22 Waterhaze Lodge is a 4 bedroom/3 bathroom 2 storey upside-down lakeside house featuring a spacious double-storey height open-plan living room that offers the loft atmosphere of an open dining and living room.

An exquisite blend of modern architecture, offers panoramic and absolutely unhindered views of Somerford Lagoon, the largest lake on the estate.

Kitchen will certainly suit the cook in the party and benefiting from granite work surfaces and stainless steel appliances.

Arranged over two floors with 2 decks and offering flexible accommodation this fully gas centrally-heated property offers following sleeping options:

Positioned at the rear of the property, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door. Window blinds.

This double en suite shower/WC bedroom with built-in wardrobe cupboards has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door. Window blinds.

Family Bathroom

1st Floor

Open plan kitchen/dining living room with full panoramic glazing and pitched roof. Offered fully equipped and well appointed with oak flooring on the first floor where you are greeted by the expansive open plan living and dining area, which leads to a deck with spiral staircase (secured of by a gate to stop the little ones) from where you can savour the wide angled lake views.

Floor-to-ceiling windows provide a relaxing space to unwind and dine at a 8 seat designer table where all guests can be entertained.

Lounge is very tastefully appointed with 2 sofas, large armchair, and Log burner (logs not provided) for a gathering round making it intimate and romantic.

The modern kitchen, at the front of the property, comes complete with quality granite worktops and lots of cutlery, crockery, pots and pans. Fridge and freezer, 5 gas burner stove incorporating central wok burner, electric fan oven and microwave. A dishwasher takes care of the washing up, and there is a washing machine for your laundry.


Fourth Bedroom
On the 1st floor adjoining with the open living room is a bunk bedded room suitable for children, please note this is a small bedroom, nearest WC/family bathroom on the ground floor.

Region:
We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding, bicycle and boat hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

Other popular Cotswold towns are within a 40 mile radius (Tewkesbury, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, Swindon, Bath, Oxford and Stratford upon Avon)

We had a lovely stay in this property over a long weekend for a birthday celebration. The property was lovely, with fantastic views over one of the lakes and the site itself is great for walking, relaxing etc. The kids loved the pool as well! Will definitely be back when the weather is warmer to make the most of it

Fantastic family property
A wonderful property that caters for all ages, we had 4 generations from 20 -95 everyone was comfortable and had no issues. The property is in a perfect location along the lake with everything you would need for your stay... I would highly recommend and will definitely be returning.

Family holiday
Overall experience was very good. We had stayed in Lower Mill previously at a different house. The site is wonderful for a family vacation. The house was warm, clean and relatively comfortable. It could benefit from an upgrade. Sofas are old and worn as is the kitchen. Walls need painting and beds replacing in some rooms. This this did not take away from our enjoyment of the holiday. However based on the house we stayed in last year this one did my quite meet expectations. With some modifications the house would be very nicely appointed again. We do hire houses a lot in the UK and I am very much aware of the standards that are available.

Attention to Detail
The house and its position promised all but it was let down by attention to detail of the the standard of fittings and fixtures. We enjoyed our stay and the ethos of the estate, but the internal standard of this accommodation was disappointing. The house is advertised for sale and it would appear that the owner has lost interest in maintaining the required standard of its fixtures and fittings. The stair carpet in particular in its worn and marked condition should have been replaced at the start of this season if not sooner. The bed mattresses were of an inferior quality and the linen was of the cheaper variety or of an age to have been past its best, and the same applies to the towels. Worst was the dirty condition of the toilet brush in the shower room, for which there is no excuse. As stated at the start, we did enjoy our stay and the house is arguably in one of the best positions on the estate, but given the publicity, the code of conduct for guests and the price paid, it was a shame to have the experience tainted by such simple issues to remedy.

Summer sun fun holiday
A very well equipped house with a great position on the best lake. We have a fab time, mostly due to the great weather. It allowed us to be constantly on the water, the slip right next to the property. We hired kayaks and paddle boards from the Activity Hub on site, best money we spent, without these our very active family would have run out of things to do. We saw the beavers several evenings but you do have to be patient and quiet. The only negative, the decking needed some TLC. We would go back for long weekend. 2 Adults & 5 Children (ages 27 to 16)

All the properties are third party owned second homes, namely, that they are owned by private individuals generally for the benefit of their immediate family but are also let out through us to defray the costs of running & maintaining the properties and therefore are often furnished in an individual & personal way with no two properties fitted out the same. Guests return year on year & can enjoy a different experience each time & select a property that best fits the requirements of the guests they plan to bring along, old or young. Due to the eclectic mix of owners each property has its own lively charm and feels like an actual home, rather than a prescribed holiday environment put together by a corporate design team. We aim to offer stunning holiday homes to add to any occasion.
