overlooking the lemon and orange trees. It's lovely to sit in front of the fireplace during the low season!

THE AREA
The house is very quiet and is in the middle of the country with only a few neighbors around. The Tuscan coast is not far, about 20 minutes drive. And the closest bar/supermarket is only 5km away, but you will always need a car to get there.

DAY TRIPS
There is a variety of day trips you can go on:
Saturnia: free entry natural spa (bring reef shoes)
Magliano: restaurants and views
Capalbio: restaurants, boutique-shops
Orbetello: near the lagoon, shopping
Pitigliano: beautiful, carved out of the rock
These are all about 30 minutes away and the roads to get there are full of breathtaking views. The natural hot thermal waterfalls of Saturnia are free and only 30km away.

SIENA/PISA/LUCCA/ROME/FLORENCE
Siena is 1h40mins away. Florence, Pisa, Lucca are 2h30mins and Rome is 2 hours away, by car or by train from Albinia station - which is 25 minutes away by car. A car is always necessary in Maremma.

PLEASE NOTE
There is no air conditioning: the house is well isolated so it is warm in the Winter and cool in the Summer. We do our best to be environment-friendly. In the countryside there are mosquitoes, you will need mosquito repellent! You may also find wasps, spiders, lizards and sometimes dormice.
It is important to know that in Tuscany there are vipers, poisonous snakes. We have only seen one once in our garden in 10 years. You might see a hare, pheasants and woodpeckers.

Located in Manciano, this villa is in a rural area. Fortezza Aldobrandesca and Piazza del Castello di Montemerano are local landmarks, and the area's natural beauty can be seen at Cascate del Mulino and L'Oasi WWF di Orbetello. Villa Acquaviva - La Fattoria and Parco Emozionale e Luminarie di Fontermosa are also worth visiting. Water skiing and windsurfing offer great chances to get out on the surrounding water, or you can seek out an adventure with mountain biking and cycling nearby.

Beautiful Tuscan Home
We enjoyed the rustic Tuscan home surrounded by olive trees very much. The pool was fabulous. Thank you Paolina for keeping it open so late in the year. We swam everyday. We enjoyed the many little towns near by. The kitchen had everything we needed. Thank for for the coffee, oil and the many other things already stocked for us. Much appreciated!

Lovely property but needs some TLC
This rural, single level home is in southern Tuscany nestled within an acreage of beautiful olive trees. A large grocery store is located 5km away and short scenic drives will get you to Manciano, Pitigliano and/or the coast. There is lots of parking. There are two pleasant patios in the rear for sunbathing, dining or sipping Chianti. The pool is positioned in an attractive location in the gardens. It was closed at this time of the year but it was clear that some of the surrounding concrete needed work. There is lots of room inside and the place is well furnished and supplied in the style of a cottage. It needs some TLC and improved cleaning protocols. Two examples stand out. Firstly, the wall mounted holder of the handheld shower did not work in all 3 bathrooms; it was not possible to enjoy a hands free shower. Secondly, we were taken aback by the foul smell from the dishwasher when my wife opened its door. Turns out the trap at the bottom was filled with decaying food which had not been cleaned out from previous guests. We had to clean it and run the machine with soap only for 3 cycles before we were comfortable cleaning any dishes. Both of these issues detracted from all the positives and they remained topics of conversation for much of our stay. While here, I highly recommend a trip to experience the ancient Saturnia hot springs, dinner at Trattoria da Paolino in Manciano and a seafood lunch/dinner by the sea at I Due Pini restaurant in Porto S. Stefano.

Beautiful house, clean and well maintained
A beautiful house, clean and well maintained. The description of the house is fully accurate. All equipment necessary to make the stay comfortable is supplied and in good working condition. The pool was also well maintained and clean. Communication with the owners was always easy, friendly and fast. The surroundings are beautiful and the night sky was the best I have seen in a long time (since there is few artificial light around). The pool is a few meters from the house over a small bridge, which made it easy for us to communicate to our kids where not to go alone for safety reasons. All in all, house, pool, and garden are perfect for just spending your day relaxing. As described, the property is located "in the middle of nowhere", which makes much of its appeal. However, within about 20-40 minutes by car you can reach a lot of picturesque small Tuscan towns as well as the beaches around Monte Argentario. The nicest beach in the vicinity is probably Feniglia (just on the south end of Monte Argentario, close to Porto Ercole). It is a reasonably clean, sandy beach with lots of space of which only little is claimed by "stabilmenti balneari". The water is shallow, so an ideal spot for kids to try to learn to swim and build castles in the sand. We also recommend visiting the hot springs at Saturnia and, if you are into snorkeling, renting a "gommone" (zodiac boat) for easy access to Monte Argentario's rocky coast. For lovers of modern art, Niki de Saint Phalle's "Giardino dei Tarocchi" is nearby as well. All in all, we had a wonderful holiday and will gladly come back.

I am a Physiotherapist from Rome, which is where I live. I often spend weekends in Guinzoni during the Winter. The Maremma area is where many of us Romans love to spend our free time all year round to take a break from the city life.

3 reasons to choose this property in Maremma:

The Views: you can enjoy views from indoors as well as outdoors

The Strategic Position: away from it all but only a short drive to Marsiliana (bars and supermarkets) and less than 2 hours to Siena, Lucca, Pisa, Florence and Rome.

The Privacy: we are one of the few properties in the Maremma countryside to have a private pool. No sharing with other guests (because there are no other guests apart from you!).

What makes this property unique

This house (and another house in the area) was built by my father about 10 years ago. He imagined the house of his dreams and this is the result.

Anyway, surely the reviews of our past guests are better than my description.
