Tucked away amidst glorious scenery in a completely private setting, Pathhead Farmhouse has all the right ingredients for a peaceful, rural getaway.

Located on the superb Hoscote Estate in the southern uplands, this is the perfect retreat to put a busy week behind you and spend some quality time with family and friends in an area that offers plenty of wildlife spotting opportunities, from butterflies to red squirrels.

The cottage is set in a wonderfully tranquil area where you can unwind and soak up the fresh country air. The accommodation sits on two floors with a light open plan living area which is just perfect for relaxed socialising in front of the wood burning stove after a busy day exploring the stunning Scottish Borders.

Beautifully presented, the property has been carefully designed to ensure maximum guest comfort sleeping up to six guests in three bedrooms which all benefit from outstanding views across open countryside. With sumptuous beds and crisp fresh linens, the cottage benefits from a large ground floor bedroom with an en suite bathroom and two first floor bedrooms with a modern shared ‘Jack and Jill’ bathroom suite.

The property sits in an elevated position high on the Hoscote Estate with stunning views of the surrounding hills. Whilst there is limited walking on the Estate due to livestock, conservation projects and gamebirds, guests can be advised of alternative walks very close by and beautiful areas to explore on foot within easy reach from the Farmhouse itself.

Roberton Walks, a booklet produced by the local community group, provides information and maps of many local walks, from easy strolls to longer hikes. The booklet is available in the property.

GROUND FLOOR
Open-plan living/dining/kitchen area. The living space features a large double sofa and and three generous armchairs set around a cosy wood burning stove (initial supply of logs supplied). There is a flat screen TV with Freeview and DVD player.

The kitchen is well-equipped and includes an electric oven and hob, microwave, toaster, fridge, freezer, dishwasher and washing machine. The dining area has a table and seating for six guests.

Bedroom one with zip and link beds which can be set up as 6'2" super king or 3'1" twin beds as required. Large double wardrobe, chest of drawers, bedside tables. Views across rolling Borders farmland.

En-suite bathroom with bath, separate shower unit, basin, WC, heated towel rail, shaving point.

FIRST FLOOR
Bedroom two with zip and link beds which can be set up as a super king or twin beds as required. Two side tables, chest of drawers, large storage cupboard with hanging rail. Views across rolling Borders farmland.

OUTSIDE
The property is detached and sits in an open unfenced garden with a small lawned area and bench seating to the side and rear. The property enjoys open views across farmland to the hills beyond.

PARKING
There is private parking for up to three cars to the side and front of the property.

DOGS
A maximum of two well-behaved dogs are welcome from February to September. They must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms or on the furniture.

Important - Dogs must be kept on a lead at all times and can only be allowed within the close vicinity of the holiday cottage. Hoscote Estate has a number of active Conservation Projects in progress, therefore walking is not feasible across the Estate so as to protect these projects and the Estate's livestock.

The Estate would be pleased to advise on alternative local walks to enjoy with your dogs. Roberton Walks, a booklet produced by the local community group, provides information and maps of many local walks, from easy strolls to longer hikes. The booklet is available in the property.

GUEST AMENITIES
Bed linen and towels are supplied. Duck and down duvets and pillows are provided. Hairdryers are available for guest use.

WI-FI & MOBILE COVERAGE
Wi-Fi is available but speed can be slow as a result of the rural location . Mobile signal is poor across most networks. A landline is available for reasonable use by guests.

HEATING
Central heating throughout with a wood burner in the living room. The initial supply of logs is provided.

GENERAL ESTATE INFORMATION
It is important to note that Hoscote Estate is a working farm and shooting estate, with livestock, conservation projects and gamebirds; as such there is limited walking on the Estate.  However, guests will be advised of alternative walks very close by and beautiful areas to explore on foot within easy reach of Pathhead Farmhouse itself.

We would ask that guests adhere to the guidelines provided by the estate on arrival. Nearby areas for extensive dog walking and biking can be easily accessed.

Geweldige cottage
Super lieve mensen die het beheren. Prachtig huis met veel ruimte. Uitzicht ook ontzettend mooi. Je wordt elke ochtend begroet door eekhoorns en fazanten. Echt een aanrader voor iemand die houdt van rust en ruimte. Kwaliteit van de Wifi is helaas wat minder.
