A superb, newly-renovated former coach house providing beautifully-presented accommodation for couples and families in an excellent central location close to Jedburgh and Kelso.

Immaculately presented and deceptively spacious
Inside, the light-filled interior is immaculately presented and deceptively spacious. Downstairs the highlight is the convivial open plan living area, a restful mix of calming neutral tones punctuated by eye catching artwork and interesting original pieces including a charming Victorian dresser and antique chairs recovered in inviting, cosy fabrics.

An unusual glass-sided staircase leads to the first floor with two beautifully presented bedrooms both with en suite bathrooms; one with a fabulous claw foot bath.

Outside is a pretty, fully-enclosed garden with a lawned area for children to play, a terrace for outside dining during the warmer months and lovely views across the estate parkland. Please note that a courtyard area to the rear is not available to guests.

Cosy seating area with wood burning stove, TV with Freeview.

Fully equipped kitchen with electric oven with 4 ring hob, dishwasher, large fridge / freezer. Good quality crockery, glasses and cookware.

Dining area (seats 6).

Large walk in pantry / store.

Utility room adjacent to the kitchen with washing machine, plenty of storage space and microwave.

Cloakroom with WC and basin.

FIRST FLOOR
Bedroom one with double bed, built-in wardrobe, chest of drawers and TV with Freeview.

En-suite bathroom with bath with handheld shower, basin and WC.

Bedroom two with zip and link beds which can be made up as a super king double or twins as preferred, built-in wardrobe, chest of drawers and TV with Freeview.

OUTSIDE
Crailing Coach House sits in a pretty, fully enclosed garden with a lawned area and terrace with outside furniture and a barbecue. There is private parking for two cars within the enclosed garden area. Guests are welcome to walk around the wider estate. The courtyard area to the rear is not available to guests. Storage for outdoor kit and bikes can be made available on request.

There is ample parking available next to the property.

BABIES & CHILDREN
A travel cot and highchair is available on request. The garden is fully enclosed for children to play.

DOGS
Regretfully the cottage is not suitable for dogs.

GUEST AMENITIES
Both bedrooms are spacious with plenty of storage space. The beds are made up with high quality bed linen, feather and duck down duvets and duck down and hollowfibre pillows. A hairdryer is supplied in each bedroom. Bath sheets and hand towels are provided for all guests. Guest toiletries are provided.

WI-FI & MOBILE COVERAGE
There is Wi-Fi at the cottage. There is good mobile coverage on most networks.

HEATING
Crailing Coach House has biomass (woodchip) central heating in addition to the wood burning stove in the living area. A generous initial supply of logs and kindling is provided.

ADDITIONAL ACCOMMODATION
For guests looking to holiday together, this cottage can booked alongside Crailing Cottage, sleeping 5 and Crailing House, sleeping 12. Crailing Cottage is located next door and Crailing House is a short distance away.

The most relaxing holiday you will ever have
Crailing Coach House is superbly furnished with colours that complement the countryside around and about the best holiday property we have rented. It has everything you could possibly want for a 'get away from it all' holiday. It is within easy reach of Kelso Abbey, Jedburgh with its links with Mary Queen of Scots, Abbotsford and the baronial pile of Sir Walter Scott, Melrose with its huge abbey and Peebles - a lovely town wtih many independent quirky shops. We only touched on what the Borders have to offer! Thanks to Linda for the perfect state the house was in when we arrived and the Welcome Pack was spectacular.

Outstanding quality
An extremely stylish, attractive and very high quality conversion. The house is comfortable to the nth degree - even the sofa and chairs were good to sit in which isn't always the case in holiday properties. The double glazing ensures that the building is warm and quiet, and the little garden is an attractive addition. All the furnishings are of a high standard and very attractive. We would recommend this property very highly.
