THREE ACRE COTTAGE - peaceful, rural location with impressive views

A cosy cottage in a peaceful, rural location with far-reaching views over rolling countryside to the Cheviot Hills beyond.

A place for relaxation or a great base to explore the golden beaches of the East coast
Simply relax or enjoy lovely walks around the farm while just five miles will take you to the Berwickshire coastline with pretty fishing villages just made for exploring.

Downstairs the cottage includes a compact yet fully-equipped kitchen, a sitting room with wood burner, and a contemporary bathroom.

Upstairs the owners have made the best use of the space to create two light-filled bedrooms. The larger double has outstanding views to the hills whilst the cosy second bedroom looks out onto rolling fields behind the cottage.

Outside a sheltered garden provides plenty of space for children and dogs and a peaceful spot to sit and enjoy the fabulous view. There are excellent walks from the doorstep around the owner’s 200 acre farm along field margins and through surrounding woodland.

Sitting room with wood burning stove with logs provided, TV. Dining area with pull-out table for 4.

Well-equipped kitchen with electric oven and 4 ring electric hob, microwave, fridge with ice box, dishwasher and washing machine.

Bathroom with bath with shower over, basin and WC.

Hall leading from the rear garden with hanging space for outdoor kit.

FIRST FLOOR
Bedroom one with 5’ king size bed with drawers beneath, built-in wardrobe and shelving, dressing table, superb far reaching views. Please note this bedroom has a coombed ceiling to one side as shown in the images.

Bedroom two with two 3’ twin beds, open wardrobe and shelving. Please note this is a small bedroom has with a coombed ceiling to one side as shown in the images.

OUTSIDE
There is a partially enclosed, lawned garden to the rear of the cottage which looks out onto woodland and open fields. A barbecue is not provided. Guests are welcome to walk around the farm.

PARKING
There is ample parking in front and to the side of the cottage.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS
Two well-behaved dogs are welcome. Owners are requested to keep their dogs downstairs and off the furniture.

GUEST AMENITIES
The beds are made up with good quality bed linen and hypoallergenic duvets and pillows. A hairdryer is supplied in each bedroom. Towels, robes and slippers are provided for all guests along with guest toiletries.

WI-FI & MOBILE COVERAGE
Wi-Fi is available throughout the cottage. There is adequate mobile coverage on most networks.

HEATING
The cottage is heated along with the rest of the estate on a very efficient biomass wood chip system and is extremely warm and cosy. Logs are provided for the wood burner.

GUEST PRIVACY
Three Acre Cottage sits at the end of a row of three cottages. The cottage next door is also a holiday let.

Lovely base to either just stay and relax and enjoy the lovely views or to explore the surrounding beaches . Walk to abbs head and fish soup in the harbour is a must!

Great location. Clean and well presented cottage.
The cottage is well located for enjoying the abundance of things to do in the area from beaches to castles and plenty of walking. The beaches in this area are brilliant for sand dunes, rock pools and are dog friendly and clean. The cottage was very clean and finished to a high standard. Our little girls loved the slippers and bath robes not the mention the two ponies in the field behind! Our only recommendation would be to have a second set of plates and bowls as we had to wash up after every use rather than being able to load the dishwasher and put on at the end of the day. All in all a great holiday and we hope to come back and explore more of the area again.
