Excellent property right next to the beach. The beach is right across the road. Safeway/farmers market/Kailua downtown are all within a 10-minute drive. Property is well-equipped, with a toaster oven, coffeemaker, all sorts of cooking utensils and lots of beach gear. There's a hose outside so you can rinse your feet off the sand before going in.
It does get hot in the middle of the day, as there's no AC, but you have multiple fans at your disposal to help cool down. We were mostly on sightseeing trips during the day so it wasn't a big deal. In the evening you can open the windows and let the breeze cool everything down.
Also note that the beach location has some negatives to it as well. Close to sunset you'll have people that park across the road and blast loud music from their cars. It's not too annoying when doors are closed, and they leave soon after it gets dark. Birds also get very loud at nearby trees in the morning (4-5am) so if you're a light sleeper you should bring some earplugs.
Additionally, Robert sent us a wonderful guide book about Big Island. Called "Hawaii Big Island Revealed" it showed us some points of interest which we added to our day trips, which allowed us to see some hidden gems of the island. Overall we were very happy with the stay on the Big Island.
