Sited high on a secluded 13 acre wooded lot w/ 350+ feet of beach, this lovely lodge is ideal for family vacations, reunions with friends or hosting a large party. The 40'x18' great room has two dining areas: both the 10 ft farm table and the 10 foot antique library table seat 14-16 each. Enjoy the panoramic view of the river from comfortable seating, fish or crab off the dock, build sandcastles on the shore, watch the resident osprey & eagles, read, listen to music or just relax. The kitchen, w/ 3 ovens and lots of counter space, accommodates many cooks. River House is located in Weems, 2 mi from Irvington, home of quaint cafes, fine restaurants, a winery & The Tides Inn and is 4 mi from charming Kilmarnock and White Stone with their antique centers, art studio, restaurants, museums, etc. There is a public boat launch nearby. Enjoy exploring the Northern Neck, so rich in history & revel in the gracious people who call this home. Come soothe your spirit by the magic of the Corrotoman.

Quiet and Secluded: The River House property is divided by a small private gravel road into two parts. 6+ acres on the river side with the house with a walk-way to the dock. The circular drive provides parking for numerous cars and the level yard is landscaped with many azaleas, camellias, laurel, bays, pines, magnolias and old growth trees. There is an Audobon Bird Sanctuary easement adjacent to the property. The 8+/- acres on the south side of the road is wooded with old paths throughout. The area roads are blacktopped and flat providing for an easy walk or bike ride.

Where Eagles Soar : The eagles are back, but they are sometimes eclipsed by the osprey who nest atop a pole in the river directly in front of the house. The osprey come in March to hatch and raise their offspring in warm weather and then fly south in October. Bring your binoculars if you are a birder for there is much to turn your eyes skyward. Herds of deer roam this area and can often be seen on the lawn; however no hunting is allowed . Crabs are plentiful during season and can be caught in the crab trap provided or off the dock with string, bait and a crab net. Fishing is pretty good too. A crab pot is available and the outdoor gas grill has a separate burner for cooking seafood.

Why Colin Middleton chose Weems

We sold a family home on Mobile Bay and bought in Virginia's Northern Neck because it is closer to our primary home, our children and grandchildren. This property was 'the one' for several reasons: deep water for keel hull sailboats, protected harbor, a lot where rising tides would not be a problem and an interior floor plan that suited extended family and friends. It was built in 1976 and lacked charm, but with the help of architects,designers and contractors I believe we have softened its edges and made it a comfortable home that is conducive to time shared with loved ones.

What makes this lodge unique

One plus about the design of this home is that there can be a rollicking game of Cranium in the great room while someone else naps or reads in another room. Something for everyone. Also the location provides for a quick trip to the grocery, restaurants, emergency room, etc. Only 4 miles to Kilmarnock.

We had a lovely time. The views are beautiful! Although it was too cold for outdoor activities, we very much enjoyed the music, fireplace and games! We hope to come back again!

beautiful spot on the Rivah!

This home is truly perfect for a family get away! Everything you need is in the home and Genevieve is a most gracious host. The dock is lovely and although the area was experiencing extreme heat we had coffee each morning and cocktails each evening on the screened porch. We had been warned about bugs but had no such experience at all.

Cannot express how perfect this home is for a large family! Thank you, Middletons!

Joyful time in a well maintained, very comfortable home.

The property , house layout , kitchen, grill, fire pit, beds were all enjoyed. We had 11 in the house and 3 more joined us for the day and it didn't feel overcrowded. We didn't even use the second dinning table.Thanks Genevieve.

unique experience

We spent two weeks at the house and had an excellent experience. First, the owner, Genevieve, is wonderful to work with. She quickly returned our emails and even went beyond the call of duty to warn us of some unsettled weather on the day we were planning to travel. We actually felt like it was a privilege to stay in this fantastic house rather than simply a rental property. When you first walk into the house you are met with a fifty plus foot expanse of glass windows and doors that open into a breathtaking view of the Corrotoman River. Then you immediately are aware the varied wall and table top artwork. Three full size flags hang from the approximately 30 foot beamed ceiling. Hugh Asian tapestries hang from the fireplace and the upstairs hall. Two frog golf-playing lamps greet you from the table behind the couch. The walls of all rooms contain pictures including those of boats, marine animals, seaside scenes and many more. The central room is approximately 1600 square feet and contains two massive tables seating 8 to 10 persons each. The center of the room contains very comfortable leather couches and chairs. The kitchen contains an abundant supply of silverware and dishes. A very comfortable media room and the master bedroom and bath complete the first floor. The second floor has two bedrooms with multiple beds and a bath. We brought our boat and found the dock to be perfect for our use. Both electricity and fresh water are suppled on the dock. The house is only minutes from Kilmarnock, Irvington and White Stone. We found this location to be very convenient and rare for a rental in this area. This is truly a unique place to visit, and we cannot imagine anyone not being thrilled to spend some time here.

Great House on the Corrotoman

The Middleton house is THE perfect rental property for anyone wishing to spend time on the Northern Neck. It is situated right on the River, high enough up to give a wide, spacious view, but just a few steps down to the dock and the water. It is secluded enough to be very private but very close to town. The house itself is large, open, well-appointed with a fully-equipped kitchen (unusual for rentals). The owner is attentive, pleasant, and concerned. I highly recommend it.

Breathtaking retreat

When we arrived at the River House we were met with a welcoming jar of crab salsa and a million dollar view. We were a party of three families with three children between the ages of 4 and 9. We spent every day swimming off the dock, canoeing, and crabbing. The house is warmly decorated, with plenty of seating areas, a screened in porch (wonderful for enjoying the view but escaping the bugs), a comfortable living room, a tv room, a large dining room table, and a beautiful area outdoors to eat or just soak in the view. The bedrooms are comfortable, a lovely master bedroom on the ground floor, and two bedrooms upstairs that can sleep four people each.

We ate the crab we caught every night, our biggest haul being 28 crab. Our kids loved swimming in the warm water. We were anxious initially, since we had been warned that the water may not be safe to swim in because of jellyfish, but once the dog jumped in so did the kids. It was the beginning of August and a local told me that the jellyfish had come and gone by then. After that we swam all day long and our kids never got tired of cannonballing off the dock. The house is about four miles from Kilmarnock, and although it is very remote, the town has all that you need in the way of supplies. We enjoyed biking at Belle Isle Sate Park (you can rent bikes and kayaks there), went to Colonial Williamsburg, and explored the nearby towns Reedville and Irvington. Keep in mind, the location is remote and the pace is slow, but that is what we loved about it. I wish I could go every year!
