La Magia 8+2, Emma Villas

The Price includes:
- Utilities: electricity - water - gas for cooking use
- weekly linen, initial and final cleaning
- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).
- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

The Magia is a charming house dating back to the 18th century, rich in history and testimonies of the period, which has been totally renovated, recovering the original materials such as terracotta floors and the characteristic exposed beams. The rooms are refined, the furniture has been chosen with care and taste by the owners who have created a wonderful blend of elegance and modernity. Respecting the style of the classic Tuscan farmhouses, the house has many, practical French windows in various parts of the house that allow access to the beautiful park surrounding it. The residence is framed by breathtaking landscape, green and pristine, with a view over majestic hill scenery. In fact, another of its strong points is the geographic location: short trips will take you to the most famous seaside resorts near Grosseto like Castiglione, della Pescaia, Orbetello, Follonica, Capalbio, Punta Ala. Equally close are localities of great historical and artistic importance like Vetulonia with its Etruscan excavations, beautiful Siena or Montalcino, famous for its food and wine and its innumerable beautiful landscapes. Just few kilometers from the property is the famous Rocca di Frassinello, a cellar designed by the architect Renzo Piano, where you can taste wines of great value. In a couples of hours it is possible to reach Pisa, Florence and Rome.

Interior:
The house has two entrances, one on the ground floor and one on the first floor reached albo by the external staircase. The ground floor entrance opens onto the kitchen which leads to a bathroom with shower, a twin bedroom, an open plan living-dining room and a studio with library and direct access to the solarium area through a French window. On the ground floor is a beautiful bathroom with whirlpool bath and French window onto the pool area. The first floor, fournished by independent access from an external staircase on the side of the house is reachable also trough a spiral staircase situated in the studio with library, consists of a spacious double bedroom with en-suite bathroom with shower, fireplace and double sofa bed and another two double bedrooms with two adjoining bathrooms, one with shower and one with tub. Please note that the fireplaces are ornamental.

Park:
The beautiful fenced park surrounding the house, that measures about 12.000 square metres, is full of hedges marking the border and characteristic cypresses, the symbol par excellence of Tuscany. The well-kept English lawn has many paths flanking the house with areas of natural shade and lush fragrant plants like roses, oleanders and herbs. The external dining area is located between the house and the pool.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The fenced swimming pool is situated on the same level than the house and can be seen from it, being adjacent to it. Rectangular in shape, it measures 13 x 4,80 m with a constant depth of 1,40 m. It has chlorine purification, both internal and external lighting and is lined in white PVC and mosaic. Access to the water is via ladder and it is totally fenced-in, with foot washing and automatic shower at the entrance. The solarium area is provided with sunbeds and umbrellas; the pool is open from the last Saturday in April to the first Saturday in October.

Pets: On request (only outside). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Tuscan Family vacation, a beautiful wedding, but a housing Disaster
UGH!!! Note:I have already reported ALL of these issues to Emma Villas without a satisfactory resolution, I asked for some credit minimally, for the poor house condition, my time and the extraordinary inconvenience. I spent hours communicating with their team on the many problems. Firstly, the welcome email on Thurs included the wrong "contact" for our arrival, that created GREAT stress initially as I thought the property was not available until the next day and I had a family of 6 to house. After many phone calls and texts, it was resolved.It was the # for the "wrong" Francesco. Whew. Next, check-in with Elena (VERY NICE!) which took an hour. MANY, house rules NOT listed at VRBO listing. I then was given the number for the property person, the "right" Francesco, for "future" issues, of which there were many!! Huge one. Backed up shower and toilet. Tried contacting him, no response, needed to circle back to Elena. Finally, He suggested the plumber could come on Monday (he responded Friday morning!) We were checking out on Tuesday. UNACCEPTABLE. Many back and forth phone calls with Emma to discover a plumber knocking at 8:45 AM Sat. (they broke their own rule, a vendor came by "unannounced!") On top of this issue, there was an unstable and rickety spiral staircase, he attempted to fix it. My concern? It felt unsafe. Dirty counters and fixtures. Power outages, 6! Ants. No tissues/ or an extra toilet paper roll. Not all baths had soap.Poor internet. Out of space to finish :(

stunning villa in a wonderful location
We could not have been happier with our stay at La Magia. The villa itself was wonderful, very well equipped and spacious (we were two families with a total of four adults and four children), and upon our arrival we were greeted with gastronomic welcome gifts from the owner. The villa also had nicer equipment for babies than I have found in other rentals, including a real crib--which was much nicer than a travel cot! We loved having use of the outdoor grill and wood-fired pizza oven. The pool was refreshing and sparkling clean. The villa was also a great jumping-off point from which to explore the gorgeous area of the Maremma, with beautiful beaches nearby as well as wineries, archaeological and cultural sites. Among other highlights, Massa Marittima is a lovely historic town to explore. Finally, I have to add that the staff was truly incredible--completely attentive to our needs without being at all obtrusive. Elena, Chiara and Francesco were genuinely concerned that we have a wonderful vacation, and we certainly did. The only downside was that it came to an end.

Fantastic Villa
Absolutely superb!! EVERYTHING exceeded our expectations! The villa was beautiful, the views magnificent, attention to detail at the property was impeccable. Very comfortable and spotless. The pool was enjoyed very much after hot days in the Tuscan sun. Location was excellent, very easy driving access to many towns.

Great holidays
We had a lovely relaxing time, staying at La Magia was fantastic. The villa is spacious, and have everything you need for a great holiday, the grounds are beautiful and the villa was extremely well maintained with a kitchen which was extremely well equipped. Nice pool area, highly recommend staying here. You will not be disappointed.
